      Very helpful, thank you. I have a lot to learn still before I move over. I look at rental listings frequently. One thing I noticed on some is some listings say the residence address may not be used to get your padron. That could be a big problem, I wonder why not. Also, some have up to six month deposit required, way too much. When I look at listings around San Sebastian a month's rent deposit going to the Basque government is referenced. I have seen some people reference that they were unable to get their deposits back which is concerning. Some of the real estate agents seem to reference an ongoing annual fee to them, and also VAT. In the US I have never been charged a tax on a rental property. Are the building owner's passing on the property tax that they owe to their tenants in Spain?

    For expats who don't have much or no income in Spain, it is very hard to rent because almost everyone does income verification (eg ask for paystubs and require working for at least six months previously). I have a lot of liquid assets in the US that allowed me to quit my job but the landlords wouldn't accept bank/broker statements as proof of ability to afford the piso. One landlord asked for all 12 months upfront and two months of deposit!
    I live near the aiport in Valencia and my costs for a 3 bedroom, 1 bath, 105m2 piso with small balcony is:
    rent - 600€
    utilities (electric, water and gas) - 65€
    internet and mobile: 35€ (Lowi)

      @@FxRiderST You can apply for permanent residency after living in Spain for five years. Currently, I am on a two-year non-lucrative resident permit. I plan to keep my US citizenship indefinitely.

    Having lived in Madrid close to a year now, have to say it's very accurately and properly presented. It'll be very useful for many who are moving to Spain or planning to do so. I too was thinking about making one because there aren't many recent updates. Most that are good in content, are already a bit dated. Always enjoy your updates. Religiously watched practically everything you guys posted when I was planning to move, some even few times. They are very insightful. I think this was a missing topic and it's great to see it ( was something that I was hoping you guys would do). I believe this will be a hit 🙂👍🏻

    This video was so helpful! I've been living in Madrid for over a year now and have been using a short-term rental company. I recently rented my first apartment, and this video was beyond helpful in navigating the process. I was able to negotiate lower rent and the Garantía (1 mes de fianza & 1 mes de Garantía vs 1 mes de fianza & 2 months Garantía) simply due to the fact that I'm renting it for two years vs one year.

    Thanks for the tips guys! I’ll certainly need it in my next rental. I believe we were lucky when we moved to Madrid! We’ve got a lovely sunny flat in Chamberí and we did not have to pay the agency fees, we also get the heating included in the price of the rent. The only thing we did not anticipate was that noisy floor, but we kind of got used to it now...

      Winter does exist in Spain and with that comes snow and cold rainy days as well. Madrid can be very cold in winter and will get below 0c.

    This is great but will you do a separate video about the paperwork needed for the apartment application? I know each landlord is a bit different and particular but a general overview-would be great. For ex, payslips, income details, etc and maybe some example scenarios (those with perm jobs in Spain with a Spanish contract, freelancers ( who often have clients abroad), those with perm jobs but foreign employers (often contractors), contractors for Spanish companies, English teachers whose contracts are not 12 months?
    Also helpful: if a person does not have all the required paperwork, any suggestions for how to get around this?
    For example, when I was a full time contractor in France with a foreign employer, I had trouble getting a flat because landlords’ home insurance sometimes only covered tenants with French work contracts, and in Germany landlords want 3 months of payslips, but I had just started a new job one month earlier... but i was able to persuade a landlord to take me with only one payslip by paying a higher deposit.

    Hope you guys are doing well in Spain. My wife and I had planned to visit Madrid and Barca October 1- 16 but of course the dreaded virus upended our dream vacation. I had planned a detailed itinerary ( based on your vids ) which included a few Devour Tours with your people. We will plan again for 2021 or 2022 . Although I was born in Cuba and grew up in the USA my roots from both sets of grandparents are pure Spanish and was looking forward to setting foot on my ancestral home.       Don't confuse: short of Barcelona is Barna, which Barcelonians use to refer to their city. Barca, or rather Barça, is short of the football club. No confundir: la abreviatura de Barcelona es Barna, que usan los barceloneses para referirse a su ciudad. Barca, o más bien Barça, es la abreviatura el club de fútbol.

