Although the properties we tour are usually in a higher price bracket, we thought you may be interested to see what you can buy in this price range. We apologize in advance for the audio, we filmed this one a while ago and our microphones have improved since. There were a lot of echos in the house and we’re still trying to work out the best settings to film in. Comment below what you think of the property!
This is in a way better as is more realistic to most people budget and it shows even £500k can get a luxury property. Would definitely make people move out of London! For someone to live a over £1m property, you got to have much more especially to upkeep the property with its bills.
Lovely renovation but dreadful use of space on the downstairs. The garage is pointless, the utility room is huge and the lounge is tiny. The echoes in the kitchen ruin it too. Such a shame.
Too big utility room and tiny lounge space. Also bathroom far too big and rooms too small considering the size of the house. Didn’t like the two tone downstairs floor. Poor interior designing and tacky! Wooden doors don’t look nice in such a modern house.
Yep, you would have flipped the ultility room into a snug or office, sectioned off a 3x2.66 of the "lounge" into a utility, create another snug at the back, maybe even stolen some of the garage for the utility instead.
Great video and walkaround! My thoughts (feel free to ignore lol)....It’s a shame the two tone tile flooring is different size tiles which don’t line up. Also the brown tiles should have ended around the island not half way through. The living room is too narrow - and in the open plan kitchen you walk past the TV to get to the kitchen. Very annoying in real life use lol. The owners have tried to go for the open plan kitchen/diner/lounge with separate lounge But tbh the space is too small and laid out poorly. The utility room should have been the second lounge. And the narrow lounge wall should’ve been knocked through to the open plan Kitchen/diner.
Also only one oven - doesn’t really work for families these days. Most buyers look for 2 ovens minimum for the lifestyle that goes with open plan kitchen area etc. The owner could have fit a combination oven/microwave
The 2nd living area should be a utility which might be hard to do but just be better and more functional. The utility should definitely be a second living as it’s more private and separate from the rest of the living space.
Totally agree with you. Nice reno but really not a lot of thought put into the functionality of each room. A lot of awkward spaces which don’t serve their stated purpose effectively. Poor flow and wasted space. They should have involved an architect for more than just drawings/planning (and if they did they need a refund!)... but then again, if it has just been done for a flip, the owner probably isn’t too concerned about that.
Your right. Ensuite is way too big. When you put the wardrobes in any of the bedrooms there is hardly any space to move. Don't need such a big utility room, could have made more of the space downstairs as wall.
She did say in the video that the owner chose to have a separate living area though it is meant to be an open plan kitchen/living space but having said that I do agree the space isn't utilised well.
Nice house, but I’m not keen on the flooring. Renovations often feature hard, shiny tiled floors. If this house was abroad I could see why, however, in the UK they are just too cold and hard for most families to enjoy. I think an engineered wooden floor would have been better throughout.
Oh my word!! If I lived around this neck of the woods still I would totally go and view this property. I moved to Wiltshire and my house was £450,000 and it is a third of this house!!! 😆 great video guys. Please do more houses around this price bracket or a bit lower 😃
The overall layout is nice, and I love the garden. I think the ground floor design would have been better with a larger garage and one large main living space, instead of two lounge areas. The utility room could be smaller, and the extra space used to reposition the ground floor bathroom, providing more space for a larger garage.
Looks very attractive and great in a magazine. But I think it’s not well laid out for day to day living. Having said that, it’s a vast improvement compared to the original house.
It really bothers me that the island does not line up with worksurface along wall in kitchen. Also the flooring beside the right hand of island is suddenly different to kitchen are.
That garage is wasted space because it's too small to park a car and will only end up as a junk room. It's a better use of space to incorporate it into the internal living space.

Decent size porch, love the doors throughout. A great fridge/freezer at last. This is a real bug-bear of mine regarding bathrooms which are perfectly sized to hold both a bath tub and shower stall yet only contain a huge shower! Unless you enjoy getting jiggy with your partner under a shower spray, and two or three others, (I'm not judging, each to their own), then pop a bath tub in too. The utility room is bigger than my kitchen! One thing I did notice is the traffic noise. Whoever uses the front of house bedroom either won't have an issue with traffic roaring past or ear-plugs will be the order of the day. The 'formal lounge' is minute unless you all enjoy sitting side by side. The garden has potential though.
Beautiful design but the master bathroom has a flaw that a woman cannot overlook. The mirror in the ensuite is too small for the size of the sink, moreover it is not centered over the sink and cannot be because of the design

The house looks amazing consider that price- especially how those little detail that Matt mention with bath tub-the trim around it. Only 1 thing-does the kitchen has glass splashback? Depending how many people live, may be even better if the family room open it up with the open plan kitchen/living so can actually put a 4 seater sofa. This video ticks everything needed for a luxury property tour and if I am looking something like this, it will certainly make me put an offer!
Really nice house in an affordable price range. The garden is well kept and the woodwork on the sides of garden really lifts the entire house up. Being a desi will never put the fridge in that nook or my parents will never forgive me. It is always nice to see a charging station in the kitchen island. I mean what else are you supposed to do while eating. Love the first-floor foyer. That master bed ceiling really is so high. All in all, a good property.
Descent 4 bedroom property 500k , only thing I would do is have internal door to garage from hallway and put some eye height kitchen cabinets.. overall nice property ❤

I like the facade. Its more contemporary than the usual UK designs. The floor plan, not so much. I agree with many of the comments on here regarding rooms sizes, etc. Also, the large (possibly 600mm) shiny floor tiles look really flashy and nice, BUT, from others who have had these tiles in their own homes, they are impossible to keep clean. I also know some one who slipped and fractured a hip on similar tiles. The laundry room is a huge waste of space. I understand the logic of allocating that room (plumbing already available) but it could have been much better. Maybe more surface area, cupboards, use the redundant fridge cavity as a drying cupboard? Use of a partition wall to create a WIL (walk in linen). Agreed about the waste of space in the ensuites. I have a soaker tub in my ensuite which I frequently utilise. Stick a bath in. It looks better and is a better use of the space.
Its a very nice looking house , modern and clean. I don't know why houses in England don't have any cupboard space in the bedrooms though. What is the interest rate there? and are you required to put a deposit down?....greetings from Cape Town.
I never understood why bother with a garage if it can only accommodate a small car on a family sized house. It’ll never be used, just as a dumping ground, when it could have made useful space inside the house, since it’s already inter grated.

They could have put a large enough beam that seperated the dining room and that 2 living area and made large living area and put dining room where the 1 living area is.

Echo is so overpowering - it's little wonder they've put it up for sale: it would drive you mad!

the living room next the kitchen so small ,they should of used that garage as part of the kitchen and have a nice size living room to put luxury sofas

Cute on the outside. But interior and styling is awful, cold and not well developed. Not worth the price imo, especially in such a remote area

tasteful colour scheme, not 100% on room design but the main family room looks cool and the doors and flooring is nice also.

Think house is at top end of value you can achieve on that road in Rugby, given it’s a noisy main road. So not sure you’d want to spend more?
