  • 自从LCE大道开通之后,JELUTONG渐渐被本地人认为是一个很方便的地段,因为上下Geogetown - Bayan Lepas已经不需要在都一大圈。 在这里的价格越来越昂贵的当儿,发展商 BSG与VST再度联手打造他们在槟岛的全新项目CENTRAL RESIDENCES。
    这项目以过千尺,大阳台,大Foyer,低密度,低价格为出发点,在今天密密麻麻的Jelutong对比之下有着它独特的买点。
    随着在Pulau Tikus 的Codrington反应不错,发展商也用着类似的Layout放在Central Residences里,也比较属于适合自住的模式。
    当然在成熟的Jelutong必须面对车流量,人流量的问题。车位其实很重要不然也要像许多公寓的车都要停放在马路边了。毕竟LRT是跟这项目没什么直接挂钩所以基本上车还是代步为主的工具。

    没错的话,jelutong highway 旁边before mutiara housing,要起1300个unit 的affordable housing,到时候可能把一桥的view 给挡住了,也更塞了

    You mentioned that this area is not really ideal for investment for future resale but more on own stay, how about from rental income investment perspective wise? Do you think it is good, should be around 3%? In your opinion, which area in Penang island is good for investment now for unit

      My personal point of view for rental investment is base on the location will outsider coming, because they are the big numbers of population rather than local people to rent when they already have houses to stay with family .
      If loan interest is stack at 3.8-4.1% but rental rates only 3% , that’s not call as rental investment to me anymore , maybe more target on appreciation directions ? Then should more study on exit plan who will buy over your unit during the years you wish to exit , and why buyer want to buy your unit rather than brand new projects that time , will that be easier exit choice ? If no then why ?
      Penang Island already developer over 60years , in the island itself don’t have “HUGE” factor to bring in “HUGE” outstation / overseas tenants in this upcoming 5-8years . And island also mature enough for ownstay usage which also mean already passed the timing of invest to me .
      Take a look in mainland and batu kawan , as matching with Malaysia new direction semi-con ,manufacturing, IT tech BATU KAWAN & Bertam will bring in alot of job opportunities, it also mean more a lot young gen worker will come here for their new life journey .
      Rental to cover instalment will happen in the right project, timing , location and also after purchase strategy plan which can fit the upcoming market.

    看过show room 了
    先别说优点,缺点很明显,第一这里是塞车黑区,一出门就立刻塞,以后全部住户入住后应该会更严重。第二就是被很多廉价组屋包围着,所谓的sea view也是某些unit某些角度而已,压迫感蛮重的

      这是很好的, 确定性的周围。 能接受的接受, 接受不了的选别的。
      有一些正在发展中的地段现状看似很美风景, 交通不堵塞, 但也许未来的发展就会让当年的画面大大改变。
      所以没有对错,就看自己当下选择的是怎样的方向和理念。

      @hotbicket 以前是没有这么多车。😅房事知多少说得很正确。当您现在看到的发展地段前面空空,风景很好但10年过后就会变成Central Residence的如今出门就是塞。以前有朋友租过Jelutong Park。像我们曾经租房在Taman Sri Nibong,现在回去那儿时也被现况吓了一跳因为那儿也是变成入口旁边都泊满车。跟据资料,槟州现在有2.1Million的居住人口(所以水供不足),所以到处都塞包括威省。不要塞车的都搬去吉打的Kulim和Sungai Petani。😊

      @@puglover8918 对我而言每个产品都有它的pros & cons , 所以我的第一问题永远都会摆在为什么你要买为优先才来看值不值得的话题, 因为我觉得值不值得贵还是便宜是因人而异的。

    建在這个地点不好😅我去看过了😂出入口只有一个路口😂又没风景看😂😂到时超級塞車,路也不通😂最重要出入方便😂😂

      @@yanboonchye1051 确实, 在同样地段如果要拿到更好的出路口,没那么塞车,更好的风景就不是这个价格了。 比如The light , Middleton 等等。
      但虽说如此,被预定的单位反应还是不错,人各有志。

      哎 要风景 不要这么high dens 更好出入口 没那么塞车 还要在这个区域附近 你1个Mil 也很难找到😂

      @@johnybryant4362 是的, 其实不管什么产品都是没有价值的。 价值来自于需求,时间,材质等成型。而Jelutong 的价值就在你们说的那一些, 那自然就有不一样的价格。
