    I like option B better for the kitchen, with the island in the middle the owner would always look at the dirty dishes and the sink while sitting in the sofa

    Although I like a spacious bedroom, the ones in option A just waste a bit too much space for me. I think the 3 bedroom option is a great increase in property value because you could use the third bedroom as a designated office space instead of having a desk in the master.

    i'd just hack the wall between kitchen & dining area. in order to make a open kitchen concept, and dining just put it where it supposed to be.

    Hi, Thanks for the video and your use of scale bars is very helpful. I'm a house design professional and I'm trying out Morpholio Trace to see if I can get my initial CAD designs looking warmer / more natural. The size of things and the space available is important when designing spaces, I scheme might look great but if it doesn't fit it isn't feasible. So I'm a bit surprised that stencils (blocks in CAD) come in at a random size when the drawing scale is set up. Am I doing something wrong ?

      Are you talking about the Morpholio Plan Attack stencils? You have to align them with the crop marks to set the scale in your drawing.

    why these american plans are so f ed up ? was it normal and common thing in the past ? or are these just made up plans? do architects really draw like that and someone aprroved and they built? not meant to offend im just really confused

    I will never understand this obsession with opening kitchens to the rest of the house. You say it's for entertaining, but why would you want guests to see dirty dishes, hear the dishwasher/washing machine (uk specific there), or see food prep? In smaller spaces, it makes sense, but this house already had a decent sized living/dining for hosting. On top of all that, I wouldn't want to be able to see from one side of the house to the other or any of the other things I mentioned above if I'm relaxing in the living room.

    I just love your channel and I've learned so much. Thank you for providing this content. I like plan B the best. I don’t believe the homeowner wants to renovate the whole downstairs, but if they do, I would open up the entry wall to give the illusion of more space in the living room. Also I would get rid of that angled wall next the stairs and square up the room to accept a full wall of cabinets and appliances against the stairs wall. I like the pennesula; but that may need to be shortened up if the cabinets were to be brought down in line with the pennesula. I hope you understand what I'm trying to say; it's hard to put into words.

    What is that window by the stairs? I think I'd like to see cabinets on opposing walls of the kitchen, no island. Would that work?

      That was probably a door I to that middle from at some point. I agree it's too tight for an island.

    I have two problems with your solution. The first problem, why shouldn't the sofa be on the opposite left side and the door from the terrace moved to the right side and the TV to the right side, so that there would be an unobstructed passage to the terrace and better passing communication, you wouldn't go diagonally, bother people and you wouldn't went around the furniture, and could you watch TV from the dining room? Another problem, I agree about the position of the bathroom, but I'm not sure how realistic it is, since now the sanitary vertical is not on that side and it would take a lot of investment and decoration to change it, and maybe it would be almost impossible since, as I see, it's a multi-story building?

    I like option B more mainly because I like to have more space for moving around the kitchen activities (cooking, cleaning and storing).

    If I’m sitting at the island, I want the best view and sight lines. Therefore B is 10 times better as you can see out the window over the sink and see out the windows in the dining room.

    Wow we like option A and most likely will go with that. We love your plan however we are unable take the wall down that’s facing the living room. It’s a load bearing wall and expensive to remove. I love the new placement for the fridge but our wall oven is there currently. Some thinking to do! Thank you!!!!

      Have you checked with your contractor about taking down the wall facing the living room? It might be less expensive than you think to take it out. Could you put the wall oven under the cook top so the fridge can move? I assume you are getting new cabinets?

    I think I'd try to move the opening for the WIC a bit more south so that there's space on the north side of the walk in closet for additional storage. At the least it could be shelves for shoes.

      That is a very good idea....that really optimizes every inch. Even a shoe shelf on that wall would be a benefit.

    Now the bathroom gets two windows, a full size and a bathroom-size. The full sized one should be blocked up, but that leaves the bedroom with just one.

    Option B! It allows island guests to see towards the dining area and offers a generous "hallway" to the fridge or island from the dining room making it easier to go back for beverages or seconds!

    on instagram i said option B, but now seeing the rest of the rooms next to the kitchen, i kind of like A better, so the chairs on the island are next to the dining room, so it feels like people eating at the island are in the same room as the people dining at the dining table. however, in my house it's oriented like that (island is more of a peninsula) and it gets crowded if there isn't enough space to walk between the people sitting at the island and the chairs at the table. pros and cons to both!

    Option B. Where is the legally-required second egress to this house? Traditionally, it would be from the kitchen.

    an idea: why not switch the space of the desk and the walk in closet. this way the office space/nook could be open to the bed room and have some day light and the walk in could be accessible from the bedroom or from the entrance?

      I would argue that the original architect should've spent more time to make a better space for people to live in - and the the word terrible is an appropriate criticism.

    A couple of questions: first, why didn't you still need that space behind the kitchen that you complained about pushing it into the original living room space, and two, how expensive it is to shift all of the bathroom/laundry plumbing to the back of that building? I always enjoy your videos and ideas, but sometimes it looks like it'll cost a LOT to implement them.
