Located in the historic town of Ingot, where in 1862 the old timers mined for silver, copper, & zinc. This property has an unheard of ~256 GPM or .57 cubic feet per second deeded water right for domestic, milling & municipal use according to California Water Resources.
The cost of this water right is $836 per year. This property has about 1/3 mile or 1,900 feet of Cow Creek frontage just off the highway. In addition, there is a spot for a potential 40 ft deep pond. This property adjoins 38 acres of BLM land to the east. The main trail running through the property is an old rail car track where the old miners would transport rock from the Afterthought Mine then through this property to the old smelter located on the adjoining property that also happens to be for sale.
Most of the property is sloped to steep but there are some flat spots and trails to explore. For physical driving but not deeded access, use Donkey Mine Rd off of Oak Run Rd in Oak Run (see aerial photo). The seller has used this access for years with no issues. Otherwise you will need to cross the creek when it has slowed. Owner may carry with 1/2 down.
Contact me before viewing the property if you decide you want to go in the back way. ATV is best but if you want to 4x4 in make sure it is a good one as the road is rough and overgrown near the end.

I know that place, I drive by it on my way to work! Don’t forget boys and girls that Shasta county requires fire breaks around all that property and will fine u hefty if not done every year and will force a lien on the land also if not done! And also it’s in commufornia!
Never heard of fire breaks required on vacant land unless in some strict gated community or the like. With a house etc. yes for sure. This seller owns 3 total just like this one and has never been told to clear fire breaks all over the land.
The little outbuilding is for drying/storing onions, garlic, and potatoes.

I was just looking at this spot across from Ingot Auto Dismantlers on Google Earth Streetview and noticed that the car parked on the roadside looks very similar to what I assume is your vehicle in the video. If so, it looks like you were in the driver's seat, just parking, or just about to leave. Weird coincidence/timing!

The color of that creek water is questionable, especially near a mine. Is that why it can’t be used for irrigation?
I believe it wasn't set up that way a long time ago since it was deeded as a water right from the past, not recently.
So it's either downstream from the mine or smelter location? What's the water quality like?
The mine is an EPA Superfund site.
Yes, downstream from the Afterthought Mine and upstream from the smelter. I do not know what the water quality is. You can contact the EPA or CA Water Resources. I think the smelter is a superfund site as well. Should help out the values especially if they build a bridge to access the property or the like. That would be great! Hopefully, they start spending some money sooner rather than later though.
I also have the 26.5 acres that sits right next to the Afterthought Mine but is upstream from it. It also has a mine/cave on it that I explore in the video.

That fire is 150 miles from this property, not even in the same county. CA is huge!
What can that 256 GPM Deeded water be used for if not irrigation? I don’t imagine California is going to allow me to generate my own power with it? I’m a bit lost on what good water rights for “milling” is.
Milling... Could be for timber use. These are old water rights from when this area was heavy into mining. Domestic seems to be for household use. CA Water Resources is your best bet if you want some exactness with these words.
I'm curious as to whether the property includes all mineral rights?

From Afterthought Mine a mile away? Could be, but best to talk to the EPA to know for sure.

Maybe, but the deeded water right is from the creek. You can ask Water Resources about a riparian water right to remove some water from another body of water on the property but a riparian water right is not as robust as a deeded water right.
Can use the water except for irrigation? Must be old mining rights which you can’t do.
It does have mineral rights down to 100 feet, after that you get 50% of them according to the deeds.

There's reasons as to why it's so cheap.
Yes, the deeded access means you need to cross the creek to get to most of the acreage, or drive in the back way but not deeded. It is also mostly sloped up hill if at the creek. However, it does have a massive deeded water right which is not common and there are ways to get across the creek even when flowing fast as long as you don't plan to drive across it.
I’m sure there are set backs from the river . California is requiring owners to install meters on their own wells so California can tax them accordingly. The only thing I would buy in California would be a plane ticket out .🎉

For example this specific property is great but you can't irrigate? It's in a high fire area. Give us some cons so we can be informed. You're talking about enticing us to buy it but the mass exodus is leaving us with little to no money.

For someone who has money to burn and unlimited time on their hands. And that noisy street next to it might as well stay in the city.
It is quiet at the back end of the property where there is a flat area to put something like a small shed or the like, plus its right next to the old road you can use to drive into the property the back way. Just waiting for the seller to improve it so it is not so rough from last years rains.

That’s not how it works, anywhere. The mine originally secured water rights from the creek for use in mining, and that’s what it still stipulates, probably passed down several times. There’s nothing stopping the landowner from drilling a well and irrigating with as much water as they like. Being able to utilize water from the creek is an awesome bonus that is hard to come by. Judging from the use case scenarios he mentioned you could probably even use to generate power.
Hate California all you want but ask yourself where do you get all your fresh produce and vegetables from. I own a trucking company and live in California almost all my life with the exception when I was serving in the Army. I also own residential and commercial properties outside of California like Texas, Florida, Idaho, Arizona and Pennsylvania.

Also, become familiar with California Code of Regulations Title 24 for all the particulars. For example, prior to any bush clearing it is necessary to certify by a forester $$$$ the property is free of any nesting or other endangered species. Otherwise, the state or federal environmental Nazi’s will bankrupt you and threw you into the gulag.

LOL Of course. You have to cross the creek to get to most of the property, that way is your access, off the county Hwy. You can drive in the back way but it is not a deeded right of way. These properties are also mostly steep.
Because they’re in the wilderness and they’re undeveloped and probably hard to get to and off grid but absolutely beautiful and breathtaking
