      Better for investors to pass on most condominiums for investment. The rate of return is pathetically low and the competition for clients is intense. There is such an oversaturation of units being built everywhere with little to no open space. Set up a Philippine Corporation or get married and acquire land or Subdivision lots, if you're a foreignor instead.

    Lack of options with funding, high interest rates, Lack of tax benefits,high capital gains tax and settlement costs. Im a rental property owner in the Philippines and here in the US. The difference is night and day. I would never buy another property in the Philippines unless ill get it for a bargain

    Totoo Sir, maraming challenges sa would-be at current investors. Pero with the advent of Social Media, dumadaming Financial Advisors, Remote work opportunities from abroad, mga pro poor policies ng gobyerno at most corporate entities at NGO at non profit companies, unti unting nababago ang estado ng karamihan sa mga educated populace. Maraming kakulangan sa mga pulisiyang kelangan pang iupdate at iimplement pero bright ang future para sa karamihan ng mamayang Pilipino.

    sir ang interest rate ngayon 2024 ayon sa central bank is 6.5% lng
    but for now po kasi patapos na po yung 36months term kong loan sa rcbc, which they gave me 6.3% way back 2021.
    ngayon mag renew ulit yung prinicpal amount ko 2.3M, after 36months of paying the 6.3%which is 22,553 is amounting 800,000 pesos plus plus..hindi po ba yun iminus dun sa principal amount na 2.3M?
    tas ngayn start april tumaas interest binigay sakin upto 9.5%; naguguluhan po ako and i cannot just keep quiet nlng and just pay whatever they give me. First time ko po mang bank loan.
    How does a loan with interest is being calculated po ba?...
    BTW 2br condo unit po yung niloan ko.Thanks in advance po

    sir ask kolang po kung tama ba ang procedure ng bank after we pay out the house loan .sa developer daw namin kukunin yung title 3 yrs na kasi kami bayad sa title salamat po from canada

    sir Chris isa ka po sa pinapanuod me tuwing mag iinvest me sa property... masakit lang talaga kalakaran... and mga ipitan ng papers specially sa bldg. permit ... I experience it first hand ... deretso sila mangikil iba presyo ata sa OFW😡...
    But cont. investing sa umpisa lang mahirap... matututo ka rin sa kalakaran. 🤪

      tama #1 experiencing it right now process lang ng Bldg. Permit... 😢 2wks sa ibang department pababalikin ka kinabukkasan absent or leave pala..halos mag 2 months na application form..... and laki ng hingian wala ka magagawa kase sabihin agad deny na lang namin...tingin nila sa ofw banko nila 🤬😡 di lang po yan dyan sa muntinlupa... pati dito sa amin 😢

      Hi Mike! You can check BSP website, they have statistics on financial inclusion in the Philippines. You can also request government records from PCOO through the freedom of info website.
