  • Shout-out to Ms Susan for showing this RM 9 mil bungalow situated in Setia Ecopark, Shah Alam. For any viewing appointments, kindly reach her at 018-2191377.
    Being the flagship development of SP Setia, this project crafted the signature move for the team with their landscape design, public parks and township which eventually made them one of the top developers in Malaysia. Even after 10 years, the sub-sales performance are still excellent.
    The architecture is designed to maximize the beautiful lake, where all important spaces such as living, dining, master-bedroom and guest living room all have the lake view as the backdrop of the room.
    Besides the house itself, there's a lot of common facilities provided by the developer, for eg: resident's club, playgrounds and parks. However, we saw many workers during our visit, which means there are new buyers taking over the unit or existing owners upgrading their home. I see this as a good thing, and the security is super strict, where security guards are constantly patrolling the area.
    As for the price, it's a very subjective RM 9 mil asking price, but the neighbour has sold for RM 7.6mil for empty unit. This may be for the furnishings, views, and the unit number.
    In conclusion, this house is very close to many people's dream home, including mine=)

    Nice review iHerng. Im staying in S.E.P, your insights on S.E.P are pretty accurate on why we opted to stay here. It Is the overall landscape / Security/ Amenities / Tenby/Clubhouse (Rm100per month and is per Household) that Setia have to offer. Hence, we decided to move here all the way from Cheras! No other developments can offer this complete package at that time.
    And we have no worries of our kids riding their bicycles/ scooters or running around within the guarded area, residence here drives slowly even with their Super cars as they are aware we have many kids running around, except for those Grab cars / bike which we are complaining now, how to penalize them speeding in the area.
    Do note, the lake at the back of the bungalow, you cant go over because is another phase of S.E.P and is fenced up.
    After 6 years living here, the maintenance of the landscape are pretty good, but the sound of grass Blower is very annoying in the morning instead of birds chirping in the morning, you will hear BRRRRWWWWAAAAAA.

    The information provided is inaccurate, a cursory search on google dictates that the size of the house that you reviewed has a build up 9955 sqft and 13412 sqft in land area.

    It's 2021 Dec almost 2022 now, a friend living there says the internet is absolute garbage. At this age how to live without internet especially when it's so far out and the frequent lockdowns

    I’m sorry. But what is the justification for a RM$9M property in Shah Alam out in the middle of no where? I don’t get it. Unless of course there is an abundance of fossilized fuels under ground in that location.

      D C normally people who bought these properties are for own staying purpose. Setia Eco Park has been a location where the rich people stays. I believe that they dont treat it as an investment.

      If you were to do your due diligence, you will realised most of the owners here are industrialist based in Klang town, notable residents include bosses of PLCs like Khind holdings, Lay Hong, Sun Suria etc... Most bought for own stay, and the rich like to congregate, the price tag speaks for itself. This is not your average Mickey Mouse township where the proximity to KLCC or PJ is crucial because they need to travel in time for work in the morning. These bosses choose when they want to work. The residents' schedule revolves around them, not the other way round.

      @@kenlee1416 she meant the residents of luxury houses like these have schedules that give way to the residents mood. Distance isn't really what they care, they care more about the environment they will be getting. And I presume they care about the demographics too, hence developer drawing lines with the price tag for their customers.
      And uhh people like them most likely need bodyguards wherever they go so "in the middle of nowhere" where they can pay a team to manage strictly on who can come near them or even using the same public toilets with their bodyguards is more important than having a very commoner-styled hypermarket or cinema around. If they want see a cinema they can build their own private theatre I expect la hahah

    9mil for such an ugly interior. I’ll just buy the next door 7mil and spend the 2mil for real proper renovations. Typical overpriced ugly Malaysia design
