IBC's for water storage, paint them or cover them with a cover, you can start with one for 1000 liter rainstorms from roof, bahai cuboid, 2 rooms about 100000 php build cost, solar power and battery, probably about 1.5 kw solar array, 5 kw battery, do it in stages, simple off grid, don't think you need aircon, just a fan, cook on gas, no electricity required, put IBC on raised platform so you can "gravity feed" your kitchen and shower, use composting toilet so you don't waste too much water on flushing plus no need for septic tank, shower and kitchen water can flow off onto your property....happy building 😊

One hectare is about 2.47 acres which is a lot of property. The first thing that I would do is locate a water source. How much do they charge for the survey? 150 meters from the main road is a long way. I hope a road through your property is in the near future. Good luck.

My biggest concern would be looking at the ground conditions it's not very favourable for growing fresh produce. The next biggest issue is have they informed you if water access if available on your property as with no access to a water source off that is very very off grid
If you can store it, there’s always water in the Philippines. Rainy season.

Thought about your water problem and dependent on the how the layout of the property you may need to put the actual well at a lower spot of the property and pump it into a tank at the top of the hill. Came into the stream late and didn't hear all of the problems.
Excellent the higher the elevation the better less chance of flooding or landslides, try to save the more established bushes & trees as this will retain the top soil.. well done ninja keep it moving.

Yes it’s very cheap. I feel like it’s meant to be for me. Cus this is the only one that is 70 pesos. I’ve seen a lot for sale until now but lowest is 200 pesos. Stay tuned for the updates!

I have seen lots where there is a natural slope to the land and a stream running through it. My idea would be to build a mini-hydro electric system. There are YT videos by people who have done this.

I'm excited for you. Your place is a lot like one I want to buy near Malaybalay for 4M pesos. If you want some advice on beating the heat and basic survival on your land, I have done the research and am already living the way I would suggest. I do it for around $600 in a small city in Oklahoma in the US. I want to create a village on the property that I want. I know how to make it work very well for everyone who joins me there. And before all the weirdos jump in. It's not a cult. It's a community of cooperation. Not dependent on any more than common decency.

Great views & yes water will be an issue but hey..thats life off-grid.Tank storage & compost or "long drop" toilet great water savers.
Maybe a trailer tiny home could be a cheaper option (as faster to build near materials & power) & then pull to site , anchor & add verandah.Very common in New Zealand.

The Philippines wants to grow renewable energy, and if I recall correctly there is not duty on solar equipment. China is the source of most solar equipment so is probably cheaper there than in the US. It's easy to make enough power and a big enough battery for everything except aircon.

Looks like a nice property. It would be a good place for a hotel. Cut down some of those trees to improve the ocean view and cut down a few more trees for the road and cut down a few more trees for the swimming pool and a few more to make room for the restaurant. 😀
I am guessing surveying for lot lines isn't a big thing in the Philippines. Getting easement permission deeded into the property title/agreement is very important. Looks like a beautiful lot, good luck.

I see the I see the original poster.Does not know very much about the philippines.. It's been my experience... The first thing property owners put up is a three meter fence around the whole property.
