  • Finding affordable housing has become a huge issue in America, but this woman says she has a solution. She already has 4 houses built and rented out in Big Pine Key , Florida, and just broke ground on a lot that will host 26 more homes! Her solution is no secret, but it requires true community over competition. Maggie is the definition of kindness and generosity, and she hopes that those with the means to help will become inspired to take action.

    Thank you Scott for bringing this important story to the People (capital "P") and thank you Maggie for investing in your local community, commitment to housing affordability, and sharing your time with Scott to produce this excellent video!
    1) I laughed at the 5:00 mark when you asked, "What is affordable housing?" There is a technical answer to that question, but it’s very nuanced (location, 20-60-80% AMI, etc.) and everyone working on this problem gives the same unfiltered reaction as Maggie when first asked.
    2) At the 10:00 mark, Maggie brings up the Florida Housing Coalition. Since I am presenting at their statewide conference tomorrow afternoon (Monday, August 29, Orlando) on the subject of accessory dwelling units, I am using this as my hype video to get in the zone.
    3) I agree with Maggie’s comment at the 14:00 mark; enforcement can be a long-term problem. Just this past week, I was presenting to our City Council and mentioned the same concern. Everyone is kicking around ideas but most aren’t talking about the related infrastructure to manage and enforce compliance.
    4) NIMBY’s are mentioned at 14:55. NIMBY's like to disparage the “evil” developers, but it is important to remember that by definition Maggie is also a developer. Don’t let language burn bridges to the people who can help you the most.
    5) Vacation rentals come up at 21:00. To date, most people focus on strangers and parties, but my concern has always been the inflationary effect on housing prices. Why rent long-term to a local resident when you can double your money (at least) in short term vacation rentals? Each unit taken offline for short-term rentals creates a greater imbalance in the supply-demand equation for permanent residents.
    6) Finally, we cannot exclusively build our way out of this problem. It is important to remember that many other factors also contribute to the problem. When the Federal Reserve recently raised rates, we started to see a cooling down in the housing market. Also, St. Petersburg recently published a Lending Analysis that explored financing constraints for accessory dwelling units and small, multi-family projects. Finally, COVID completely disrupted the marketplace, combining forced shutdowns, virtual work, supply and labor shortages. (Everyone likes to joke about Florida, but they all came here during COVID to work remote and enjoy our high quality of life.)

      And thanks to you for such a thoughtful set of comments! Now, here we go with a reply to what you had to say, since I want it out there for everyone to read. Here we go: (current time 3:02pm)
      1. AMI stands for area median income (median yearly income per household). That number is the Florida Keys is $76,000. While I've heard that term before, I've never researched it. As you probably could notice, I went into this conversation knowing very little about affordable housing, but I think that helped keep it simple for people to understand (I hope).
      2. Wow, I had no idea you were this deep into all of this! 👏 To those reading this and don't know what accessory dwelling units are, it's a living space that is independent of another one, that sits on the same plot of land. Think of it like an addition to a house or mother-in-law suit that has it's own address. I'm new to all of this as well. I hope that meeting went well for you!
      3. Yea, so what kind of sustainable solution is there? Could it become something where the neighborhood itself enforces compliance? I feel like at the end of the day, to all become absolutely effective, the community would have to step in and help each other. Big pill to swallow.
      4. You are right, she is a developer and I didn't really think of it that way so thanks for pointing that out. Always a good idea to be careful of the words used.
      5. And this is why we are in the problem. Too many vacation rentals and not enough long-term housing. It's hard to say no to the high-profit opportunity, but this is where the govt has to step in and control the unbalance.
      6. Soooo much imbalance right now. Will be an interesting situation to watch unfold as it tries to correct itself.
      I've become much more interested in all of this and may have to do a few more videos on the subject of housing. It just baffles me to see my local people of Key West struggle hard to afford to live here, while vacationers are throwing thousands of dollars on a weekend stay. We need them to continue spending money, but the imbalance is going to leave us with some seriously bad Trip Advisor reviews. (you should see what some of these top attraction reviews are like right now...whew!) Everyone everywhere is looking to hire, but can't pay them the salary they need to survive (comfortably).

    Good video Scott. The way the story about the housing crisis is usually told can feel very complex and overwhelming. But you did a great job covering it from a local level in Florida that’s digestible and really humanizes the problem. Looking forward to more videos like this from you in the future!

I really don't know much about how to create affordable housing from a legal standpoint so I was going into this convo with a blank slate, I think that was what helped make it easy for all of us to understand. This has gotten me interested in meeting more people who can help us digest it all and really become educated neighbors! Thanks for stopping by 🙌

      Hi Jonathan, I'm happy to hear you think the footage looks nice because it was my first time going all GoPro and I spent a lot of time making sure my settings were spot on! I did shoot it all in 4k 24fps, but I did have some overheating issues and had to stop the conversation to let it cool off. It may have also been because I had the mod on there. I used the mod so that I could attach an external lav mic.
      I don't remember if hypersmooth was on, but it was shot in linear +horizon leveling
      Shutter: Auto
      EV: -.5
      WB: Auto
      ISO Min: 100
      ISO Max: 800
      Sharpness: Medium
      Color: GoPro
      The next video I made, which isn't published yet, was shot in 1080 and I didn't have any overheating issues. I do think my GoPro will be my main camera moving forward because I've noticed that using a big camera all time makes it a little harder for me to have a genuine conversation with the people I'm filming with. It can make them nervous and then brings more attention from passerbys. While it doesn't beat the look of my GH5s that has always been my A cam, I'm more into conversations than I am making the video quality look really good.
      Anywho, I could talk all day about this stuff, but if you wanna chat on IG about anything more, let me know. I'm always trying to improve my videos by making them easier to film on my end, and I think a GoPro will do the trick. I'm just a one-man camera crew and it's hard enough just finding someone to film!

    Hi Scott! I watched this video last year and decided to rewatch it today. After watching it, I was wondering what has been going on with Maggie and her project in the last year. Has she been able to get anywhere with support from some of those billionaires or from celebs like Buffett & Chesney? As a lover of Key West and Jimmy Buffett, it’s upsetting to hear that there is no response or support for a project like this. The housing dilemma in the Keys could really change for the better with the support of people like Buffett and Chesney as well as local billionaires.

      Maggie ended up handing off the properties and responsibilities to Habitat for Humanity. It wasn't really going in the direction she was hoping for and not enough support. I've seen new million dollar developments happening on Big Pine and no end in sight. Thank goodness the low income housing still exists and will for at least another 99 years!

    I am a single mom of 2 boys and a nurse. I can't afford to live in a home in my own town. My solution was to buy a motorhome. Lot rent is between $600-750/month. A studio apartment across the street starts at $1200, and a 2 bedroom is $1800+. My boys share the bedroom in the back of the RV, and I happily take the sofa.

    Most cant afford to pay cash for so many plots ..nor can they afford to sell them at no profit...kinda polyana of her judgyness towards people to do what she did.... Where'd she get the money? Initially? so she's kind of showing her judging us when she's rich.
