So relevant! I have also been teaching this strategies for years now. The twist we do at Landvoice, is that we identify the homeowners that were trying to sell their property in, say 2015, gave up on the market and never re-listed. We remove all active listings, short sales, solds, etc. and give our clients only the relevant leads complete with cell phone numbers, property info, etc. For today's market conditions, scrubbed Old Expireds is my favorite lead source, that will get listings without having to deal with the competition. Great tips on generating listings- be back to let you know which ones are working for my farm area.
Excellent info if you missed the Summit. In regards to the CMA's I believe the "under delivering" part mentioned relating to their property status is paramount and you can run wild with this when you make that follow up phone call.

Question - when uploading videos, is it better to upload to CZcams and Facebook separately vs sharing from youtube to FB.
OurWineCountryRealtor , Yes it is better to upload to each independently. Facebook will share your video more if it is organic to Facebook. They aren’t as excited when your content is off of Facebook. What Tom was talking about in #4 is using paid CZcams ads to show your video to people who have been searching for homes in your area.

Tom great tips but you need to also let these people know they could get Sued for calling, texting or emailing people with out their consent! Some people are just grumpy lawyers that want to get others in trouble. But good content as always!!
