Those pines can grow up to 40 metres in height, maybe too close to your house. 🇦🇺🇦🇺
Ben, not sure your planting plans for the pine trees, they look very much like Norfolk Island Pines (as known in Oz), their root system will grow pretty rapidly and extend twice as far as the pines height. If I remember, the root system is not very deep and can cause damage to roads, house footings, etc. I have seen years ago, many being uprooted and replaced by councils in Oz for this reason. I'm sharing a tip with you, but it's great to follow your's and Ana's journey. Cheers

We bought the house plan from banpatan.com for around 5000 baht, but we changed the internal layout quite radically with the help of our builder 👍

This project, when completed, will transform huge areas of Manila, and make them so much more attractive to tourists.
The ferry service needs an upgrade too, with bigger boats and easier access from modernised stations which integrate with this new Baywalk project. This could ease some of the traffic problems which are a big 'thumbs down' from tourists to the national Capital.
I would also like to see some food carts, and maybe even some performance spaces to help the river esplanade to become just as attractive as the Manila Baywalk. I hope that sufficient budget will be allocated to allow for staff who will keep the Baywalk in a pristine condition.
That sounds great but this particular project is just my garden landscaping 🤣

How did your dealings with the Land Registry go, please? Some friends have had problems. In particular charges seem to differ from province to province.
It was pretty smooth TBH, I think we paid around 2500 baht and handed over photocopies of the house plan. Once the house was almost finished we went back with photographs of the progress and they assigned us an actual address. That was it 👍

Just remind..may be you know it already, don’t plant any big trees near the house. Their roots will destroy the house’s foundation when they grow up.
