    It’s so hard to pull off nga lang dito sa pinas kasi sobrang taas ng interest. And for beginners, pag may existing loan na, mahirap na ma approve again for another loan to “repeat” the process. Also, pag nirefinance na sa arv, diba mas tataas din ang monthly amortization mo? Baka di na ma cover ng rent.

    I'm huge fan sa BRRRR method dahil nakatira ako sa USA and super common dito ang method nayan but it's kinda hard to find property for BRRRR method sa Pinas dahil sa mga banks. Pwera nalang kung meron kang very great relationship sa bank and bibigyan ka ng special interest rate percentage.

    Question lang sir, since 2.6m na yung loan. Lalaki din ba yung mortgage nun sa computation or hindi naman? Assuming the 1.6m payment was less lang sa principal

      Hello! Good question. It depends on the new interest rate and loan term once refinanced. Usually, they stretch the loan term and negotiate the interest para kaya pa din i-cover ng rent.

    So after mo ma refinance ay tataas ulit ang monthly amortization mo and i suppose hindi na kaya i cover ng existing na rental income mo unless mag increase ka sa tenant mo 🤔

    Ohhh ngayon ko lang nalaman ung refinancing, meaning po ba ibang bank na yung mag fifinance?
    Question po.
    Balak ko po is after i-refurbish is sell agad.
    Paano ko po siya mabebenta? Dapat ipa-cash ko agad sa buyer? Then bayaran si Bank for the loaned amount?

      Yes mas okay cash, you may ask for a downpayment so you can pay off your balance muna, tehn once settled na you can ask for the full amount.

      I suggest pa rent out muna before you sell it. But if you get a good offer, your buyer can do loan assumption.

    what about the rent sir? you mentioned about 1% which is 16000. But that is from the original loaned amount. Since 2.8M na ang new loaned value, dapat po ba mag increase ng renting price like 1% of 2.8M?

    Content request po: How to qualify again in housing loans using your existing rental properties that are currently being loaned as well?
    I'm new to real estate, and I just invested in a condo (Pag-IBIG housing loan) and townhouse (in-house financing for now), both will be rented out.
    Can I declare my rental income with BIR? If yes, do you have an experience po how does this generally work? (Ex. Does BIR only tax yung kita, meaning, minus the monthly amortization from the monthly rental income?)

      Hi Sherry Ann, you can check out with BIR provisions in filing rental income tax, you'll also have to pay for percentage tax or VAT depending on your monthly rental income.:)

    Bali yung unang loan po, 10k monthly amortization tapos were assuming 16k yung rent.
    Nung nag refinance po ba tapos 2.8M na yung loan, in-adjust niyo din yung monthly amortisation amount and rent?

      Hi Paolo! Depending sa new interest rate and loan term when you refinanced. But normally, you increase talaga the rent over time depending on the market. It's good to shop for a really low interest rate when you refinance.

      Hi Queenie, it may affect your credit approval. Just settle your balance and ask for a clearance. Bad credit can be reflected in your credit report for years din.:)

      the rent shall cover its monthly amortization. And you can gradually pay off the loan balance if you decide to sell one of the properties, you’d earn from capital appreciation.

      Hi Xtian! If you have a titled property you can apply for an equity loan instead. You can cash out 70% to 80% of the appraised value. Most banks here offer that.:)
