We are getting ready to pay our house off 27 years early in 4-5 months and I can't tell you how happy it makes me that we've saved tens of thousands of dollars (if not hundreds of thousands) in interest. I hope you do a house tour, and can’t wait to hear more about what it takes to actually take care of a house this size. I know you have an emergency fund, but I’d be saving any leftover down payment money just for “house stuff.” I’m not a homeowner, but watching my mom deal with her house it seems like there’s always little things to take care of that can seriously add up. Huge congratulations Justine and Kyle! I know this has been a big goal of yours for a very long time! I've been following DFM for almost 2 years and the down payment has been in your budgets every single month and you are contributing to it every month. I've gone back and watched previous beers and budgeting videos from years past before I started following this channel and the down payment was in your budget in every video I watched. This is a huge accomplishment and milestone for you guys! Congratulations again!
The only people my age, who have bought a house, are a friend and her sister except, they didn't have to buy it because their Mom died and it was left to them. Their Mom had been in the rare situation of completely having it paid off. You should have a blowout party sheerly for the fact that you are your age and homeowners. This is unheard of. CONGRATULATIONS!!!!!
I’m a GenXer. I enjoy checking out your videos to see how millennials are handling life in the current economy. I have Gen Zer children in college now and they’re afraid. What I find very interesting (and this may be attributed to the fact that we’re a military family more so than our age) is that you guys didn’t want to drive 30 hours with two cars and kids but you were willing to pay to have it trailered. We moved cross country several times during our active duty time. I loved planning our road trips. I budgeted everything so we’d stay under our per diem. The kids varied in ages each trip but the youngest was 3 during the first full cross country (she was 3 weeks old for her first move FL to DC). Those road trips were amazing! We had such a blast. I think too many people get afraid of being in a car for extended periods with kids and miss out on a great opportunity for an adventure. We have bought four homes over the course of our career. We’ve moved 9 times as a family. We made a lot of money, broke even a couple of times, opted to rent out two properties, and finally settled back into the last one. I don’t regret any of the purchases. We have a 2.3% interest rate so I guess we’ll stay until we need to move to assisted living. We also learned that you will expand into the space you have but you can make it work in smaller spaces.

The nomad life has been me for the last 3+ years. Can't wait to put my roots down soon
would've considered selling most of your furniture and buying new instead of moving it. Especially since you only had a 2 BR apartment. You have to compare the value of what you have vs. the cost to move it. Of course there are some smaller items you want to keep but you could load up your own vehicles with that mostly or get a small trailer/uhaul.
I agree on the appraisal fee rant among other fees 😩 Congrats on the new home! Funny we wanted the same floor plan and finally found it in Feb but we had to make an aggressive offer and use his lender and title company. Hope to be able to refinance!

Congrats!! The best advice I’ve heard is to set aside about 1% of your homes purchase price per year into a sinking fund for home maintenance & repairs! We did the same thing when we bought. 1400sqft to 3200 😂😂 filled it up with 3 kids and we use every inch! Enjoy it!!! 🍻

Let's not forget that you have an IKEA in Merriam! I miss that place. Now for us, IKEA is 2.5 hours away. Also, you have to check out KC Bier. Great beer and if you go there, you can eat their German menu and they have a place for kids to play. If I remember, it's at like 79th and state line road 😊

If you can pay an extra 200.00 each month towards your mortgage. It really cuts down on your mortgage pay off time.
The added payment should be applied to your mortgage balance.

Daycare costing more than rent seems to summarize 2024 pretty well. So happy I never had kids.

I agree that the appraisal is a joke! I had to have my home reappraised due to refinancing to take off PMI. I ended up filing a complaint against the first appraiser and had to redo the whole process with a new company and a new appraiser. My home has a garage that was converted into a 4th bedroom with a closet and two windows so by definition is a bedroom. The appraiser stated it was a second family room…. which meant I lost a bedroom and compared my home to much smaller ones completely lowering every thing about the appraisal value.
That sounds awful!! Did the new appraiser actually count the bedroom this time?
@@DebtFreeMillennials Yes! I believe she was at least required to go through education or maybe disciplinary action but they never told me the resolution to their investigation. She refused to adjust it as she would have had to redo her entire report even though she was wrong.
I agree that it is a scam with paying the inspection fee for the bank to protect themselves.

I would rename the down payment fund to a home improvement fund for at least the next 5 years. You won't know there are things you want to change for years, trust me. Don't go spreading around that money too quick!
