- We complete the restoration of the commercial portion of our mixed use building. The residential portion is still under construction. This space will serve as my wood shop, and a small retail showroom for my to display my projects. The restoration also features a break/meeting room and a handicap accessible restroom with a roll in transfer shower.

Yeah well, welcome to Dayton Mike, I used to live there too. They once ticketed us for:
1. Not having screens on our windows.....when we had air-conditioning.
2. Not mowing a one foot wide strip of lawn between 2 fences that we had no way to access. And it wasn't even on our property, it was between the property line chain link fence, and a privacy fence the neighbors put up on their side. They ticketed US because it was only visible from OUR yard.
3. There was a small gap between our garage door and the ground "large enough for rodents to access the building". It was a detached garage with absolutely NOTHING in it, that we never used for anything. And it was a sliding door that HAD to have a bit of a gap underneath so it could slide.
4. A crack in a basement window that could ONLY be seen if you looked behind a bush in our fenced backyard.
And several OTHER things too that were JUST as petty, invasive and ridiculous.
If it had been in one of the expensive or historical areas it MIGHT make sense. But it was over on Xenia Avenue where the houses are only six feet apart and NONE of those things were visible from the street. We got sick of the 🐂💩 and left Dayton 25 years ago and never looked back.

@@50Acres Remember, this was over 25 years ago, so the dynamic may have changed in the interim.🤷
I DO know it started when we were associated with a small homeless shelter in the area. We were accused of turning Dayton into "a Hilton for the homeless", whatever THAT means.
Most of OUR efforts were aimed at kids timing out of foster care, most of which were our daughter's friends from school. Though we DID also help out a couple of neighbors, one from our church, and one who had lost his apartment when he ended up in the hospital and couldn't work for awhile.

I live in Columbus and I'm pretty sure I've driven past this building before. I'm very grateful for people like you who "restore" (I use that word VERY lightly) buildings like this instead of tearing them down. This is the type of development we need in our cities. Great video.

That commercial-code-mandated mop sink sure looks like a beaudacious dog shower for Beatrice, eh?! 😆
(Labrador training tip from a professional in KY we used: Hold her ear while giving a command (e.g., 'drop it') and apply thumb nail pressure to underside of ear until she does as instructed. Works for good dogs being bad, bored, or onery: like chewing on antique table legs, or dead opossums, or good wool socks, etc. )
Yea, if it were only a bit bigger it would be perfect, we do have a roll in shower right around the corner that we can use for that.
Your mop station is now a boot washing or dog bathing station. Perfect!

I remember when you bought this building and I thought wow ummm that's gonna take a whole lot of work. Which it did but with you it was a labor of love and a completion of your vision/dream. Yea we submitted plans without a mop sink and they made us add one.

Yep, in a city with all their regulations, hard work only goes so far, unfortunately you have to shell out cash for stupid stuff that serves no purpose.

I've given that mop sink a little thought. What about a challenge to build a rolling cabinet that will fit right over it so it serves a good purpose. The back could be designed to fit around the plumbing fixtures. No one would know that you had a mop sink there at all! That would be so very 😎 COOL! The whole bloody building is cool!
I like to watch Epic Upcycle and Kris Harbour. Kris is constructing a timberframe barn now. He made a two level shop and has done solar and wind generators. Epic Upcycle is carpentry, and it's a blast! Perhaps you might enjoy them also. Best wishes for you and Sarah and Beatrix and your woodworkers club!
What a clever idea. Just don't tell the building inspectors. They might find (or maybe make up) some obscure reason that it can't be covered .... by anything ... even something moveable.
@Tiny Dancer when the inspectors are coming, it can be rolled into another room ahead of time! I know! Fun, yeah? I love dual-purpose furniture, rooms with hidden attributes, etc. Hidey-holes! This man is gifted enough to do that kind of stuff.

@Tiny Dancer The way I look at it is that the law has been complied with in that there is a mop sink in the room, and that said sink is easily accessible. Is it dishonest? NO!
@@damogranheart5521 And, some power hungry inspector (yes there are some) could get it into his head that a rolling cart or table placed over the drain makes it inaccessible ..... even without it being written into code. I worked for local government in an office that issued building, electrical and plumbing permits ..... and with our close connection with the department administrating inspections, we would hear the stories of inspectors stepping outside of the scope of authority and making rules about and insisting on things being how they thought they should be done, things that were not in code and not enforceable ..... and totally unnecessary ..... and yes, they got their butts handed to them to not make up rules.

