BY FAR MY MOST FAVORITE HONE DESIGN EVER....
This property is on point. My favorite design features are the store front windows throughout, the option for a 4 car garage, the coach room with the single car garage and the master bath and closets. I know you favor the shower/tub combos but upgraded standing showers with benches are my choice. Thank you for the details with the garage opener choices and the consideration for glass doors. Aside from the lot premium, this house is on the nose. Thank you for the tour!

Many of the features are beautiful but imagine trying to clean this home like the windows the lights in the kitchen aren't practical.
First of all, I love your knowledge of the homes you show, the details that you explain are so enlightening and educational. There is another realtor who also shows Toll Brothers homes here on CZcams and he needs more education in explaining the property he is showing. He glosses over many things and details and his knowledge of the homes he shows needs improvement. He skips rooms, etc. I say that to say, you are outstanding at what you do. I have learned so much from your videos. I just wish I could have a Toll Brothers home in the North east in the southern part. I love this property, I would just scale it down to fit one person. The shower was phenomenal, just wish it had a large overhead rain shower. I would change the laundry room to be before you enter the two car garage and would like a larger drop zone. Thank you Chakits for your knowledge and education on all the properties you show. There should be more realtors like you, it would make the buyer's job so much easier.

Toll bros probably spent like 700k on upgrading that house. To be honest, I would rather see less upgrades in the models so I can see what the house will actually look like. to use a crude analogy, i would rather see a girl with less makeup on than a girl with tons of makeup on because it is closer to reality lol.

Yeah I actually saw the graham vid yesterday lol. I live in vegas and am very familiar with toll brothers upgrading tricks. They spend a ton of money...there's homes they are selling for 1.2 with no upgrades and when it comes time to sell the models, they are requesting 2.2.

It would be nice to see the models without upgrades in the same video with everything upgraded. Also, every time I go into a model home, I ask for both the base price and the price as is with all the upgrades. We don't need all the stuff they throw in but it would be good to know the starting point as we delete stuff.

Lovely home, loved the water feature. I hate that they have some upgrades in the home that they wont offer when you buy it, which honestly is so disappointing. I could never afford this house but it still bothers me lol

It looks like a typical Toll Bros. except that it's a one story. Got nothing going on so I thought I'd add my 2 cents. Love to watch your videos. The story about your sister-in-law was hilarious.

Did anyone notice that Graham Stephan just showed off a similar home a few weeks ago? That flex room was a dead giveaway.
I love this one in Summerlin, it’s built better than the 2 million in Mc Donald heights, quality materials without the gated option and no hillside view. But look at the master suite, look at the living room wall, love the built in shelves in the office, the water feature wall upon entering the home is a knock out, the glass door garages two separate garages,, the up grades in this home are breath taking, I think I would do all custom black glass limousine tint on all glass windows, I would tweak the kitchen design and do a side by side Sub Zero refrigerator freezer, and the outside backyard is exceptional but cover the outdoor kitchen and add a seating eating area. The retreat area by the master bath is good for smokers, I would do a jacuzzi tub in the master bath, the shower needs to be blacked out not see through, I’d obscure the window over the master tub. ❤
Remember this was a model home for the community so a handful of the upgrades shown wouldn't be available in the design studio

Every home that I see now is drywall with no upgrade’s Toll Brothers made me allergic to every other home..., I’m definitely broken! Purchasing the model with all the upgrade’s!!!!

Functional upgrades are mandatory but the style ones I would only get if they helped the resell value.

I built homes for toll brothers in Massachusetts and Rhode Island years ago , they tried to build in New Hampshire but they didn’t meet building codes , they had to leave the state, you can actually get into the home with a razor blade thru the siding, other than that they are decent homes , one of the largest home builders in America
Loved the tour, but I'm not a fan of a lot of glass or that outside in kind of thing. So the house would be a no for me, but my pocketbook really dictates that no...lol! But your tours, as always, are great!

⭐️⭐️⭐️ Nice house. However, once again, if the owner of the house wants to walk naked around the house they can't because the front door is tatally glass. Furthermore, the neighbors are too close, and for this reasons, we had to Chopped this house.
You're a realtor, you have influence especially with the size of your audience. You should reach out and tell Toll Brothers to stop showing upgrade models without showing the basic no-frills models to compare/contrast. When you go to a car dealer, you get to see all models, trims and options.
Please don't tell me I'm in for back to back "see this lovely thing right he-UPGRADE, oooo look don't you just love thi-NOT AN OPTION SORRY CRY ABOUT IT" lmaoo why do the bros trick out the house but not offer the tricks!?
