    Ang mali is dapat may go signal muna ang bank for the loan, dapat documented yun, even before the developer asks you for any payment. Ang naiipit is yung mga buyers pag nakapag down na at lahat sa developer tapos biglang disapproved ng bank. Sobrang unfair nun, may threat agad na hindi ibabalik ng developer yung binayad. Walang sense talaga na no refund no refund na yan. So the better info we need is to tell everyone what to do if ireject ng bank ang loan at naka pag down na ang buyer.

      @@honeychile5393 That's totally wrong. Firstly, I'm not telling the developer to scrutinize an individual's financial capability, hindi naman nila forte yun and they shouldn't. The point you missed is that BEFORE the developer has the right to demand from an individual ANY payment for the property, the individual MUST have documented approval from the bank first. I mean, can anyone guarantee a bank loan approval? No. The developer nor the bank can give a guarantee prior to the processing of the loan. Granting approval of a loan is not a privilege nor a right, it's given only if the bank deems an individual to be worthy of the risks, so it's up to the bank. To just simply say "it's a personal responsibility" is putting people under unnecessary risk. It's like you are saying banks MUST give an individual a loan if the person ticks all the required boxes. Then what about others who are in good financial standing but STILL are rejected for a loan? Again, it is up to the banks to decide whether to give you a loan or not, it is not a right of a citizen and one won't have a guarantee of an approval even if he/she is financially capable and in good credit standing. Other countries practice this, in the UK, before a property is to be paid for, you must have a certificate from the bank granting you approval of the mortgage. This REMOVES the risk from the buyer prior to making any payments for the property and it makes perfect sense. Why would you shell out significant amounts of money on a property that's not even guaranteed to be yours? Nakalgay pa sa contracts na non-refundable yung payment. TOTALLY UNFAIR and ONE-SIDED. People are forced to sign and take a huge risk that they shouldn't if they want to own a property through a mortgage.

      Ano po dawat namin na gagawin.
      Na assume namin yung house September 15, 2022 nag apply kami sa PNB it took 3 months para sa application namin pero disapproved lng pala. We immediately applied RCBC and now waiting for approval.
      Ano po dapat naming gagawin incase di pa rin po ma approve sa RCBC? 😥🥲 na dedepressed na po ako kakaisip. 8 months pregnant po pala ako now.
      Sana po may makatulong. Developer is Priland po.

      @@rvkrides7081 sorry to hear that, we've been there to some degree kaya i can understand the feeling. since i don't really know specifics of your case, only practical thing i would suggest is to assume the worst to be prepared. better talk to a lawyer na and try to research how to get in touch with the HSAC pero consult a lawyer muna, para malaman mo how you can defend yourself vs the developer. kasi as far as i know you can only assume and move in the property once cleared na yung bank loan. not sure if you're already living in the property. it may be a good or bad thing on your part if that is the case, so talk to a lawyer. also, avoid big banks when applying for a loan, they are a pain in the ass to deal with and will treat you like sh*t. try the smaller banks and pressure your agent to assist you. best case scenario pa rin is i-go ng rcbc on time. but if the worst happens, find the best way to at least get your money back in full or at least most of it. the consultation with the lawyer should at least give you a few ways to deal with it so you can have realistic options.

    Ang nangyari po sa kapatid ko ay ayaw na ibalik yung 180K ng kapatid ko. Nagreserve sya ng 20 k . Then the bank did not approve. He paid 180 dahil tinatanggap naman ng deceloper, then ayun. Disapproved. Tapos ayaw na ibalik yung money. Ituloy na lang daw sa Pag-ibig. Kaso ayaw na ng brother ko.

    Paano po kaya sir if example for CI na then declined. Paano po yung binayad na reservation fee sa developer? Di ba po dapat ibalik nila kahit na sabihin nila non-refundable since sila din naman ang nagdecline?

    Ask ko lang sana may makasagot. Pwede ba magloan ng house construction sa bank if yunh lot ay under financing pa at hinuhulugan pa sa bank? Bali magloloan for both lot at the same time house construction.
    Kapag linoan ang lot nakaninu ang titulo? Sa bank or saken? Pwede bang gawing collateral ang lote na hinuhulugan pa?

