    Thank you very much for your insightful information. I had a violation and i corrected. The HPD accepted it and gave print out saying "cert received" under the heading Certification Status.' Do I still have to call them for inspection?

    I inherited a house from my grandpa in 2014. But in 2008, he was issued a sidewalk violation. It was fixed in 2015, but the DOB website still shows an active violation. I requested a violation dismissal now in 2023 because I’m trying to sell the house and the buyer refuses to close with escrow because he wants a clear title. I am now scared that it’s been several years since those repairs were done, we’ll get a new inspector, and they will find something or another to have me fix costing more money and potentially losing the buyer since he can back out of the contract which is due to expire Jan 4. That deadline doesn’t give me enough time to do any repairs if an inspector finds something else wrong with the sidewalk. What would you suggest we do in this situation? Still not exactly sure why we can’t close with escrow, with me still being responsible to address the sidewalk after closing. My lawyer and Realtor think he’s just trying to postpone closing for a lower interest rate. He has already had to pay adjournment fees for changing his story with this entire situation, and now refuses escrow altogether.

      Hi, it sounds like you have a solid sense of the process and the risks associated with having an inspection. Sorry to say there's not much you can do but hope the inspector doesn't find any additional violations. Good luck!

    Hi! I manage a church building that has a DOB violation from years ago that has since been fixed. However, there is still a failure to file certificate of correction violation on the building. I just come into this position 6 months ago. Do I get a contractor and pay them to file or how do I go about getting rid of this violation so that we can restore our property tax exemption status? Thanks!

      Hi, you can Google 'expeditor' in the property's zipcode. Call any 3 to get a quote, then go with the lowest one. An expeditor will help you file the appropriate documents to clear the violation.

    who do i call email or what do i do on their website to request a inspector because we already fixed everything

      You can do it online with 311 and request a dismissal violation. That’s what I’m going through right now trying to sell a house it’s such a headache… Seems like I’ve been getting the runaround trying to get this addressed in time for closing on this house. Best of luck!

      It depends on the violation type: whether it's ECB, DOB, HPD or FDNY. Do you know the violation type?

      To my knowledge no, likely because the forms requesting an inspection require you to include an affidavit of ownership which needs to be notarized before submission.
