- In today's video, we find out exactly how much it costs to build a house in Ghana. Kingsley from Asher & Gad walks us through his 4 bedroom home and shares the cost of the build from the foundation to its current state. Construction started in October 2020 so some of these costs may be outdated but it can still give you an idea of how much to start putting down towards your home. We cover the costs of the preliminary works, substructure, superstructure, finishing etc. He also shares some stories about his journey. Next week, we will cover some of the costs we missed, challenges building in Ghana, building versus buying in Ghana and walk through his GHS 5,000 tiny house.

I want one like that on 4 plots to have a big gardet
But what are the political/governmental obstacles?!
@@docimma the biggest hurdle I keep hearing about is land rights. You gotta make sure your property is verified by the courts prior to purchase so you need a lawyer to do a formal inquiry. But you can petition for citizenship under Right To Abode and have all legal land rights. Just remember that people are people and conduct yourself accordingly.
It’s the same most places other than America
This man is an architect and very intelligent. Thanks for video
Finally someone tells us the actual prices. I don't understand how everyone makes these videos but never tell us in the diaspora the real cost. It's crazy lol Thank you
Great point. Someone down below took the trouble of adding it all up and came to $75k, but is that correct? Why woudn't they tell us?
I bought my second expensive house last two weeks paid in cash, I feel so happy for myself and my achievements watching this random video. So glad I made a good decision about my finance that changed me forever. just hope it encourages someone that it doesn't matter if you doesn't matter if you don't have any of them right now, you can start TODAY regardless your age INVEST and change your future! investing is a grand choice I made! great video! thanks for sharing! I love this
I hope to own a home one day. not quite long I started investing. I'm very curious already and need help on how to enhance and increase my returns. Any good investment tips will be appreciated..
@@alyciagordon3447 Generally, investing requires higher knowledge. For this reason, It's important to have a solid support structure (financial consultant) to guide you through especially in asset picking. I operate with (Alexandra Diana Jose) a consultant who partners with a licensed wealth management firm. For the record, the experience has been the best for my finance. She made me financially stable investing through her help, now I earn on a monthly basis through her passive income strategy... So I'd advise you do get a good investment advisor for yourself. .
@@davidreus9321 please how do i get in touch with her
Impressive. Would you mind sharing some more details. I’d like to have a talk with her.
@@alyciagordon3447 You can make quick internet research with her name mentioned and get in touch with her. Best luck y'all.
I've already started recording my monthly cash flows investing with Alexandra Diana Jose. She made me understand every aspect of personal financial planning and how each section is important from emergency fund management to forecasting future goals and including insurance planning, Without her, I would have thought of goal-oriented future planning of all sides and insurance requirements for a family which would have lead to a difficult path in future. Alexandra is great. .
Brilliant subject choice! She asked the right questions and he's an awesome and thorough in his field, so he explains costing in easy to understand ways for the novice. Great job!
I want to thank him for the break down which is the most important thing for me. The money.
Second. The quality of the material.
Third. The workman ship.
Beautiful home.
This man should be running the Ghanaian economy. What a brilliant & impressive person.
This is a man I could do business with, not to mention his cost saving uncle,WOW!! What he has done is extremely impressive. I could definitely see my family & I living in that house. The only things that stop me from starting is the problems of corruption, paying off ppl like land guards, getting cheated @ market bcuz your not native to the land, etc. You definitely have to do your due diligence & research the country , customs, traditions & problems b4 you decide to build & live there. Barring all of that the house , land & view are magnificent & the itemization of the costs was greatly appreciated. Only thing missing is giving a shout out about the contractors used in the building process. Great video!
Serious money! Wow. I enjoy his detailed knowledge of his cost but most of all it was a labor of love with his own inputs in what he wanted with his own knowledge and standard he wanted. This was very interesting.
Straight out of Jamaica 💯 informative, I love how he details everything.love to the mother land Africa my dream home in the future 💯💪🤗♥️🇯🇲
Was Great to meet you Maame Amoaa!
You doing a great job
We will definitely do this again
Bless
Kingsley
Definitely, Kingsley. Great to meet you too and thanks for all the helpful information!
Which part of Ghana did you buy the land?
This man and his uncle are really well organized, they did such a great job building all this and dealing with the neighbors as well. And that presenter is very professional and asking the right questions. Good job all 💯
Thank you for the information. Very useful.
Nice building concept, thanks Maame for sharing.
Amazing, absolutely amazing! This home is outstanding in every aspect
i can't thank you enough for walking
us through the cost and challenges
but the realization that dreams can
come into fruition therefore I will certainly relish the thought.
First time watching your channel and I love you already. Great work
I am glad you interviewed Mr Kingsley. He is correct, keeping your budget and track of your spend is very much worth it. It really is like this. The more you keep track of your budget the better it is so you can place money elsewhere. This guy knows what he is doing truly.
It is good practice to keep track of your spending on your build and or home and keep them on a spreadsheet also. This has been a regular practice of mine since the 90s tbh. This man is not messing around, and I love it. He is very informative. Any extra money can go into other things within the build. Brilliant video again Amoaa, I shall share this with my project designers and builders, it is our thing totally.
My local hire shop has been a blessing, however he is correct, where you can buy items that will be useful on the project long-term or another project then yes, worth buying it. I too plan my own projects using a simple drawing software which I then send to CAD designers/planners friends who plot and map-out the sizes accordingly so I can have a look at what I have designed in a more in-depth way and move/add things around.
I watched the atrium parlava and it worked out brilliant with the changes. The door cost roughly the same as my glass door, so that is a reasonable price, more inline with prices where I live. Intrigued to see how much the pillars cost. Otherwise, this is a build I watch from time to time. Very impressive.
Couldn't take in all the beautiful views because my screen constantly fuzzes in and out. However, I am sure they are beautiful.
Thank you Kingsley for sharing your personal space/build/project with us.

