    If your able to be a professional at what you do and have the sellers listen to you.
    Price it at market value and it will sell
    We have to commit to not just taking a listing but to sell it

    My listing is over priced. My seller agreed to lower it by 10K but its still high. We received a low offer and we countered, but it was still HIGH! I used every negotiating strategy possible while maintaining grace.....it was hard, but i did it . At this point, i feel like just letting go of the listing, but cant help to feel like there may be chance to sell it and i am just not seeing it or doing it. Help!

    Thank you. I have had debates with others on how it's not a good service to the customer or us to list homes with prices or conditions that discourage the very buyers we should be attracting.

    There are lots of expireds. But the houses relisted at the same price though the market is not looking good. Any idea why sellers and the agents are engaging in this practice?

    I hire a Professional Photographer on every listing. I could cut my own hair, but it's not going to turn out well.

    This is like real estate 101 lol Any good successful agent should know these basic things on selling a home especially in this crazy sellers market

      That's what I would have thought too...until we did a study of 2017 MLS Listings in Los Angeles County (a smoking hot sellers market), and yet even then well over 60% of residential listings either did not sell or required one or more price reductions to sell. Turns out that "knowing" is not really knowing...or certainly not doing. Like I said in the video, the secret...the real skill is not selling a listing...but leading a seller to make the right decisions that will get them the best results.

    I have a perfect listing now but it’s hard to take good pictures House is rented

      Tenant occupied situations are touch, Jean. Best thing to do to get tenant's cooperation is have the seller offer the tenant and reimbursement of rent (maybe 1/2 month's) after successful closing, IF the tenant cooperates with the showing and marketing of the property. This is NOT a rent discount during the listing...but a reimbursement AFTER the tenant has cooperated. Treat the tenant with great respect and treat everything they do as a HUGE FAVOR to you...because it is.

    All agents I talked to have the same tactic. Underprice the property for a quick sale and leave the seller keeping an empty bag.
