    my frnd bought 50 lakh property and renting it for 5k Hyderabad outskirts his pe ratio not 1% but 0.1%. no financial planning, but he invested business income, and business collapsed due to no working capital and mentally upset no home loan taken. so we need financial education

    हमारे यहाँ 50 से 55 लाख प्रॉपर्टी की कीमत बोलते है और अगर वही प्रॉपर्टी किराये से लेनी हो तो 7000 से 10000 तक महीने के rent पर मिल जाती है ,,
    इस हिसाब से रेंटल returns केवल 1.5% से 2% ही होता है ना तो किराया कोई ज्यादा दे पाता है और ना ही कोई अपनी प्रॉपर्टी की वैल्यू कम करने को तैयार है ..
    इस परिस्थिति में क्या करना चाहिये ??

      @@AssetYogi Recently I bought a Re-sale flat in Bangalore. It's 8 years old. I have got 400 sat UDA. It's rental value is 25k monthly and my tax saving is ₹5500 monthly due to home loan taken in this property. EMI is around 35k. In next 2-3 years Rental value will surpass the EMI amount. I want to understand your view on this deal. Actually I learn from one of your video only, where you explained about how to make good return using good rental yield, bank loan on real estate.

      People expect higher returns in commercial properties because of higher risk of vacancy.

      @@AssetYogi thanks,so these numbers are arbitrary n r choosen as per prevelant market conditions, just a thought if there is higher risk of vacancy shouldn't the ask rate be lower to attract potential tenants

      I suppose you are asking about the meaning of endowment fund and an endowment fund is a type of investment fund is normally established by a foundation such as universities, nonprofit organizations, churches and hospitals that makes consistent withdrawals from invested capital.       These are market expectations. For eg. if you get 3% rental returns and 7% capital appreciation, you get 10% returns on the property, which is a reasonable number for a relatively lesser risk investment.

    Sir your videos are really very good & useful. Currently I'm thinking to buy a under construction flat in Bangalore for staying(not for investment). But before buying I just want to know what will be the resale value of the flat after 10/20 years from now(as flat is considered as depreciating asset).
    Also, if any emergency(I need a lump sum amount) happens before the registration in that case whether it's possible to sell the flat and what will happen to my bank loan.

    @Asset Yogi while calculating rental yeild. Do we subtract monthly maintenance cost from the rent? Or we consider the gross rent received from the tenant?