    Great video as always but in my case about six weeks too late!
    Because of the current situation (and the closure of my academy) I went into Summer not knowing where I would be come Autumn so emailed my landlord to tell him of my (non) plans. There was silence for a couple of weeks (well nearly six) then I got a gushing email saying how sorry he was that I might be moving. I had been the best tenant he had ever had, I had helped pay for his daughter's degree. Which came in useful when I found the perfect new flat. I saw it in the late morning, went in to sign documents before close on a Friday (showing them email from landlord) and signed the lease on the following Monday. The whole process was quick and very civilised. My new landlord is the son of the lady who owns the entire building so they are very professional but I had seen some horrors before I saw my new flat.
    I too have used the phrase "granny's furniture" so I think this is a truth universally acknowledged about flat hunting in Spain.

    Guys, yes you can negóciate renting prices, a friend of ours just moved to Spain and in the realty agency he offered to pay the whole six months rent up front for a 350 a month and he got 50 euros nocked off the monthly price.
    We have to remember that in this difficult times lots of landlords need money and if you offer to pay six month or a year rent up front they are willing to negóciate the price all in the name of having that pasta en el bolsillo sooner...😉

    I was lucky. I spent a month in Barcelona. I rented directly from a professional--a retired banker who is an American from Puerto Rico. This was in 2008. He was super cool and had a beautiful pad--a bit too large for my tastes. He just wanted to spend the summer in Madrid. At the end, he got homesick and asked if we wanted to stay in his flat in Madrid while he returned to Barcelona. "It's Penelope Cruz's agent's flat." It was super awesome. A lot of it revolved around levels of professional trust. He could hunt me down very easily, as I am easily trackable. And vice versa. But before I connected with him, I noticed a lot of stuff was dicey.

    I wish it was as straightforward as that in the US. It seem Spain has many more safeguards for renters. How are issues resolved, say when a landlord wants to withhold part or all of the deposit but you have fulfilled all your obligations?

    You can also find low key "agencies" on social media, often these don't have the agency overheads and being local people they tend to have more of an idea about the locality. Out of curiousity I looked up an apartment in "Mijas". "Close to all local amenities" "popular development". I do a lot a driving around Malaga province and I have passed by these apartments often. The entire development is in the middle of nowhere, even worse they have been empty for the last five years at least. This apartment was advertised on the website you mentioned.

    I love your videos and wanted to suggest a topic for an upcoming video. If you are comfortable with sharing your monthly living costs while renting a place in Madrid for those of us who are trying to gauge how much it would cost to live/retire in Spain. For example I will have both a US Social Security pension and a company pension. I'd like to see if those fixed incomes would let me live a comfortable retirement.

    Great video you guys! One thing you missed which could make for another informative video is “purchasing” in Spain as opposed to the US. By that I mean what taxes and or fees do you pay in addition to purchase pricing for goods, food, cars, furniture, etc...Also, since your part of the EU, does any of this carry over if you make purchases in other Euro countries??     Thanks for the video!!! I’m in madrid now looking for a place for the family moving from Chile (my wife is from Spain) and I just have a agent that was asking for 7 month of fianza (a 1.800 euros per month rent!!) and the payment with cheque bancario plus the agency fee in cash without declare the IVA… I hope this improves with following pisos. Also a only one year contract

    This video is amazing, my partner is Spanish and we are both first time buyers so neither of us have a clue, everyone kept telling us 10 percent tax but we are not buying a new property and it was so difficult just getting someone to explain IVA Vs ITP! One thing I'm still unsure of though is that he is a resident, obviously. I have my NIE, I'm autónoma and pay taxes in Spain but apparently I'm not a resident will we need to pay a higher deposit because of that?? very difficult to find an answer!!

    Hi guys, great video. Just FYI, most landlords in Madrid are asking for an 'avalista' (guarantor) these days. I think that landlords are worried about not receiving rent due to the Covid-19 crisis. My partner and I were looking for a place in August and everyone wanted an aval. We did't have one and so ended up paying a fianza of 3 months. It was the best we could find.

      @Kurt Ensam fianza is the deposit, we had to leave a deposit of 3 months, one of which the landlord has to deposit with the local council by law, the other 2 months the landlord keeps until the end of the contract. We'll see if we ever get that money back!

    Thank you both so much for this video! I am planning to move from Miami to Spain next year and I am shipping my car and furniture. I see that some places have garages and some don’t. What is the garage situation in the city center? Are there garages nearby where I can pay a monthly fee or am I limited to street parking?

    I would pay the rent upfront in it's entirety. I would only rent for a month or two at a time. Do Airbnb's also require advance month's payment.
