    Speaking of borrowers with properties getting foreclosed, I have been contemplating on this for a while. There are cases kasi, na makakatulong sana sa mga borrowers na sadly nadefault sila, kung magagawan ng paraan na maiturnover sana yung property sa borrower/owner on time, or ahead of time para mapakinabangan ng borrower. There are cases na they wished na maiturnover na so they can either stop renting and use the money sa amortization na, or at least maparent out nila at makatulong sa amortization. We are in a pandemic, sana gumawa ng paraan ang mga developer na makatulong sa issue na ganito.

    i just applied for a housing loan (house construction), had i known or asked assistance from an agent for the loan application; my experience would've been very smooth and fast. but overall, if all docs are correct and complete then expect your application to be very fast and hassle free

    How about for applying banking loan, mas ok po ba na my savings kansa bangkong aaplyan mo? Or ok lang kahit ang savings mo sa ibang bangko?

    Question po:
    1 have a vacant lot and a house and lot, can I both use them at the same time under Equity Loan in one application under one bank?
    Note:
    -My GMI is 6 digits in terms of salary requirements.
    -Both properties has clean title under my name.
    I am planning to use the loan proceeds for the BRRRR method to recycle/reinvest my assets.

    Ask ko lang sana may makasagot. Pwede ba magloan ng house construction sa bank if yunh lot ay under financing pa at hinuhulugan pa sa bank? Bali magloloan for both lot at the same time house construction.
    Kapag linoan ang lot nakaninu ang titulo? Sa bank or saken? Pwede bang gawing collateral ang lote na hinuhulugan pa?

    May napanood aq po regarding basis ng loanable amount, ang sabi ung pinaka lowest among the 3 (actual need, capacity to pay at LTV) ung ibibigay syo or approve syo na loan. Is it true? Planning to do housing loan home construction, my lote npo kasi aq, un npanood q kc is bout sa housing project, dko sure kung same rules applies pag sa case q. Pls paconfirm. Thank u!

    I own a property in the Philippines, but have been living abroad for the past 30years so I don't have much credit history in the Philippines. I am also now retired. Is there a way for me to take equity out of the property that I own so I can fund my retirement by building a new home in a new area of the Philippines?       Yes, it’s too early and untimely because interest rates are high. I can’t recommend a specific bank since they have their own promos and features that may suit your needs.:)

      In most banks you can, just let them know that it is an advance payment to principal.

    Sir chris for example 15m ang iloloan ko 25yrs for house construction. 7% ang interest rate. 7% of 15m is 1,050,000 php . 16,050,0000 ang magiging total loan mo, divided to 300 months =25 yrs . 53,500 monthly ang babayaran? Correct me if im wrong.

      Pwede niyo po puntahan yung mga online websites ng banks then punta kayo sa calculator, ilalagay niyo dun how many years to pay, sweldo niyo pati target loan. Ipapakita sa inyo doon yung monthly amortization. Tapos kayo na bahala mag assess if yung monthly amortization is 30% ng income niyo.

      Hello, depende po sa agreement niyo, but I suggest pag pre owned you get the appraisal first and your approved loan before shelling the difference which can be your downpayment.:)

    You are not telling the whole story. If your loan, say 2M, they will only give 70 to 80% plus interest, and 20 to 30% balance of your loan is the back profit. It is a reap-off; how can banks easily steal 20 to 30% from you? So never take loans from the banks.

    Hello sir Chris! Nag inquire po kami ng house&lot under UnionBank. Worth 4.2m po yung house. Do you think ma-approved po kaming mag-asawa ang salary lang po nya is almost 40k + allowance fee. Then, online seller po ako. Pero kapag nag o.t po sya naabot po ng 50k ang salary nya.. please, sana po mapansin nyo po itong comment ko. Thank you po sir! ❤

      Hi Angelyn, a good rule of thumb here is 30% of your gross monthly income should not exceed your monthly amortization. Pwede din kayo pa pre qualify sa banks, usually they have loan calculator sa websites nila.:)

    Sir bago lng po ako sa page nyo question lng po, ex po ang loan approved is 4.9M pero malaman mo na ung binayaran ng bank sa developer is 3.9M san po napunta ung 1.1M na sobra sa niloan?

      Iba iba depende sa banko, sa ngayon halos nasa 6.5 to 8% ang average fixed for 3 years.
      You can divide the interest rate by the number of repayments throughout your loan term. You can also use mortgage calcuators, usually mayroon nito sa website ng banks and PagIBIG.

    Nag loan ako sa pinas fixed for 1 year at 5.88% then nung natapos yung fixed rate ko naging 9% (tawag nila repricing) sobrang laki ng difference! And sabi ng bank di ako ule pede mag apply ng fixed rate ( nakalagay sa website nila is 6.38% yung new fixed rate). Ganun ba talaga sa pinas? Pag lumipat naman ako sa ibang bank, baka di worth it dahil sa mga fees. Please advise thanks.

      Hi! Yes may instances na nag shoot up talaga after fixed rate period depending on different factors but our economy plays a big role. You can refinance to other banks or pagibig if you want to a fixed rate for a longer period.:)

    Hello po just asking poh. Kase may hinuhulugan kaming lot 150sqm, and may balance pa kami duon ng 150k, possible po ba na makapagloan pambayad sa kulang sa lot then pagconstruct poh sa ipapatayong bahay? And itatanong ko din poh kung magkano po minimum ung pedeng iloan kapag aroung 20k ung salary?

      One way to find out is to research the comparable properties or if ipapasok sa bank you can ask for their appraisal report. Usually banks base their loanable amount at 70% to 80% value of property.

    Helo sir Chris very informative po ung video nyo halos lahat na po ata ng videos nyo napanood ko kase 1st time ko magaply ng home loan.I have question po.I will apply for home loan para sa inaplyan ko na preselling house and lot and matatapos ko na po ung equity niya this year sabi ng sales agent ko dati nung pinareserve namin unit pwede namin iapply sa pagibig pero ngayon po na matatapos na namin ung equity sabi ng developer ko hindi daw sila acredited ni pagibig.Need ko na po magprocess ng home loan.Gusto ko po sana siya sa pag-ibig pero ung developer po namin is not acredited ni pag-ibig and ang rule po ni developer kailangan muna mabayaran before construction ng house and makuha po ung transfer certificate title pero upon searching po sa home loan ni pag ibig required ung TCT..May pagasa pa po ba ako sa pag ibig or need na po tlga bank loan since si developer my mga acredited na banks?

      Hi Doreen, yes you can ask for a copy of TCT, tax dec, CTS from your developer so you can apply yourself, unless hindi pa tapos and hindi napapatituluhan ang property. If they have tie up banks, you can apply naman with them at first and refinance na lang to PagIBIG later on.:)

      Sir Chris my follow up question lang po ako.Pwede po ba ako magdemand ng Copy of Transfer Cerrificate Title and Contract to Sell sa developer ko para makapag apply ako ng loan sa other banks.ang rule po kase ni developer agreement contract lang ibibigay nila kase preselling lang ung townhouse which is magagamit lang siya sa tie up banks.What if di kami naaprove sa lahat ng tie up banks nila dahil insufficient ang income?gusto sana nmin itry sa pag ibig or other banks kaso po ayaw nila magbigay ng transfer certificate title dahil ibibigay lang daw po nila yun once napatayo na ung bahay.Matatapos na po namin ung 30 months equity and nagworry ako bka mapunta lang sa wla po ung downpayment ng equity namin.