Really impressed Maame, congratulations on your channel.
Love how detailed/transparent your videos are.
Ship cannot sail without the crew, so Shout out to the builders/developers & camera crew too. 🙂.
Wow!!!!! I am blown away, I can't wait to find out the total cost of everything.
Kingsley is such a Engineer haha I love it. Kingsley is a superstar in Ghana now.
Just chanced upon your channel. Keep up the good work. I will link up with you when I come to Ghana. I have a similar story and project.
I do appreciate this video is the best one I’ve seen so far and building a house the cost on everything. It’s its really a good video thanks.
Ghana is rising. Nice work!
Nice educational video!
I’m impressed how he documents and budgets his project. My company sell land for only 5,000 cedis (five thousand) 80x80 per plot near Cape Coast, Ghana. Currently building a learning/training center with a team of professional Ghanaians masonries, although I’m from USA. And vendors selling building materials. It’s so important to track your money, make comparison on cost and build with the right team. We offer such services to others too.
I would like to know more

This is very detailed!
Thank you Kingsley for sharing such detail of your construction project, especially the challenges of dealing w/labourers. I am looking to custom build in Benin Republic, and your experience has made me re-consider.
This was an amazing 👏 video 📹 I really enjoyed it. Congratulations 👏 🎊 💐 on your house 🏠 👏 ❤️ in Ghana 🇬🇭 😀. Thank you for all the help information and all the great details of building 👷♀️ your home 🏡.
This is very detailed. I like the part where he outlines the challenges associated with the project. Thank you Amoa and Mr Kingsley. Good job!
He knows he'll be returning home and I'm sure his family we be sharing the house with him. That's a planner right there.
Fantastic I love it and I’m learning as well.
This was so informative loved it
I've gained so much knowledge from these videos !
I am happy and admire your effort and hard work for this job. We'll done shall really get into contacting you later. Good and concise work. I salute you once again.
Great content!👏🏾
I need such clients. He also does his budgets 🔥
I need to contact him when im ready to have my home built. he is extremely knowledgeable
This guy is a genious love his English chateah home
Kingsley is such an amassing gentleman, I love and respect him as a person. Mrs is very lucky. Stay Blessed Kingsley .
Congrats on this one too and i must congratulate your camera guy too. He/she is on point
great video, very informative
Amazing content. Well detailed and fluid. Good job guys.
Another solution for your rain waste water run off is to have a pit or well dug into the ground built with concrete blocks and steel and use it for the roof catchment. Use a sprinkler system to distribute this stored water onto beautiful lawns, gardens, fruit trees, and such greenery that I am sure Kingsley will incorporate down the road.
Nice, just beautiful.well detailed and proper
This is a beautiful home. I would love to see the finished product. It's funny. I never would have associated a home such as this with Ghana. I had heard a few friends talking about retiring and moving to Ghana. I could definitely do this, and the owner is a very knowledgeable and hands on involved in the construction, which is a wonderful thing. He knows when something doesn't look right. I was laughing at the part about the neighbors complaining about flooding. I guess wherever you go you're going to have some slick neighbors. Trying to get him to be responsible for a problem that was pre-existing. The owner has exquisite taste in tile, granite, design, etc. I'm curious to know about the windows. Where I live, bars are illegal due to fire safety regulations. Can bars such as those be opened from the inside during an emergency? Once again. Beautiful home.
Excellent content 👌 👏 👍🏿
Great video!
It’s a shame they took the tree down. I think it’s really good that many of us taking back our lands and building structure, but I think we should respect nature as much as possible whilst we do it. If there was so much being said about that tree, I would have incorporated in my home somehow. Feature, garden area or something
I have been watching his and his wife for some time now very good step by step showing you but the way the cost of materials has gone up this will be another matter
I reeeeeeeally enjoyed the cost break downs! Thank you
This is great. Keep up the good work.
If you can give us a total.for all, that would be great.
Greetings from Jamaica and Toronto. You're so pleasant
This is the 2nd video I've seen so far on your channel. I love how you have detail description with regards to timestamps. Definitely a novelty approach. I don't think anyone else out there is doing that or not that I've seen. I love it. keep it up
I like his style of keeping track of everything. I would definitely hire him.

