Thanks for sharing. I must admit that imagination for modernity is rare in this property. It would be easy to see that this property represents every housing development I’ve seen in Jamaica except one. Therefore, aside from the location the backyard, cameras, air conditioners and the laundry room are the selling points. It’s not worth the price in my opinion. A more accurate price would be $150k US. Also, it’s only a two bedroom shell/house.
You are so right Gore development came out with this design in 2003 in there Bogue development selling at 1.9 mill at that time period, come 2022 to present developers ain't changed anything other than the price.

As a former real estate agent, I do find these prices to be a bit expensive for the square footage. I think because it’s Jamaica, you can’t really rely on other comps in the area. So these developers can price their homes for whatever in other to gain maximum return on their investments. But I guess if the area is a desired location, then you can justify the price. It the same thing in NYC.
Keedra nice concrete houses to withstand the hurricanes, and storms that always come to Jamaica. I like the scenery over looking the sea. It's nice and airy, and not far from the Airport. Keep Up The Good Job. Blessings.
I love this house, I love that the fridge fit inside the kitchen and that there is two bathrooms. Wow I wouldn't have to do anything with this home apart from planting couple fruit tress to the back.

I appreciate your videos. I will say for this price I would like to see a 3 bedroom and also the developments need variety, even it’s a just a range of different colors on the outside. Every house is exactly the same, not the best in terms of a selling point.

These houses are excellent to use as Airbnb. The location is basically next door to Gran Palladium, so guests can simply buy a day pass to same while sleeping in a very comfortable room

On average, the price of housing in the well developed, resort areas range from two to four hundred thousand USD. It is also true that the price is high for the average Jamaican, but it is much higher in places like The Bahamas, US Virgin Islands or Cayman Islands. Please also remember that in comparison to Arizona, Jamaica is smaller, land is finite and the island is very beautiful and tropical, so there is a very high demand for houses in these areas. It is not vast and arid like Arizona.

I have never seen the price of a house doubled in a little over a year 😳. These people are mad or greedy or both. But then again sucker is born every minute of 😄. Nice community though and great security requirements to enter at least for now when I visited two weeks ago.

This price is insane. They just built these homes, and they were starting at $90,000. They are very small and prone to moisture from the ocean mist. Yes, it's Ocean Front, but it's in the middle of nowhere, no tub, 45 minutes to a beach, and no shopping close by.
What you wrote about beaches is NOT TRUE. A small beach strip is across the road. Plus there is Watson Taylor Park Beach which is a 7 -10 minute drive away.. .at moderate speed. And Bulls Bay Beach another 3-5 minutes away. Half Moon Beach is also another 10 - 15 minutes away. There is also Johnson Town Beach 3 minutes away from Pointe if you don't mind black sand beaches.

The boundary walls on these gated communities don't be that high - also how much do you pay for keeping the development clean?
U can get a landscaper for $5,000JMD up. All depending on what you want to do to your yard.
I used to work down there as 1. And to cut and clean the yard, if the grass isn't extremely tall, runs you $5,000JMD.
But I have cut yards that the residents just coming in, and those grass catch you at your hip, only $6,000JMD to cut them.
But at times, you want lawn grass to be planted, or some other flowers to be planted, those will cost you extra.
However, there are about 4 or 5 different private landscapers that work down there, so their prices might be a little different from me.

Prices are based on demand and supply, it's just economics. If they were in fact overpriced then they would remain unsold and that would drive the price downwards.

Land including fencing and solar on the top it's worth it if you r to check the prices of the fixtures in these houses it's expensive and the solar alone is another expense $30 sounds expensive but it's really not

This is well worth the price with all the amenities that comes along with it. The price is not only for the home, but the location and potential. It’s close to Chukka, Dolphin Cove, Negril and Montego Bay so it can be used as a Air BNB. Of course contractors will say building a house is cheaper; many do not factor in the additional 15% for cost overruns ( there will be) plus the stress of building a home. I have built a house in Jamaica, and I have purchased one.

Every housing scheme has the same floor plan it's not worth what they are asking for I wouldn't pay that in the states. Beautiful area I'm familiar with but after a few years the sea will mash up the house will be expensive to keep fixing.
They are built with material that would let the sea mash up the house less.
However, some choose to grill up their veranda, that the sea will eat up fast.
Metals and iron, go fast when it is exposed to the sea. Board and plastic, that the outside of the house are made of, is hardly going to get any sea damage

Well, my brother in law's brother is a foreman for down there, and way back in March of last year, he said that the houses are already SD out. Even the ones they were building at that time.

I pass there every day for work. And there is a front house that is doing a big addition.
But it's still 1 floor.
I used to work there as a landscaper, and I have never seen a 2 floor one yet.
You can add on to the back lower level only...but if you live at the back towards the hills you can add on upstairs... there is one going on right now where they are adding on upstairs

That's why many people buy real estate - for the appreciation in value. there were folks scoffing when it was here on CZcams at 14M, but our market is hot and they're gonna keep missing out while expecting to get a house for $5M like when they last lived in Ja 35 years ago

@@nicoleclayton2599 The price you are talking about was for the bigger units tho. The last set for these smaller units were approximately $18 - $20 mil. I know bcuz I was following up and even applied and was advised I would have to be placed on a waiting list because all the houses were already booked out. Now if someone wants it for $5 mil they are ridiculous and crazy. But this unit not worth the $30 mil in my opinion. I follow the real estate market in both Jamaica and USA bcuz I’m interested in buying a house. And I know that based on the market you can get this for less than $30 mil. Remember they using a realtor to sell and realtor has high fees so the added cost might be to pay the realtor. Idk 🤷🏾♀️ but hey if someone wants to buy it for $30.5 mil then go ahead. Yes you can. You are not allowed to go upstairs on the original structure but addition can be made at the back. If you get a lot at the back of the property you can build an upper level on the structure added at the back.

I think Jamaican realtors need to get real! If they want to attract Jamaican abroad, they need to be more sensible and realistic with their prices! The first rule of business, is don't price yourself out of business!

@@annelee4056 Gore development 1st built this design in 2003, bogue development. The only developer that came out with their design is selective homes. They built town houses in 2013 selling for 8.3 mill.
That house is not worth $30 million. The location is why they pumped up the price. Diasporans and Children of diasporans such as myself want to buy but these homes are basic and you’re not really getting anything for your money. Same cookie cutter facades. Designs are not eye catching at all.
