Turn over ratio = Total houses sold in last 12 months/total houses in farm area.

Great video Tom but it seems the popular question is how do we figure out the turn over ratio? There has to be a formula we could pull the info from the MLS. Great video, but leaving out that 1 key point is limiting our success.

yes where can i get stats on turnover %
When they go to the your site and click on "what's my home worth," is the intention for you to get their information so you can contact them and prepare a CMA? Or is the person supposed to see an online generated CMA such as the ones websites like Zillow give?

On your computer, sign in to My Maps.
Open or create a map.
In the map legend, click Add layer.
Give the new layer a name.
Under the new layer, click Import.
Choose or upload the file or photos containing your info, then click Select.
Map features are added automatically.
Before coming here I saw the same plan but every single "piece" was ONLINE via a Facebook targeted campaign or other method going over and over again about how direct mail is dead for realtors. Ok.... it's spring of 2017 and I'm a new realtor heading out do I take Tom suggestions and convert them to digital or stick with much more expensive direct mail pieces? The core advice is solid either way but can be very confusing to see the same marketing campaign presented two different ways and talk to younger realtors who have moved totally online and are beating their veteran colleagues who are still using print. Case in point I know a mother daughter team who are both in real estate. The mother has used newspapers and direct mail for 30 years. The daughter uses Facebook, Zillow and realtor.com with very little of anything else. In January of this year she closed more transactions that her mother and she's been in real estate for a year. Mom isn't happy. Who is right?

My area has a average turn over at 3% then what
David Plush what would be considered above average? I'm in the same boat.. turnover is 3.4% in the 299 house area. (11 solds dating to last year). If what you're saying is..if the average price is X then it might be worth chasing that farm with only 11 listings a year? (Avg 13 per year - last 3 years)
David Plush prices are $550-650k.. thoughts?