Bars on the windows inside and out tells me all I need to know! Best of luck.
I need this guy to oversee my Ghana home build.
A lot of people forget about how internet will work in their home. for a big house like this a good network architecture now should help a lot
Very informative video!
Excellent content. You even added a transcript of it all👌
I'm moving to Africa. I love this video
I love the details I would let you build my house very knowledgeable. Love your attention to every detail and your smart shopping.
Very thorough and detailed to the letter…Good information.
Thank you so much for this wonderful video. I really admire your channel, and what you’ve done to lift the awareness outside of Africa for what is going on inside Africa. Thank you.
Beautiful build💞💞...
Lovely and great works
Well done guys for the video. I like his diligence and proper record keeping and oh a swimming pool on the roof would be awesome.
Interesting content, thanks for the information Amoaa!

This mansion is beautiful I m loving the atrium. I want it for my project
I love this! Such an informative episode. Kingsley is very organized and I like the relaxed feel of the conversation.
He really is!
Very informative
Bruhhhh. This house is sooooo cool🔥
I love flat roofs! Well done brother. I hope i can achieve a house construct with a flat roof.
I just think it’s amazing how the roads are still red clay in the neighborhood. I remember my grandfather told me they had to walk in red clay mud here in ga (USA) to get to church everyday . One day many neighborhoods in providence African wide the roads in neighborhoods will be paved . I have a friend in sierra Leon , he said they just paved his neighborhood
I admire your beauty, elegance, and passion for building.
Took me a while to finish this video because I was taking my sweet time to digest all the information and the cost(I think he got very good deals on most of the materials )Maame made this video very detailed and I love it.
When we lived in Accra, our house was on about 2 acres, I think on Second Circular Road. The house was elevated, in that you could walk underneath it if you bent over. About 4 feet. Our watchman would park his bike underneath the house. There were many support columns underneath where we would chain up the dog away from the sun. You have a nice custom designed house.
Very important information
VERY LOVELY IT'S NOT A HOUSE BUT A MANSION OK.....🔥🔥🔥
VERY IMPRESSIVE WHICH I REALLY 💟 IT ✔
Magnificent home! There must be no plans for getting old, because theres A lot of stairs to climb.
😀
That's the point tho..."if one does not you'll turn to stone" an elder once told me🤷🏽♀️
Just watched this today and thought he must still have a plan of building another house without stairs for his retirement 😂
Lovely structure though.
Beautiful work on the inside and overall unbelievably inexpensive in terms of USD.
Much Gratitude.
Maybe start with a map overhead and a description of the general area. I ❤ global real estate.
If you about to build get Quantity Surveyor. He will produce all cost from substructure to superstructure
Excellent presentation and interview.I was quite surprised that the land price was so CHEAP ($6,700).
I bought 1000 square meters which is smaller than that for $18000😩😩😩
Dollars?! That can't be right.
In Jamaica the cheapest piece of land is one millions dollars
$6,700 per Plot. He has 2 plots.
$13,400 total, which is still very Affordable!!
Wow Detailed explanation. Thanks for this. Please note that, the prices are for 2022 and it’s *2 of the prices in 2023 from my experience.
Wow! Beautiful price.❤❤💯💯💯
Is it weird if I congratulate you for the millionth time! You guys are inspiration to me and many people. Well done!
This was a helpful and informative video thanks to both of use.
Asher please expand a bit more on the isolation plumbing upstairs on your channel 🙏
Basically two stop cocks in the bathroom. If there is an issue in the bathroom I can isolate it by using the stop cocks. If I didn’t have that, I would have to isolate the entire house water supply, which would be inconvenient. I have various water supply zones throughout the house for that very same reason. Hope that makes sense
The attitudes and mindsets of the artisan are so culturally similar to their counterparts in Jamaica.
Thanks for sharing
Goodness, that crazy electrician.. crazy ass bugger
But look at the house, Kingsley (and his uncle) did an awesome job on the place!
Am sure it'll turn into a wonderful home!
A note on the retractable roof though, it might be a problem if you had to get up onto the roof during a rainstorm.
Not sure how heavy rains get that part of the world, but it's a nono for us here in the tropics.
Wonderful 👍
Nikkibongo!
Thank you so much
I just subscribed. Excellent presentation, excellent camera work. Good contacts.
