Watched your Video, Then Next Day I went outside and leave my business card with little sticky Note in Few blocks, Next Day I got a call from one of the seller and she said she is planning to sell. Finally, I sold that house for $1175000. Thanks for all the great content.

    Hi Tom, it would be really cool if you listed the process of exactly what you're doing step by step. For example send the letter, and say this when they call, and do this when you go to the appointment. Including different scenarios or potential objections

    Tom, a big portion of your ideas to get new listings, involve us telling potential sellers that we have buyers ready. This would involve a dual agency agreement to actually work out unless you are on a team. With most brokerages (including) my own, not allowing dual agency. Would this be null n void?

    Again, great content. Vital information that ties in with the knowledge of others' tips. Skipping the phone call and mailing can make it just that much more personal and higher for having a listing.

    2 month in property, and at the early month i manage to close 1 sales. But after that i didn't manage to get or close even 1 deal. Sometimes i feel like down.. Seeing others / senior getting their sales close. Do you have any advise for me?

    I'm not a real estate agent but hand written marketing letter response rate is almost 0.01% in SoCal. I've been doing it since 2012!! I wish people were more transparent with data so you won't get false hope.

    Question regarding calling a specific neighborhood....I'm a newer licensee and wondering how do I get phone numbers just for that community? I have a buyer that wants to be in this specific community and I'd love to try the sly broadcast approach asking if they might be considering selling.

      You should. But also if you get the listing it shouldn't be hard to get a buyer. It's a sellers market atm

    Also my mom listed her home then took it off the market for an extended period of time, the value of the home went down because of listing then taking off the market. Would this be the case for home owners listing for just one day?

    Hi Tom, what if you really do not have a buyer? How do you handle it when they say bring the buyer by and see if they like the house? Or you really have a buyer and you show them a photo of the house or you really know your buyer and you know they would not like the house? Am I overthinking it?

      Michael Falgares I have to agree with you on this one, doesn't seem like we can build much trust and show any integrity when the introduction we use to meet the seller is a lie...

      Michael, always tell the truth. If you dont have a buyer, dont use that. Instead consider "homes are selling with multiple offers, have you had any thoughts of selling?" etc etc

      Tom, what if you do have a buyer but the buyer whines up not being interested in that particular property? Obviously you would tell them the truth, but how do you handle having them still list the home with you?

      Point well taken...honesty is very important in our business! So this is how I am approaching the prospects from the sticky note when they call: "Our office is providing a complimentary market analysis for the area, is it ok to send you a free valuation for your home?!" Most people will say yes to a free no obligation CMA, and this way you're showing you're working for them and consequently building trust! And, if they're calling you is because they've had thoughts about selling , especially if there is enough equity there!

    Hi Tom I love your strategy. On a one-day listing are you a dual agent or only representing your buyer? Many agents in my community are upset over one time showing agreement. They feel like they are not getting the most exposure for a seller. My thought is if we don’t sell it ,they will sell it by owner so some commission is better than none. Your thoughts?       It's a hook and a opening. First Meeting is to determine value, ask a lot of questions, what if your home does not meet my buyers needs, would you want to go ahead and put your home on the market, set the appointment for buyer ti see first. Do the one day listing with an addendum, built in extension if buyer buys 45 day listing in case it falls out if escrow, if buyer does not buy, do what you would normally list for, 90 days or whatever number if days. You can also discount the commission for this particular buyer

      The listing has just the agency disclosure. The contract has the agency confirmation, and yes at that point you are a dual agent because the buyer and seller are being represented by the same brokerage.

    What do you do if you don’t really have a buyer? Is this a little white lie to get a seller listing? What if the seller says bring the buyer by to see the house. Then what? Sorry just newby questions.

    Tom, why would a property owner give you a one-day listing if you have one buyer? If somebody sent me that request, I would wonder why they don't just bring an offer ... why would I have to list it?

      You need a signed listing agreement if you want to be paid. Seller could sign the contract, instruct title company not to pay you. Listing must be signed first.

      If the property is not already up for sale it would need to be listed. Hence the reason for you requesting the listing agreement. You would be representing the buyer and the seller.

      Hand address means writing the names of yourself and the person you're mailing to by hand. You still use your name. He said no logo.

      i use cole realty resource they get about 60% of cell phones and 40% emails. when you send out the broadcast the phone will ring. many people just respond to the missed call without listening to the voicemail. So, use slybroadcast have the number be a number that goes straight to voicemail, you don't answer, and on your voicemail state the reason for the call, THEN leave a number you will answer immediately. That way you talk instantly to the hot prospects. And then you have several voicemails you can listen to or you have cell phone numbers of the people that responded.

      Hey Evan! I use a program called Telelisting. Most of the prospecting agents I know use it as well, and it gathers all of the registered numbers in any area that you choose.

Also is this service expensive and also how do we attach an address to these voice messages that we leave...I mean if I got a random voice message with this information and no relative information regarding my specific property, Id erase it immediately

    One more thing...how are you going to grab a person to view that home on the day that home owner agrees to? Also how can I gaurantee that the -one day- lisiting these home owners eventually agree to.... will not cause a plethora of other realtors, brokers, to calling them ..... relentlessly? Not trying to be Debbie Downer, just really need to know the finer details to make these ideas work.

      Tom Ferry International I have about a thousand followers. I post about a quarter real estate, a quarter gym stuff and selfies, a quarter interesting photos or landscape stuff and a quarter random memes and what not. Also there's no way to target your followers to your area, so while I may have a fairly decent following for a local Realtor, these people are all over the world.
