How to find a well priced apartment in Prague

- Looking for an apartment usually means hours of internet surfing and one viewing after another. How to make this process faster and more efficient? In this episode of the Live Prague series, we'll tell you the tricks that will help you get your dream home.
Most often people offer and search for apartments through real estate agencies' ads. The approach to real estate offers in them can be divided into 3 categories:
1. Seeking offers at a great price
To ensure that you really don't miss any, it is important to set up a watchdog. As soon as a message lands in your email, call the broker immediately to arrange a viewing of the apartment. Visidoo.cz and realingo.cz, which monitor dozens of real estate portals, have the fastest watchdogs.
2. Working with "layers" and negotiating the price
The second approach is the opposite - focus on apartments that have been unsuccessfully offered for some time. The reason for their unattractiveness is usually a poorly set price, which puts most people off. But you can take advantage of this to negotiate a better price. How to do it? 3. Searching directly through a real estate agency
Leaving your apartment search to a real estate agent is a great way to find a home quickly. This is because offers based on your criteria will reach you before they are published. So you're not competing with anyone. Ideally, you want to choose a real estate agency that specializes in the area where you want to live and the property you desire.
If you are looking for an apartment in a lucrative location or in a building that real estate agencies do not offer, then try to contact the owners personally (you can find the addresses in the Land Registry).
It is also possible to find an apartment at auction, most often by foreclosure. However, the chances of getting the property at a good price are quite small and the auction has a number of other disadvantages - more complicated financing, possible problems in taking over the apartment, inability to see the apartment properly before buying...

Vaše videa jsou super. Jen bych upozornila na častou záměnu slov atraktivní/lukrativní v realitní inzerci u hodně makléřů. Není to totéž. Atraktivní = přitažlivý. Lukrativní = výnosný.
Skvele video. Už dlhšie presviedčam syna aby sa na vás obrátil; Má byt v Zahradním měste (2 + 1 cca 47 metr.štv) v tehlovom nízkopodlažnom revitalizovanom dome .
S manželkou plánujú rodinu a radi by mali o jednu izbu naviac; v tej istej lokalite alebo v štvrti Vršovice.

Nie je práve vďaka investičným bytom v princípe problém si nájsť pre obyčajného človeka slušné bývanie ?
Vrátit se v čase o deset let :D
Ceny bytů jsou předražené, obyčejný občan na ty ceny nedosáhne...
Obyčejný člověk nikdy nedosáhne na většinu cen nemovistosí nebo i aut i kdyby stali polovinu než dnes. Proto existuje něco jako hypotéka/půjčka
Ano, máte pravdu... bohužel ke smůle "obyčejného" člověka je tu stále dost lidí, které na byty za současné ceny mají.
