I live in Toms River. Unless you’re wealthy and have an amazing house where you can enjoy those neighborhoods it is pretty much a dump. Nothing to do here, no places to eat unless you like fast food. You can drive 7 miles to Seaside Heights but I wouldn’t really call that entertainment. There’s no night life and it’s honestly not a great place to live at all.

Under your definition most of NYC lacks surface and actual diversity. What a hit job. Tell us where we can find real diversity. lol.

All of these locations still need to be more open for my taste. I'm looking for a more rural area.

Last year I retired to Sayre PA, Bradford County (north of Williamsport PA and west of Binghamton NY.) It's an area with substantially lower housing and property taxes and crime rates than any of the areas mentioned in this video. It also has a major regional hospital and clinic to meet any medical needs.

DE is WOKE & non-inclusive of non-native Delawareans. Civil Rights & EOE laws ignored w no fear of repercussions. Lawless place for most part. Check crime reports & beware of at least 15k illegals in the state, being flown in at night mostly by Brandon. Unless you are retired & not looking for work, rule out DE. Their public schools are academically low rated so if children need schools, go private.
