Large Acreage For Sale In California - Owner Carry - Surrounded by BLM Land

  • One full section of mostly steep land but with several great features including power along the bottom road. First, it is completely surrounded on all 4 sides by 6,700 acres of government land. Second, there are springs and year round French Gulch Creek! Lastly, there is power to at least 2 possible build sites. Both roads running though the property are county roads according to the title company. Cell coverage on the upper road. In 1850 French Gulch was one of California's major gold producers and at least 2 are still active today and located just up the road from the property. Also I miss some info for example: 1) can a buyer build houses there or is that not allowed? 2) how far from nearby towns/amenities 3) how is weather in winter?

    Nice, but unfortunately in cartel country. This is off hwy 299 that is about a 2 and half hour drive to the Northern California coast, a beautiful area.

      I haven't seen anything like that in this area. In fact, according to Google, "Siskiyou County in far northern California has seen more than their fair share of cartel caused chaos spill over from the Emerald Triangle." This property is in Shasta County, not Siskiyou County.

      Yes, some are south facing. It appears that the mineral rights were reserved sometime back, so no mineral rights. You should have a riparian water right. Great questions!

      I don't know of any mining on the property but there could have been as a distinct possibility. In this area it was GOLD they were after. French Gulch, California includes 4,745 nearby mines.       A campground if it is allowed by the county. This are has a lot of government land around it, so it seems like it would be great for exploring after you spent the night at the campground near the creek. A solar farm would be interesting for sure.

      It is zoned HP. Habitat Protection. Here is what is allowed outright according to the county zoning.
      A. One-family residence;
      B. A mobile home, in lieu of a one-family residence, provided the parcel is forty acres or larger in size; otherwise the T district must be combined;
      C. Forest management;
      D. Habitat enhancement or improvement projects, as approved by the Department of Fish and Game;
      E. Low-intensity recreational uses which require only minor improvements, such as a non-motorized fishing and/or hunting club that does not provide food service and/or lodging facilities;
      F. Agricultural uses;
      G. Sale of products grown on the premises;
      H. Boutique or small winery in accordance with Section 17.88.300;

      No, both roads are county roads/public roads, anyone can drive on these technically speaking. There is a public BLM sign for "The People" before you even get to the property. Check out the sign, not sure if the stuff on it is current as I got this off the internet.

    Exactly what I dream of but for financial sake, it would best benefit me if it were smaller in size but still surrounded by BLM land. The actual size of the land is not that important as the location and the seclusion along side of water and legal access. Mineral rights was not discussed. Taxes, and lococal amenities for food and medical services would be a plus to know on the front end of the discussion. Retired Vet actively looking for a homestead off grid secluded yet legally accessible with OWC facit to assist front end ownereship then later on the good ole VA might apply. Regarding the smaller sized parcel of ownership surrounded by BLM with legal access has more advantages. Less taxes, same seclusion, Easier buy in price and top end if required would make more sense. Please advise.

      Nothing wrong here.
      Prices in very northern CA are much more affordable then other places in CA that most people live. Just check out most of my other videos of affordable land for sale.
      Also, keep in mind that as the acreage size of a parcels increases the price per acre goes down. Example, if 5 acres is worth $40,000 that is $5,000 per acre. If you have 600 acres and multiply the same $5,000 per acre you get 3 million dollars. This is also why a developer will buy a large tract of land and split it up into smaller parcels as each one is worth a lot more after the split.

      You should have a normal use of a body of water, (riparian water right)
      The mineral rights appear to have been reserved sometime ago, so no mineral rights, which means a mining operation is probably out of the question.       At least 1 single family residence is allowed. The government typically offers fire insurance if no private companies do. I do not know the cost as I don't do any development. Great questions.

      Great Question! That stands for Bureau of Land Management. They managing public land for multiple uses while conserving natural, historical, and cultural resources. The nice thing about "their" land is that you get to use it as it's generally acceptable for public use, such as recreation.

      OnX Hunt shows it as a Spring from their database. There isn't much land above it since you are almost at the very top of the mountain at that point.

    1 percent property taxes = 3,300 per year Thats really not that reasonable. I live in Idaho and on an appraised house value of 525,000 I pay 1,640 per year or about 1/3 of 1 percent.

    If you’re going to show this property and it’s this large, it would be best if you used your vehicle or an ATV or something and show the whole property as best as possible. This is a little bit waste of time.

      There are 2 roads running through it and I traversed both. There are no drivable ATV trails running through the property other then the 2 roads I walked along, or I would have to show you the most I can.

      Which taxes? The property taxes that are 1% of the assessed value per year or the sales tax that is the lowest in the state at 7.25%? Newsome won't be in officer forever even if some may think that way. lol

      Probably, but if I had the money to burn it would be a great place to build a cabin. Stock that creek with some big rainbows and have a private fishing stream. There's probably gold in that stream too...

      Abundance of rattlesnakes of all shapes and sizes , average 4' , come on city dwellers and hike around awhile, enjoy them in their natural setting. I have saw nests of 100 plus rattlers in mid to late summer . Don't step out of your car without looking down first .

      Is there an altitude that rattlesnakes stay below ? This is a concern for me and getting land , I want my dog to NOT get involved with one .

      Probably for the old miners of the past. French Gulch area was heavily sought after for gold, bigtime. I have an a adjoining property that has its mineral rights and some named mines if you want to try and start an operation, if allowed these days. I will update the property description, thank you.

    Trinity county is in what is called the emerald triangle of marijuana growers. Humboldt, Trinity, and Mendocino.
