    One thing I'm learning as I use various sites to shop for rentals in GDL is that there is s WIDE variety of quality, size, etc and PRICE is not always reflective of these things. I've learned that I should be careful not to get frustrated and "settle" because there are really awesome spots if you put the time in to look.

      Very true! Also there are real estate agents that are very helpful and some that are not so keep trying if you need assistance and the first agent isn't responsive.

      Guadalajara is always a consideration for us to live again in the future. We're really loving Lisbon right now and our access to countries in Europe though.

    We watched it the first time before the Christmas holidays last year when we were contemplating relocating from our current Mexico home city of Mérida in the Yucatán. We really love it here, but it’s just too hot for too many months of the year.
    We are leaving Mérida soon to begin our search to find a place to rent in Guadalajara. (March 2020)
    We found your insights into some of the neighborhoods we want to consider very helpful!
    As neither of us are fluent in Spanish, the information in your video in extremely useful.

      Thank you! If you don't mind massive heat and humidity then La Paz is your place. We love GDL because the weather is so nice pretty much year round and no humidity. Rain season is rough, but mostly raining at night cooling off the city (streets do flood tho 🙁).

    This was an extremely informative video. My husband (a Mexican Citizen from Veracruz) and I (will go through the process to become a Permanent Resident) will be moving to Mexico next year.
    We had decided on Puerto Vallarta after a ton of research, but just to be sure, we just started some research about Guadalajara. I've gotten several reality checks over the last 24 hours, such as potentially needing someone to sign for you that owns property and the lack of protection like we have in Los Angeles, like small claims court...which almost guarantees you won't see your security deposit. It seems as if the process in general is much more difficult and risks in general are much higher in Guadalajara compared to Puerto Vallarta even though there is no small claims court in Puerto Vallarta either :-). It was like someone took my potential excitement and poured cold water on my head as I was starting to like the little I was reading about certain areas in the city and all there is to see and do and the medical system in general in Guadalajara. Now I'm already thinking Puerto Vallarta instead of Guadalajara might be the better 1st choice.
    It's weird to me being someone with an over 800 credit score in the US, never been late on a bill, and a ton of resources to feel so fearful of renting in a city as none of my financial background matters at all when one moves to Guadalajara. Though I have heard some bad stories in Puerto Vallarta, MOST folks I have talked to, both expatriates and locals in Puerto Vallarta give a completely different vibe about the process...not to mention the majority of places to rent in Puerto Vallarta are fully furnished. I need to do more research, but my first day or so of research including this video is already detering me from making this my first choice where minimizing stress is a huge factor.

      Keith Ian, there are a lot more expats renting in Puerto Vallarta so it does seem they accommodate more there making it an easier process. It doesn’t mean it’s difficult in Guadalajara though and there are real estate agents here that can help and speak English fluently. We wanted to be in a large city and away from the many months of heat and humidity near the beach. You can’t beat the weather here and we’re loving it! Good luck with your decision.

    I recommend Colonia Americana, right there you don't need a car, a scooter or bike is more than enough, everything is beautiful around the area with the old mansions and old houses and lots of restaurants and bars, a mix of different people hanging around Chapultepec neighborhood which is within walking distance, down town is also within walking distance

We have been doing a lot of research into different areas of Jalisco and even cities in Michoacán but something keeps bringing us back to looking more deeply into the neighborhoods of Guadalajara.     Your presentation is excellent. I don't plan to move to Guadalajara since I am very comfortable where I am but your highly organized and educational presentation was so entertaining that I became enthralled. I am not a big city person. Brasilia is the largest city I have lived in but it is so well planned with so much open space that you never feel you are in a city of over one million. Guadalajara a few decades ago must have been nice but now, with over five million souls in the metropolitan area, it is not my cup of tea. Even when we drive down to Porto from our little city we get stressed with the traffic. To each his own I guess. Finally, I take it that Guillermo is of Latino descent and speaks fluent Spanish. That helps when you are moving to a Spanish speaking country.

      Guillermo lived in Bolivia in his childhood and speaking Spanish has definitely made it easier here. Many people speak English though. Our Seeking Paradise in Guadalajara is going to be posted soon so you'll see how we rank it compared to other places we've been. Traffic here is pretty bad and driving can feel a little like the wild, wild west. Being in a large city is hectic but we like being nearby.

      Yes, rents are definitely going up everywhere. You might want to consider the Santa Tere area. It´s a traditional neighborhood with everything you need close by. Best of luck!

