    Lots to do LOL. Sure if you don’t mind driving 40 minutes south. Port Saint Lucie is a dump. Need a new doctor? Be prepared for a 6 month wait. Need a specialist? A year’s wait. Want to go to a decent restaurant? You’re driving at least 40 minutes. And for the privilege of living in PSL you’ll pay the highest property taxes in the state. And don’t forget the CDD fees. But yes the golf course is above average.

    I hear you. Some people just don't want to be told what to do with their property and don't care what their neighbors do with their property... Or have to deal with an HOA that is being totally unreasonable. The new legislation helps out but not enough. I have a video coming up on non HOA new construction soon.

    These models are nice, pretty etc but have you looked at the water intrusion in the garages and water laying around the outside of house? Even without the rain I see issues. One builder has lots of plug ins in a model-thats a huge hint

      Good eye... You are absolutely correct. I have another video talking about your observation. Interesting that Pulte has a separate 5 year water intrusion warranty. I had the builder of my house paint an extra water barrier under the stucco on my house. It doesn't matter how nice a house is, these builders HAVE to get the land and drainage right or the house is worthless.

    tell me about it, my wife and I went with Port Saint Lucie Properties and if you are familiar you know they didn't pay their contractors and vendors and some people had liens on their unfinished houses, we dodged that bullet but they are no longer here so we have no warranty.

      @@ddf235 I did a video on Astor Creek... Look, it is fantastic, but expensive. Many of the houses are the same models as PGA Verano but 40 to 60,000 more for the same house. The models exclusive to Astor Creek are even better. The golf course is great, but needs to mature. The facilities/amenities are top notch, and Kolter is probably the best builder on the Treasure Coast. The location is tucked away but not far from local amenities... I the end, it really comes down to the cost. I would live there in a heartbeat but it is beyond the means of a retired school administrator/real estate agent.

    Metal roofs are needed, raise the house off the ground, draining a swamp and building on fill isn't a good idea, the water supply is undrinkable by humans . The water test is to put the water in a ball jar and leave it covered for two weeks, open the jar and you'll get an idea of what your drinking and bathing in.

      Hey, here is some info on the new Kolter community, Oak Ridge Ranches (aka Solaris) . They will be starting the land process in about a year along with improving the roads out west by Range Line Road.     We are doing research on the new Mattamy communities. Newfield, in Martin County, is in design and months away from the models going up. "Forest" is coming to West Palm. There aren't a lot of details yet except we expect the homes to cost 85,000 to 120,000 dollars more than similar houses in Port St Lucie. We have some upcoming meetings on the Mattamy offerings. I will keep you posted.

    Good questions... Mattamy did do pools, then they stopped, then they started again but just in certain communities. Now, they contract with some of the local pool companies. I don't believe they have their own pool construction division. Most of the builders contract pools with local companies. I have mixed thoughts pools through builders. Some people want the pool done with the house and to be done with it before they move in. But, if you finance the pool in with the house, you are paying up to 30 years of interest on the pool. That 60,000 dollar pool might be 75,000 or more by the time it is paid off. I believe it is better to do a pool after market. You would possibly be using the same contractor as the builder. You can build when you are ready and pay it off separately in much less than 30 years, saving you a lot of money. Plus, you can design what you want and can afford, not just what the builder is willing to design and offer.

      Not really the hustle... It is more I posted to let everyone know I have done some research and have a basis for an opinion. My bosses and lawyer said it wasn't a good idea to post my "opinions" as the video could be the focus of legal action. Plus, I have to work with all builders. But I can share one on one.

      Hey, I did buy a Mattamy home. You can call me and I can tell you more about my experience and Mattamy in general. Cadence is an interesting community that will be sold out later this year. There will be some resale houses when you are ready. There is also a Mattamy community called Brenly (or Brenely) down the street from Cadence that will be going up when you are ready.     Sorry but you got a lot of misinformation in this video. Those empty lots next to those huge houses, Kolter does not build over there. Kolter only builds in the smaller lots located to the left of the entrance. The home you stated was built by Kolter is made by a custom home builder. The lots to the right of the community and on the island can be purchased if available and you have to build with a custom builder.

    Hey Michael. I wish there was an easy answer. The cost of a pool would depend on the size of the pool, if it is heated, if it has a spa, what kind of decking surrounds the pool, and more... Many people, if not most, get an after market pool. I have seen clients get a pool for 70,000 all the way to 140,000. The ballpark cost would be 80,000 to 100,000. The cost of a pool shot up after Covid. Sometimes the higher end builders will discount a pool as an upgrade when sales are slow. I hope that helps. If you want more detail, give me a call.

      There is a builder that is offering pools "standard" in all of their homes. Belterra by GHO. You can opt out of the pool but it doesn't reduce the price of the home. The GHO homes aren't cheap and start in the mid 600, 000 range. A person I know in PGA had a small aftermarket pool and screen for 68,000.

      Hey, 473,000 for the Julia and 558,000 for the Paige. Both models are also offered at Kolter's PGA neighborhood. Keep in mind, those starting prices don't include the lot or any upgrades. Builders really need to start at least pricing their homes with the land included. Incentives/discounts change weekly.
