For sale autonomous house with terrace on the natural Majella landscape, in the historic center of the fantastic medieval hamlet of Pennapiedimonte, called the balcony of Abruzzo for its privileged position in an area of extraordinary beauty. The village lies on the slopes of the eastern slope of the Maiella at 669 meters above sea level, with houses partly dug into the rock and partly built in local stone, and are connected by steps or narrow streets, often only passable on foot. The house is disposed on two levels with cellar on the basement floor; on the ground floor we find a kitchen-dining with fireplace, a very luminous living room, a bathroom and a balcony; on the first floor there are two bedrooms and a terrace with a stunning view of about 30 sqm, ideal to be used as solarium - barbeque area. The property is in good condition and immediately habitable, furniture and appliances are included in the price of sale. In the village there are numerous starting points for hikings in the wildest and unpolluted nature. Among the narrow streets of the Borgo, where time seems to have stopped, we encounter small shops, oil mills carved out of the rock, houses adorned with the splendid sculptures of the local master stone masons, and it is easy to understand what a slow and peaceful pace life has. A life still tied to the old traditions of both culture and enogastronomy. At the top of the village, inside the Maiella National Park, is the Balzolo belvedere, where it is possible to admire the panorama as far as the Adriatic Sea, from Vasto to Ortona. Only 13 minutes from the center of Guardiagrele where you can find all essential services including a hospital, 20 minutes from Casoli, another fantastic medieval village, 45 minutes from the Adriatic Sea, 50 minutes from Pescara international airport and about 3 hours from both Rome and Naples.

The terrace sells this place! The downstairs room off the cellar could easily be renovated to be a guest room. That tiny upstairs bedroom is better suited for an ensuite bath (if feasible).

What a great little house in a lovely village. And that terrace is perfect. Although it‘s technically immediately habitable, I think you‘d need to invest a fair bit (20,000 plus?) to get the most from it:
    - Take out dividing wall between kitchen and living room
    - New kitchen
    - New bathroom
    - Install some sort of heating (potentially subsidised for solar?)
    - Totally renovate basement room as spare bedroom
    - Convert small bedroom to ensuite.
    - It would be tempting to expose some of the stonework too.
Love the presentation - could you also add how far a village is from the main ski slopes and from the coast, as this is a real factor for Abruzzo.

Overall, it's a beautiful property, I wouldn't change much, even the bedroom downstairs is in fair condition...I particularly loved the view from the main bedroom's window, it was perfect!
Maybe a set of french doors between the kitchen and the living room ( I don't like the kitchen and living area together) to give the kitchen more light and easier communication with the dining room.
