- It's always interesting to explore a Residensi Wilayah project. Why?
Because they all have a fixed price range (under RM300k) and since it's done by different developers, it's always interesting to see what developers can squeeze in within that price point.
This one doesn't have a swimming pool, doesn't have a open sky deck (unlike Kiara Kasih in Mont Kiara - you can check out the link below), but instead it has a 'dry fountain' and also this wins hands down in terms of accessibility, especially to the public transport system (MRT Putrajaya line).
Also, it has a very good unit layout with all 3 rooms facing outside. Hence, all have very nice views!

Thank you, thank you, appreciate the compliments. Yes, will certainly review more Residensi Wilayah projects as I grow my channel. Residensi Wilayah projects are very underrated. So far, based on what I've seen, it's good value for money, owners can certainly be proud and happy to own a unit.

Totally agree. In a way, there's actually a condo right opposite the highway, just beside Kuchai Lama MRT station, which is Residensi Far East. Yet, I feel, the location of Lily Apartment, even though is further from the MRT station, is still better than Residensi Far East.
The location is superb. Walking distance to all tat you need.
Totally agree. To list down, the main ones:
McDonald's - 550m (6mins)
Kuchai MRT station - 650m (9mins)
NSK - 750m (9mins)
Hong Leong Bank 300m (4mins)
Maybank 300m (4mins)
And countless restaurants, coffee shops, clinics, pharmacy, convenience store....

Yeah, jam can be quite a nightmare here. Only consolation, it's close to the exit/entrance of the highways.
This Rumahwip standard is good! Got gym and only RM300,000, walking distance to MRT somemore, where to get already. So the developers and government can still build nice decent livable houses within the price of RM300,000.
Looks like going to give a run for other developments and especially property investors.
Yeapz, agreed. This Residensi Wilayah is really decent for RM300k. Throw in another RM50k for renovation, one can get a nice, modern, fully furnished unit.

For me, now already hard to exit especially high rise as the appreciation is capped (in most cases), add on the affordable housing component, it will be even tougher to exit.
Buyers really really need to carefully choose and not blindly whack just because want to own a property.

@@propertystories For me, if I were to buy this property, I wouldn't think much of an exit plan. An exit plan is needed only if there is a better option to invest my money or if I really need that sum of money. If the property is a good property, and can continue to have demand in the future (and hence, appreciate over time), why would I want to exit it then?
Nevertheless, whichever property one purchases, it would be tough to exit in the short term with profit.
Hope you can do the review of the condo building next to mrt station in 10:40 if not in the channel yet

Ah, that's Residensi Far East, which is just beside the Kuchai Lama MRT. For the MRT connectivity, yeap, super convenient, but for everything else (retail shoplots, food...etc), not too convenient as have to cross the highway using the pedestrian bridge.

Unfortunately, didn't managed. Unit was tenanted out within no time, super quick. But it is similar theme to my post renovation video for The Birch. Same owner actually. Hehehe

All sold out. For RumaWIP projects, it's usually sold out even before the project is fully completed.
The only way to buy now is to hope to auction/lelong units.
I know it is RM0.15 for mf. May I know the exact amount for the maintenance fee?
From what I know, it's RM0.22 per sqft, maintenance fees including sinking fund.
RM180.40 including sinking fund.
Is 300k a bargain for this project?

Owners better invest some nice flooring to cover that ugly 1x1 tiles 😢
Cheapest way that I would recommend is to redo the grouting but instead of black, do in white. Will immediately noticed a difference and the 1x1 tiles shape won't be so obvious. If got more money, then can consider vinyl or SPC flooring indeed.
