    What's it like to live in Eagle Creek, Orlando 32832?- This golf and guard gated community has lots of amenities for all types of outdoor living in Central Florida, and many different styles of homes since it was built over the last 20 years.
    The southern section with Village 'i' and Jones Homes USA is a great place to build a home, as it is tucked in the back of the neighborhood amongst beautiful golf course and water views, conservation area, and leads you out to new restaurants and shops along narcoossee road.
    After this section is filled out, they may have one or two more areas with some larger homesites, but that could be a year or more away.
    Many of our friends and customers have had multiple homes in the Lake Nona area, including some that have lived in both Eagle Creek as well as Laureate park. Both neighborhoods have some excellent features, and the styles of homes have upsides depending on budget and lot selection.
    When Luminary blvd opens up (and a stoplight goes in there possibly) it will make it convenient to get from the southern guard gate of eagle creek over to Medical city /Lake Nona town center without cutting through laureate park. as well as provide an additional traffic flow besides just Narcoossee road to the people living in Eagle Creek.
    The 50 foot and coming soon a few 70 foot homesites with the larger Jones homes product would make an excellent choice for Florida living in Eagle Creek. Lot releases are few and far between so be sure and get with us to put you in the best position to get one.

      They are almost sold out in this neighborhood- maybe one more phase to go in the front of the gate entrance. Lake nona keeps growing and we need more roads :)

    this is an amazing community and it's right next to Lake Nona. I thought this community was completely developed already tho, I guess I was wrong. In other topics, do you know what else is being built currently in Lake Nona town center other than the wave hotel?

      There’s a whole rendering and scale model I cover in my laureate park pros and cons video- and you can see it on display in the office building next to boxi park- it’s a mix of shopping, outdoor areas, green space, restaurants, movie theater, and office buildings concept mixed use

    I prefer more distance between the homes. The model homes shown doesn't look like much space between them. Please enlighten me..Are you saying, only the higher end price homes get the wider lot?

      The occasional corner lot or “pie shaped” lot for a smaller series home can be attained if you are first to select lots, but those are rare. The larger wider lots in general carry higher priced homes on them, we can search for a deeper lot or one with curve in the road so the homes are slightly further apart on the sides

    Will Jones be building another phase inside Eagle Creek and if so will they be using the same floor plans?

      It’s pretty much “village I” and then they are sold out. There will be some 70 foot wide estate lots in the very back of the neighborhood. But now is the time to get in before it’s all resale

      Prices are going up! and the new constructions have about a year left before they will be all gone there. They have one more new phase coming near the front of the neighborhood by narcoossee road in the future then that's it

The 40' lots that back up to other homes are about $650k out the door, and pricing is going up. 50' lots with water and trees to the rear more like $850k+ depending on options.     Is Eagle Creek considered to be actual “Lake Nona”, meaning the Tavistock development, or is it separate?

      It’s “Lake Nona Area” 32832 as opposed to lake Nona proper 32827- but is zoned for lake Nona high school and LNMS, right across the street from laureate park. There will always be a debate over what is considered lake Nona, for these subtle details. Similar to people living near the best parts of winter park, dr phillips, etc. it’s great to see the passion of the residents saying they like one neighborhood over the other :)

    Can you build a 7 bedroom, 5 1/2 bath home here? If so what are the average taxes for a home around 4000sq ft? Also what are the sizes of the lot? I need a pool as well as a yard for kids & dog.

      Yes they will have some estate sized lots 70 feet wide minimum coming next year and you can do a pointe vedra plan that’s 5,700 sq feet room for a pool in the back
      Plus some toll brothers homes in laurel pointe will be that large, email me for early interest list and lot a availability

      @@OrlandoPropertyAdvisor where are you seeing 1.2? The pointe verse base is upwards of 1.4 now and that’s with no updhrades ? The last ones in winter garden went 1.6-1.8? If 1.2 is out there I’ll take 4 and flip them to make a profit

      @@1232lyft pricing just came out for the 70 foot lots in the back, and jones homes is going off of market value now competing with toll brothers. The market was different 6 months ago ;) anything under $300/ft is a steal at the moment. If you want to discuss todays pricing in more detail I have the latest numbers. Thanks

      Nope, STR is zoned in Osceola county near Disney and most HOA’s do not allow it especially not in lake Nona area

    I live in MI so pardon my ignorance when it comes to Orlando geography
.but it looks like Lake Nona is awfully close to the airport. Is it noisy or does it look worse on a map than it is?

      The norther part of Nona does not have planes flying over, since it is perpendicular to the airport. The southern part including Laureate Park, parts of village walk, the new construction down to the south yes can have planes taking off and banking to the east as they climb. The landing path is more to the west of the town center in zip code 32824. So, on days they take off to the south if you live on the west side of laureate park, you're going to hear them. When they land to the north, it is like "where did the planes go?" I'm from Michigan too! Go Blue

      It’s not bad at all if your a little south of eagle creek on narcoossee on the west side you get some planes . I live in eagle creek and it’s very quiet only 12 min drive to the airport , the high school is across the st , Walmart is close sams club and a bunch of restaurants, as he stated don Julio is really good , if your looking for a quick cheap bite we have pollo tropical . I moved from Northern NJ To eagle creek and I love it . Mind you were right off 417 which in my opinion is the best highway in Orlando gets you anywhere really quick and traffic is not bad

    Here's my take on living in Florida - the hot humid weather is the good part:
    Health care is terrible. It is almost impossible to find decent health care providers. Health insurance is a joke. I would strongly suggest that you see health care providers in the north including dental care.
    Florida is a very superficial culture, especially in Orlando. It's a great place for mainstream but don't count on intellectual stimulation.
    Florida is halfway between the United States and a third world country. Services are not good, schools are poor, and customer service is almost non- existent.
    Floridians are friendly but not helpful, you are on your own. The vast influx of notherans moving into Florida probably has something to do with the total lack of community.
    Florida is very expensive (except maybe for New Yorkers). Don't move to Florida to avoid state income tax. The cost of living is very high, especially for housing.
    If you are planning on renting, landlords will push you out after your first tenancy because they can to someone else at a much higher rate. (Rent prices are increasing at 28% in Florida)
    Wish I had known these things before I moved here, I would have chosen another state.

      Health care is great especially in the lake Nona area with medical city going up , I moved to lake Nona from northern jersey as I transferred to the navy base by UCF from West Point. And the VA is in lake Nona , honestly it’s the most beautiful VA in the country the food is amazing , but Terry I highly disagree with you . Orlando real estate is actually cheap compared to the north east or Cali , & my Propety taxes are 10k cheaper