    Sir, can I ask a question? Im planning to apply for a house loan under Home improvement. Ung property na to was purchased year 1995 and its not yet transferred to my parents name nor has a land title under the original owner. Though nsa amen n ung orig copy of deeds of sale ,SPA. May chance po ba na approved kme if ever kht na s 1st owner pa nakapangalan ung mga documents ? BTW, ako po ung mag apply ng loan sa PAG IBIG since wlang PAG IBIG no ung parents ko. TYSM! ☺️

      Hi Jane, you can apply for home improvement as long as the property is under your parent's name through accommodation of mortgage. I don't think Pag-IBIG will honor your deed of sale alone.

    Hello sir! Build your bank account. Means with the same bank you are getting the loan? Or can be with other banks? Bcoz d loan will depend on kung sino un bank can give you the best interest so mostly not same your bank where your savings was kept even you have enough number but ayaw mo lang galawin for other purpske.       @@ChrisSuarezRealEstate Any bank means even I have savings at bank A, this is still good as build your bank account. Kahit sa bank B aq kkuhaa ng loan because of lowest interest? So no need ng to tranafer the account.. Slamat po ng mrami!

    Sir Chris, what if I have naman the full amount in my bank account for a condo I wanna buy but still wnat to get a loan. Wala lang ako ITR and I earn 16k a month as a freelancer. Can I reason out na I can pay upfront naman but would rather get a loan dahil lang ayoko isang bagsakan... may cases na ba na ganon?

      Yes pwede naman and if you have big enough cash, you can just directly negotiate payment terms with the developer, para hindi ka na rin mag loan.:)

      Almost same my case po. Full number naman ako with my bank, but i think my monthly earnings was not enough to cover up the 30% rule based on my desired amount for loan. Kaya mejo doubt ako if maaaproved ako ni bank or not. 😔

    Sir pag naging coborrower na po ba sa isang housing loan. Di na pwedeng maging coborrower uli? In which yung coborrower or co owner naman is need lang para ma meet yung required income from pag ibig?

      Depends on the developer pa rin. But its not practical to go for longer years lalo na pag mataas ang interest.

    Hi Sir, sana poh masagot nyo ang question ko regarding my home loan to BDO, inapply poh ni Developer ang unit ko nakuha sa BDO for homeloan, ang problema Sir malaki poh ang amount an approved ni BDO compare poh sa remaining balance ko nalang sa Developer, ang question ko Sir, kanino ko poh ba kukuhanin yung difference na approve amount, kay BAnk poh ba or kay Developer? 1.5M nalang poh ang balance ko sa Developer but ang na approved poh ni BAnk ay 1.6M, hoping for your reply Sir.

Nalilito kasi ako sa mga nakikita kong ads na may nakalagay na monthly payment kaso baka with loan or financing pala yon may nakalagay kasi na "monthly amortization" (pag ganon po ba with financing/loan yon?) Baka kasi di ako ma-approve pag magloan just in case pero baka kaya ko naman magbayad pag deferred cash dahil sa savings ko. Thank you Sir!

    Hi Sir! Thanks for this informative video! I just have a question po and I hope you’d be able to advise on this. Let’s say the loan applocation has been approved na pero hindi pa po narerelease ang payment to the developer. Is there a chance that the bank or Pag-ibig- will conduct another CI with the employer? Normal po ba ito or may instances lang na kailangan nilang mag CI ulit sa employer. Salamat po!

      Yes, they mostly do it to update the record of the borrower. In some cases pag tumagal ang processing, may borrowers na nawalan ng work and wouldn't be able to repay the approved loan, that's why financial institutions need to update docs.

Naitatanong ko po kasi, nag-apply po ako ng bagong trabaho and natanggap na po ako. Baka po kasi pagresign ko mag CI ulit sila and wala na ako sa dating company, baka macancel yung loan ko.

Maybe you should wait until it gets approved? I'm not sure ano ang mangyayari if lumipat ka while it is still in process.
