- Watch and learn how to renovate the upper floor in this 1,335 sq ft/ 124 sq m three bedroom home in NY. This floor plan was submitted by a follower from NY. Part one focusses on the kitchen. Part two works on the primary bedroom, en-suite and closets.

I like option B because the seating is more accessible from the Hall and there’s better travel between the kitchen appliances.

I like option B more mainly because I like to have more space for moving around the kitchen activities (cooking, cleaning and storing).
Staying with my original option.

I’ve been resurrected.
Option B! It allows island guests to see towards the dining area and offers a generous "hallway" to the fridge or island from the dining room making it easier to go back for beverages or seconds!
If I’m sitting at the island, I want the best view and sight lines. Therefore B is 10 times better as you can see out the window over the sink and see out the windows in the dining room.
Option B. It visually opens up the space.

Wow we like option A and most likely will go with that. We love your plan however we are unable take the wall down that’s facing the living room. It’s a load bearing wall and expensive to remove. I love the new placement for the fridge but our wall oven is there currently. Some thinking to do! Thank you!!!!
Have you checked with your contractor about taking down the wall facing the living room? It might be less expensive than you think to take it out. Could you put the wall oven under the cook top so the fridge can move? I assume you are getting new cabinets?
Option B
on instagram i said option B, but now seeing the rest of the rooms next to the kitchen, i kind of like A better, so the chairs on the island are next to the dining room, so it feels like people eating at the island are in the same room as the people dining at the dining table. however, in my house it's oriented like that (island is more of a peninsula) and it gets crowded if there isn't enough space to walk between the people sitting at the island and the chairs at the table. pros and cons to both!
This is proving to be a very good discussion thread. I agree with your reasoning about Option A.
Funny. On IG I said A, but now I'm thinking B. While A is closer to the table, you'd have you back to everyone. With B, you can at least see the people at the table.
Option B. Where is the legally-required second egress to this house? Traditionally, it would be from the kitchen.
The rules may be different here....I need an architect from NY to inform us how egress works for single family houses in this state.

i'd just hack the wall between kitchen & dining area. in order to make a open kitchen concept, and dining just put it where it supposed to be.
