I must have low standards. For that price, I would clean it up. Give it a scrape of peeling walls, and a fresh coat of paint and start sitting on the bench outside with a good cup of coffee. In 2050 when I fail inspection, and am 97, they can condemn it cause I won’t be able to do stairs anyway. Great video, thanks.

I think it’s exciting at the thought of being able to live in a place and refurbish it while you’re in there! And yes, I would absolutely expose some stone! I also love wood-beamed ceilings. One thing about Americans is that we’re used to paying an arm and a leg for renovations, I’m not always getting the best job. So I think sometimes we look at these properties and can’t fathom.
If I bought this property, I would try and buy the ruin below as well, so I could keep it as a ruin with the plants growing over it and plant a garden and/or keep chickens inside it 😀

YES!!... That was the first thought I had on seeing the view..
The ruin in front has a roof (even though it is collapsing, they can't take it higher, it would never spoil your view for that reason and for laws preventing people blocking your views

I don’t see it as a gut job at all. Obviously there are some areas needing immediate attention like the bathroom. I would keep it clean and white with some historical elements introduced. I would clear all the junk out of all the rooms and locate used vintage chandeliers in each room. The views and balconies have so much potential. They need to be stabilized and made safer and more Italianate. The upstairs rooms need some reconfiguring. The plaster needs repairing in places and then painted white. The gardens are amazing… the old urns and ares for growing and naturalizing it could be breathtaking. Then you have two large all stone arched rooms. Once you clear the 2 basements of all the junk, you vacuum, hang a candlelight chandelier , something old and delicate. Then you play music while wining and dining around a large table with the chandelier lit along with candles in the niches. Incredible potential!

I’m new to your channel but I do hope to see some stand alone homes with a little bit of a garden so if I wanted to have some trees and do a little veggie garden, I could. The main town (where castle is in vid) is Civitella Messer Raimondo as noted near the beginning on screen. The house is in the frazione (suburban hamlet) of La Fonte, just after frazione of Piano Risorgimento (where opening view of main town and mountains was taken from). Draw a straight line between Civitella and Casoli on map and you won't be far off that line near middle.
Wow❤ really stunning as you said… i live in Norway and have this mountainviews every day ❤️ but i am from the Netherlands. These views are priceless. You have to use your imagination with some properties but thats the beautiful thing. Pity a lot of people do not have imagination anymore. Dream away … on one of these balconies with an espresso or a cappuccino or a limoncello in the evening. Ok you have to renovate but OMG €19.000!!! I love your houses and videos! Thnx for showing. But curious for the ones you are going to show in Sardinia. I di nit have a lot of money (have to sell my house here in Norway then when i retire, but jeez so much opportunities) and it keeps me going and able to dream further on❤ thank you for that

Needs a lot of maintenance and rebuilding. Problems is that permits are required for everything in Italy and they take a ling long time to get. Beware there has been water dammage.

Fantastic price - but what do you mean taxes included? Is this sold like a car with a transfer tax and then you own it? No annual taxes? Huh! That's why they sit for so long. But what would be the "out the door" price? Roughly? (Definitely detached houses for me - no matter how small!)
Would be great to include a map of where you are and how close you are to ski resorts - which ones. Also if there is any transport to the resorts.

I'd have my art studio upstairs, a sofa-bed in the lounge room, workshop down in the cantina. The kitchen and bathroom could both be made beautiful...at this price, with taxes and fees included---did I hear right?!---my only reservation is not managing residency, therefore not able to own a car which seems like a must for this location.
@yusufabukaarmen270 just get an ebike or one of the three-wheeled little trucks ( lu tre rod). No residency or licenses required. Less than 15min from Casoli where u can then get anywhere. Or less than 10 min back to Civitella and Fara fir day to day stuff. Local Car rental just outside Fara if u need actual vehicle for long distance. International license from home country good for a year.

What a brilliant project this would be - spend another 10k on it and whammo - amazing mountain villa to retreat to or Airbnb out to.
Also looked at this one again (i wrote view , on paper ) and indeed thát view i get tears .. me and water it's almost nessesery, not almost , NO THE BIG WISH !! ánd good transport iff needed that are important things i do understand. So mutch space for that money ... STUNNING !! with help off good building people it maybey not that scarry and i/you can put your own ideas into the project, kitchen , bathroom , name it . Good too watch again.
The price is good. It needs a lot of work and money. But my main concern is about the ruins down below. What if someone decides to build? And what about the view then?
The ruins I'm front are much lower than this house, they annot build that high and they cannot block your view.

Wow, place with great views for a bargain price. What I'd do with the cellar? Well, I'd put a long table and some chairs in it and have it be a place for friends to enjoy wine and chees, fresh baked bread and olives. I wonder if one could aquire the ruins to just keep the view the way it is?

Dave does Italy have air rights? Meaning if you buy a property with views someone can't come and build up to block your views. . By the looks of the ruins it looks like many and if so can they be bought. I think this house has potential and if you can do some of the work yourself, you got a bargain. Keep them coming Dave. You can't please everyone but for those who can see past what is now and see what can be done in time knows that made the right choice.

Try getting a resident's visa first. That can take a year or more of jumping through some bizarre hoops. Once you get that, then try getting permits to reno a property. Those rules are seriously unique!!!
Those stairs are dangerously narrow! Kitchen isn't horrible, but the bathroom is.

Really gr8 potential to change into rustic type of a house. One downside is that there is not a lot od garden/outside space where you could build likwidacji ouside kitchen. ANd even thou it hali multiple stories, iy may be impossible to implement stairs because od the ceeling architecture. First thign I would do is put spiral stairs to the first "cellar" with all the wines and fireplace. Would pave it with the stone and wood wit archy ceiling. Definitely worth the money for the location itself.

My 2cents on the bathroom, 1stly remove and replace balcony/roof above and properly waterproof, new boiler on opposite wall next to sink behind door, change bidet to toilet with bidet hose and leave bath adding proper shower head and sliding glass doors, tiles can be painted to update if you don’t want the expense of removing & re tiling. Now go enjoy doing something for the benefit of the family 🍻

Id totally be adding a bistro table out there beside the bench. I wonder if you could get top balconies permitted. Its a bit claustrophobic if you cant step out to see the view from inside the "alley". I dont think it needs total gutting. If me id leave all the wall tiles. Update for more storage like a sink with top and cabinets. Make a shower and bath in tub area. The kitchen I love the sink and taps in the wall. I love the ruins. Id have a comfy chair on that terrace to have my morning coffee. If that sink really works and electrical and a bathroom could be added to the vault room below it could be an income rental. A studio. Probably too hard to put an inside stair case. It could be a summer kitchen type place. I wonder why in Italy more windows are not put in. Like over the radiator area it is dented into wall. So did they cut that in or the dent in was always there? I need more windows!
