    Yey!. someone who can teach real estate math that every Filipino real estate investor should know. Like what Chris said, do not buy based on gut feeling, or using one or two metrics. Investing is all about math, use many metrics as you can and see if the result make sense - no magic. Keep up sir.

    Panu pag yearly nagtataas ka ng rental. 1st year 20000, 2nd year 21000, 3rd yr 22000, 4th yr 23000, 4th yr 24000, 5h year 25000 per month. What would be the capitalization rate?

    Sir Chris, what if naman kung nagbago ang cash flow on the 2nd, 3rd, 4rth and 5th year, for sure mataas pa din ang Future Cash Flow kase po dba tumataas din naman ang RENTAL YIELD? What do you think po? Please enlighten me.
