Goodness man, in these modern days, developers still making house without inside wash room. Anyone who buying these houses are working people who works outside the area, by the the time they get home is night. If a laundry room is on the inside, they can do a little washing before or after work

Ridiculous, I still can't understand why . The only time a laundry room should be outside is if the house is already built and it's added later.
1. For a dry wall finish it is too expensive 2. Can a 30" stove comfortably fit into that space 3. They could have an enclose laundry area.
Great presentation ...I do feel however Whim can do a great deal more in terms of the type and quality of kitchen counter and cabinets, bathroom fixtures and closets.
Nice love it a wash room can be added on don't watch the cost now there is lot's of space for great expansion I would advise any one who can afford one those houses go ahead and purchase won't regret it in the future because the cost of housing is going up every day I did so in one of those schemes in old harbour don't regret it one bit

Why isn’t the laundry inside where you can put a washer and dryer
The house reminds me of Phoenix Park Village but the colour looks way better. I love that the peninsula has a "lip" so you can sit comfortably on your stool. Great design.

The only thing that I would love if the wash basin,should be in the kitchen, and you can purchase a washer, inside the kitchen also.This unit is very expensive $18, millions dollars. 30 yes ago my father was going to purchase a 2 bedroom, one bathroom, Security entrance in Old Harbor, and my mother told him no way.And that house was only $65,thousands dollars. How can someone work in Jamaica 🇯🇲 and pay mortgage for a $18 million 🤔 mortgage. You know how many people lost their home in 1980.And their mortgage was $79.dollars. from Caribbean Housing. They need to build house for the poor family members who are going through hard times 😢.
This house is really not up to standard for 2022. There is no wash room, that wash thumb is an embarrassment. Where is the space for a washing machine? The wooden finish for the closets are so flimsy and have the potential to fall apart quickly. The kitchen fittings are cheaply done and the countertops will eventually sink in the middle, there is no difference between this development and the Gore development. However, while the land space and roofing are excellent, why should residents go through new harbour village 2 in order to access this property? Why not put your own entrance in place before advertise? Traffic going into new harbour 2 is always a nightmare, this development will make it more problematic. WHIM you can do so much better for your customers. Sigh

The house might be a little pricey, $120US but the lot size makes up. Nowhere in JA developers offers such large lots. But then I live in the US I don’t know.

Note to people complaining about the cost-If you can source all the materials, cost of building, plumbing and wiring, on a lot in a secure community for less than 18 million, good luck with that.

Old Harbour is the most populated town out of Kingston and Spanish Town, yet only 1 high-school, NO HOSPITAL. Repeat NO HOSPITAL. This makes it a poorly developed neighborhood. No proper engineering nor political leadership
Portmore is the actually the most populated town and it has no hospital. Old Harbour has one high school in the town but it has several high schools within 10 to 20 mins drive.
The developer could have done a better job of design, he's going backwards. Another Windows could have added to the living area. Kitchen design is poor. Wash area need to be added. Your work is impeccable as always. Congratulations.

People need to be aware that JN Bank who is developing this scheme is strategically selecting or giving first preference to those applicants that are willing to take out the mortgages only from them. Hence if you are planning to use NHT or any other Mortgager than JN Bank your chances of getting a unit will be minimal/close to zero.....

Like the yard space. Terrible kitchen design. I take it there will be closet organizers in the closets? Also why not install a door or some type of enclosure above the closets. Anything stored up there will look cluttered and everyone who visits can see. Also for a basic starter home the price seems a bit much. You my dear lady is a great presenter by the way. Always enjoy listening to and watching you.

A 4,500 Sq ft lot, 2 bed, 1 bath, solar water heater system, 24-hour security, maintenance, etc. though steep for the price, is worth the lifetime period of same. Consider a 1 bed, 1 bath NHT house or quad being sold for 12m without any land space for expansion or even a vehicle. Plus they're fitted with cupboards and A/C units and solar panels. I think it's kinda worth it.

You also have to pay a HOA fee every month. It’s not in the home price. It’s around $50 USD a month.

REALLY? The cost accountant must've been a plumber, to come up with $18mn for this unit. All the fixtures are less than $250K, with prefabricated building structure, so the real cost must be the location, location, location of the land. REALLY 😕
18 million. An ordinary Civil Servant can and will never be able to live anywhere. They must and have to live in squalor. If can't pay them, at least let have basic housing amongst other things.
Remember though, to get all the material to build this house, plus cost of labor and land for 18 million in Jamaica is no easy task…..This is well worth the price considering the cost of materials.

None of that comes close to $18 million, so it must be the cost of the unimproved land that costing so much, and Old Harbour land not that expected. I would never buy at that.price, as I could do much better for less elsewhere

@@gbb82 The Prefabricated building system is far more affordable than the traditional block n steel. I bought a 5BR, split level house in May Pen, for less than $7mn not so long ago. So, with diligent property search, esp using the foreclosure logs, one can find very affordable properties all across Jamaica