As with any large city, you want to be careful when on your own, especially at night and keep your phone, purse, etc secure near you. There are a few Facebook groups for women and expats that are helpful too. Hope you enjoy your scouting trip here!

      Hi William! In the U.S. as long as you agree the terms with the landlord it shouldn’t be a problem. But, as landlords ourselves we find that there’s too many liabilities to consider a situation like that, so we wouldn’t agree. Here in Mexico seems that as long as the landlord gets his money you could do it with no issues (in our experience, one owner didn’t even ask many questions as long as we paid on time). 👍🏼

      Daniel Dinverno, thanks for watching and your feedback! Tlaquepaque is a smaller area of greater Guadalajara and just not the right feel for us. We love to walk the streets of the downtown area and visit the shops and restaurants though.

Now that you have been in Guadalajara for a year and have had a chance to get more acquainted, what three areas do you like best of the six you checked out.       Thank you for watching! We really like Chapalita, Providencia and La Estancia. Chapalita and Providencia because of their pretty streets, small parks and many restaurants and shops. La Estancia because it is near Parque Metropolitano, the largest park in Guadalajara that is also pet friendly. We are enjoying where we live in Jardines del Sol neighborhood also and would be happy to live in any of these areas. We have discovered the outlying area of Tlajomulco de Zuniga that is South of Guadalajara. It is growing with lots of new homes, malls, etc. We are debating whether we want to consider living there since it is a little farther out.

    Hello. Your video is awesome. I am thinking about moving to Guadalajara next year. I have a few things that are different from most Xpats. I am in a wheelchair and I also have a dog. I was wondering in your experience what area of the city may be more handicap friendly? My chair is manual so I get around pretty well. My chair is only 27” wide. Any advice or information you can provide would be greatly appreciated. Websites to find rentals? Maybe an agent you recommend? P.S. I do not speak Spanish. But I am going to learn.

      Thanks Ron! Sorry for the delayed response, our son is here visiting us so we’re taking some family time. To your question, we think it would probably be difficult but not impossible to move around Guadalajara in a wheelchair due to broken sidewalks, narrow doorways, curbs, steps, etc. It definitely would not be a smooth ride. We have noticed some ramps but many places are not designed for accessibility. The Chapalita neighborhood might be ok. We hesitate to recommend a place since we haven’t really had an eye out or considered areas based on this criteria. If you aren’t set on Guadalajara, you might consider the Lake Chapala area about 45 minutes away. It may be a little easier to move around there. In our opinion many expats there are at retirement age and there is not as much to do so you have to consider that also. If you check out the Mexpat Guadalajara Facebook page, you can search for Realtors as there have been many posts there with recommendations of ones that speak English. We worked with Aline Montedónico, a friend we met via Internations Guadalajara. She was great to work with and found us our current rental when we were having problems finding something suitable. Her Facebook page is Montedónico Realtors and she speaks English. Let us know if you have other questions or concerns. Also, we will be posting another video about Guadalajara soon. Best of luck!

I even found someone the same age as me and in a wheelchair who currently lives there with his wife. So he is helping me with advice. I did post on a couple of those Facebook pages but all I got was negative comments and no real advice. I think that most people think that people in a wheelchair are just not capable of doing things. Well it may be a little harder but we get the job done. Thank you again. I’ve enjoyed your videos and I really have a list of things you’ve recommended. Hope to meet you in Mexico one day!!

    Hello and thank you for sharing this information! I'm in the US and having difficulty finding information on the internet regarding homes/condos/apartments for sale. Can you suggest any websites where I can find that information? The links you've shared for Airbnb are great for visiting, but I'm specifically trying to find out if I could afford to purchase a place to live there for retirement. I like the idea of a cooler climate than Merida and based on your video am especially interested in Colonia Americana at this point. Thank you and be safe and healthy!

      Daniel Dinverno, we really like Guadalajara a lot and so far have not found another city we prefer. We just got back from San Miguel de Allende and Guanajuato. However, we have many other countries to visit. We’re traveling to Lisbon, Portugal and Valencia, Spain next week to check them out. Watch out for videos on all of these cities!

      All 3 areas are great and popular with expats. Amenities are easy to get to from all of them. If you prefer a quieter area we would recommend staying farther away from Chapultepec Ave if you consider Colonia Americana.

      I do not recall that word in our rental agreement. Could it be a guarantor? Many landlords in Guadalajara require that you have a fiador or co-signer on the lease.

      Yes, we did not have one and agreed to pay some rent in advance for our first place. We did not have to do that with our second rental though.

We know people that rent for less than $500USD/month and some that rent for over $2,000USD/month.
