Hi, I'm Justin Pekarek, local resident of Laureate Park, Lake Nona. I've lived here since 2017 and have owned two houses here so far, and our family wanted to get together to show you what it's like to actually Live/work/& play here.
This video is a compilation of my daily life over the past few months with iPhone video clips, and some of the more fun things to do in the neighborhood, from a family of 2 young boys, and two "older kids".
We are excited to see what Lake Nona grows into, just like many of the early adopter residents and those just coming to the neighborhood.
Laureate Park South and Toll Brothers Laurel Pointe will be the next developments in 2022-2023 so the time to reserve your lot there is now. Getting in on a resale in the meantime could also be a smart idea, as this area continues to grow rapidly.

What a great place for a family to live!!! All the amenities within a few minutes and beautiful park areas to enjoy the outdoors. Who would not want to live here?

I agree about the plane noise. A good chunk of Lake Nona is in the 65DNL. A no go for me. They say excessive noise is not good for your health. I would def pass on it.

Thanks! There will be Laureate Park south announced this fall/winter and more phases released over the coming years. Resales continue to rise in value, and the area in general has some great things coming to it! Including Disney bringing 2000 jobs.

the builders have up to 2 years to complete your home :) but figure signing a contract to build this November, in some cases that's just a Pre-sale and the roads are not even put in yet. Then your slab is poured by April, and house completed by end of 2022. This is a reasonable time frame right now given the 50-100+ people on waiting lists already registered, and more relocations coming. And thus, resales have seen a spike in price for good reason. That being said, we can still get you in line and identify which builder, floor plan, and neighborhood makes the most sense for the budget. There are waiting lists for some of the remaining townhomes.. But in Laureate Park SOUTH there will be lots of choices. plan on new phases releasing late this year/spring 2022.
We live in Omaha Nebraska currently. Opening a business in Titusville (Scooter’s Coffee). Hoping to move to Central Florida some time this year. I’m thinking renting a house would be a good choice until we stabilize and see how the business is doing. Then we’ll look to buy, but I can’t stand how close the houses are in the new neighborhoods. Literally 7-8 feet of distance between them. Perhaps buying some land and building would be a better idea for us. However, I do love the Lake Nona area. My dad lives there. Beautiful place! Been there many times.
Wedgefield is halfway between Orlando/lake nona and cocoa, and they have 1 acre lots you can build new on... no HOA, for around $650k all-in. But yes I agree with you finding that pie shape lot can make all the difference if the choice of the family ends up being one of the newer master planned neighborhoods. Saint cloud is getting a bit cookie-cutter tract homes in some areas, but there are still nice open parcels there near Zuni road and Jack brack
@@OrlandoPropertyAdvisor I looked up Wedgefield and I found out they were having problems with their water system being expensive and contaminated. Not sure if that’s still the case. I took a tour of the newer neighborhoods in Saint Cloud a year ago when I was working in Orlando and you’re correct about the cookie cutter aspect. Thank you for the reply.
Amazing. Are there any churches in the area?
Yes there are a number of different denominational churches in the area, some use Lake Nona High School or other venues to gather. CRU is a large campus located in Moss Park area, near the Wycliffe bible translators.
Do you happen to know what builders will be involved with the first phase of Laureate Park South? Has that been announced yet?
So far, craft homes/dream finders homes, and David Weekley homes. Plus a few custom builders
Release possibly for late October early November

@@othonieldelgado1147 yep I just sold a craft Mercer with apartment in LP south initial phase release, it’s a lottery style system where they take highest and best bids… video coming soon about that
I would be interested in townhouses will they be build next fall 2022 too ?
The builders are about to release some more new homes to the south in "Laureate Park South" in the next few months- there are long waiting lists for these so I expect a lot of competition.

Are there any apartments within lake nona community?
Yes, some would say too many. Brand new apartments being built along narcoossee road, Landon house, Pixon, and many more
Any other areas in Orlando that are close to the beach and parks?
Lake Mary & Altamonte/ Maitland puts you on the north side to get to New Smyrna beach quickly, and still use i4 to get down to Disney
Or go winter garden, Davenport west side and head over to st Pete Clearwater beach in 1.5 hours

@@rjshane8184 tolls all around orlando are a thing you just have to get used to... 408, 417, turnpike
Oviedo is also a popular area for good schools and growth, but is a bit more rural feel
My 9 year old featured in this video goes to Oviedo schools

What’s the name of the hot wheels park??
Phase 10 park with playground is referred to as Merit Park, Laurel Park, or the “one with the matchbox cars track on it in the back of phase 10”. The larger park in phase 10 is called canopy park

Way too many people moving here. All our beautiful woodlands and getting destroyed and traffic is getting crazy. Many of us didn’t but buy here for all this.
I agree the growing pains are real. I've lived in clermont, dr phillips, and now nona since 2008 and watched the entire city grow outwards. more roads are needed- and finding that nature feel around your home or neighborhood is certainly something to behold. Sunbridge's focus on Naturehood should prove to create a balance of new builds and conservation long term, but there will be a lot of growing pains there along the way too. Thanks for watching