Hi David, I have been trying to stay busy, the code accomplishes some good things, they've just overstepped with it. Municipalities should have stopped adopting the new codes in the 80's
I appreciate that the header casing for the bathroom (maybe other areas?) is in the spirit of the restoration, versus actually identical (as you mentioned there should be some freedom in restoration details). Great work!
Thanks, I try to do that as much as possible but I also like to mash up styles and put my own twist on things.

Your channel has become by far one of my favorite channels. I love the cabin but this building is so awesome how you have restored it and brought it back to life. Your just a genuine great guy and fun to watch in all the projects. You make it seem like I could take on tiling a shower or making awesome cabinets. I'm also glad you have your own wood shop and hoping more videos (or a 2nd channel) is born out of the wood shop and straight wood working! I know this channel has been about the cabin but I feel there is so much more to you and your talents as a craftsman!!

I remember when you purchased this building. I thought you might be getting in deep. I have never ventured into commercial real-estate. I guess I am just a little worried about the risk. Amazing job 👏.
Ha I was getting in a bit deep! Commercial is interesting, it's a tough time for it with everything moving online. I think it's an opportunity for makers and entrepreneurs to get good deals. I think we should see a buying opportunity in the next few years. Stuff is still too expensive right now in my mind.

Please accept my condolences on the loss of your freedom and loss of hundreds of dollars for nothing in return. I am not a fan of mindless rules that solve imaginary problems, yet cost very real money from "peasants" like us .

The other part of reusing an older structure is keeping an existing area alive too. Like to suggest 'walking maps' of eateries & other businesses nearby on some of the 'public' use parts of the building perhaps as functional decor. Maybe work with local eatery for catering events & be featured in their place? The work space vs the vacation place carries that 'same' cool wood aesthetic & warm atmosphere. Cap has a lot of feathers. Best Wishes for 2023 & More!
This are great ideas Ron, we did that with our last short term rental (since sold). We're definitely going to do the same thing again, there is some really cool stuff in walking distance.
Man! You have to feel like a huge weight has been lifted off your chest! Ohio and their taxes and fees are insane! Every single layer along the way has their claws in ya here. So frustrating. The entire building is a piece of art! The eyecrometer you use is priceless! Now you can cover up the front porch of the cabin and keep the rain splash off the bottom siding you worked so hard on! That truck will come in so handy now! Your shop brings the biggest smile of all! It is what dreams are made of! Maybe you can find enough grape vines to work your magic on in there! LOL! Stay safe, warm, and healthy! We are getting a bunch of snow here now!
Oh yea I sure do. Our property taxes here are absolutely crazy and the kicker is our city services and schools are abysmal, I have no idea how we get so little for so much money. Yea that porch covering project really needs to happen soon!

Lol! I actually have a friend in my neighborhood who once had to use his services (the bail bondsman) and he said he was a good guy! He’s still in business as far as I know.

Oh man that’s so cool I live a 10 minute walk from there! You would not believe how this city has changed!

You got to love codes sometimes. I have never ran into a case that a mop sink couldn’t be substituted with a service sink. Awesome job on the building.. What a great place for a shop.

Thanks, I wanted to film more of it but I’m so behind schedule that it was difficult to take the time. I also had a helper who didn’t want to be on camera so that made it complicated.

I certainly hear your pain and frustration with the excessive building "codes" and "permitting" issues.
I'm thinking you could make some "lemonade" from that mop sink "lemon" the codes stuck you with. Looks like a perfect shower base to me. With your creative abilities I see a "workshop shower" video in your future! 🙂

Looks great! I have to agree on building code/inspectors. At one time in life I had a bit of respect but the profession has dumbed down so incredibly much along with those who “enforce it” I have found I can’t even come close to having reasonable and logical conversations with them anymore. Oh, and I am a safety nut who excels at over engineering but for logical and good reasons. Keep doing what you are doing! Inspirational and innovative!
Yea I agree with it in theory, but the code got to a point of diminishing safety returns a long long time ago. Cities should have stopped adopting new versions of code and they need to take a good hard look at what is actually worth the cost from a statistical perspective.
