    If one to one exchange with no new housing loan to pay. It is worth the effort with a new 99 years lease.

    Its's difficult to move, especially for the older residents. Some of them bought the flat to live peacefully and pass on. Now suddenly, everything is disrupted. If you are an older person, especially single retiree, how to move things, renovate etc. Practically, everyone says they prefer to live in the same place. This is not a market transaction between HDB and the resident, seems like a forced eviction. Is it really necessary? If there are only a few decades to the end of the lease of the current property, why not let them live (and die) there and implement the new plans after that? What is a few decades in the wider scheme of things and long-term urban planning?

    So lucky for those staying in the affected blocks. Don't need to worry about spalling concrete, water leakage, etc that comes with aged flats. Will have central refuse chute so no problem with pests. Also, new flats have functional layout with service yard in the kitchen and privacy without bedroom windows facing common corridors.

      It's disadvantage of no windows at corridors is when comes to fire, the only way out is jumping from windows if the house has no fire distingisher

    At first you thought is a financial windfall....when they pay you 450K and the new one cost 550K....you suddenly think twice about the windfall that actually strike you with a scourge..haha...sad

    For elderly who stayed for more than 10, 20 years, age 60+, plan to retire.
    Once they move to a new flats.
    1...Need to do some Renovation,
    2...Need to put back 100K to 150K back to CPF.
    Then how you think they can afford to paid.
    That's What happen to my Late Parents.
    And All children need to come out $$$$ to help ( Even they have their own family n Financial to TakeCare ).

      Many ppl here staying in HDB do not know or fully understand the rules about CPF and HDB. Daft voters they are indeed and it shows in the comment.
      For many folks in such old HDB that got SERS, most will not even have contribution to their OA already having retired or insufficient contribution, to meet the new loan required to move to the newer place and even unable to satisfy their FRS for those above 55. Some even have not fully paid for their HDB. After deducting all the expenses and $ back to CPF, they cannot even buy..shxt let alone a similar unit of similar size.
      Many would need to downgrade to a smaller HDB, if their children did not 'help' to chip in to the top-up required for the difference, between the compensated price and the price they need to pay for the new place!

    Sorry for those out there who think its a windfall,my dad used to work in the construction industry for more than 40 years including building his company from scratch before he retired before the 00s . He has mentioned before that flats built before the 00s were considered spacious and good(before construction companies from China starts pouring in ) especially those who purchased it during the 70s up till the early 90s ,they paid less than 100k back then ,if its built in the 1979 ,given the depreciation priceper year ,do the math ,in today's market value for the same per square meter of each space,are these owners gonna fork out an additional amount which exclude a decent renovation plus the current flats are small and has limited tiny space,i think those resudents might as well get a condominium especially those who stayed there for less than 5 years .

    I recall some housing adverts specifically state that their block is a prime candidate for future sers, so if the last family moved in only 3 yrs ago, i bet they bought it knowingly.

      Singapore is densely populated like most world class Asian cities such as Hong Kong, Tokyo and Seoul where apartments tend to be quite small. But at least ours are bigger than the rest.

    My HDB residential estate will reach the end of its lease period in July 2023. I can soon expect to receive SER's notification.

      Which HDB? The earliest block is 1950s which means only 2050 that there will be house that will be nearing lease end.

      Most HDB building built in the 80s. The system is 99 year lease. Redevelop it and sell it to make money again.

    Paid up the full amount already for the hse.whih was big, now go to smaller flat , n continue paying. Nothing belongs to u , Wil say like staying rental flat

I don't give a shit about sers after seeing how horrible the upgrading has been done 20 years ago, everything just falls apart in just a few years and the bathroom and toilet cubicle doors looks pathetic. Go and take a look at the new flats and you will be crying at how limited space they are as if you live in Hong Kong apartment .

    Blk 208 AMK has been bypass again and again after seeing 307, 246 got their SERs. Guess a new MRT station with access to north, south, east, west and excellent night scenaric view will.not land it into SERs. Anyway shld be contended to have a new mrt station right at the next door at ave 6. Incase impending bomb strike, still.have time to walk to its bomb shelter. Hope govt mince its words on Russia, China, North Korea. Each has nuclear stockpile. Singapore is the only land we have.

      downsize lor. not sure if it's possible to sell the remaining lease of a bto to HDB to offset. old ppl don't need 99 years lease , esp when their kids have their own HDB then they can't keep the inherited flat anyway.

      @@pyt6631 true, and the flat weren't inherited for free, as they're acquired to buy over instead, in this case majority would rather get a new flat with new lease instead. my mom thought after paying off the housing loan with her cpf, in the future me and my siblings were able to inherit to house, but turns out not. have to sell the unit and return the initial selling price with interest.

    No Sers, kpkb. Have to return to the govt after hitting the end of lease ie 99 years.
    Everyone was demanding all flats to be Sers.
