Advice for people having a new house built. Have an inspector at the different stages of the build like after framing. Then again after pipes and electric. Then again after everything is set so they can make sure the build is done correct and any mistakes are fixed before hand. Its worth budgeting the expense to make sure your house is built right.

You should consider putting the house up for sale seriously while you can still make a profit from it. The houses all being put up around yall is a crazy thing. I would consider it up while you can make profit and invest in getting several other homes to become property managers or flippers. I know it’s scary, but I think it’s time to put your trust fully into your husband and see where he can take yall from here bc I think he can be a money making machine in the real estate business if you just give him the support. Get a water damage specialist to open it up, gut it, dry it and fix it. Mold ain't nothing to play about. And you won't see it growing if its under the tile but it can negatively affect your health. You dont want to just calk it and leave the moisture under because mold will definitely form.
The maintenance is normal, look it up there’s some that have to be doing these every 3 months, however the $700 HOA fee is WILD & the fact that it keeps going up is concerning. Because of those combined I think it would be best fix these issues now, get the house ready to sell & get out of there- a realtor & OG watcher 💜

We have a Drhorton house in Arizona and same thing as well. Very cheap and fast paced made. A lot of issues with the home; electrical , building wise, the carpet you can feel the nails through. Can use certain outlets

Yes! I’ve heard this also. I live in Nebraska and I’ve always wondered why the old houses still stand during tornadoes, and the newer more modern homes have the most damage. Which is why I want an older built house. I think older houses have more character anyways.

Completely normal for things to fall apart in the house. Maybe not as likely with a new house but things happen overtime. I specifically wanted a house outside of an HOA. I feel like they’re just useless they tell you what you can, and can’t do with your house. I'd be upset too if they kept raising the fee every year.

I live in a DR Horton neighborhood as well here in Houston and when I tell you it’s one after another project in my house that I have to do it’s just a lot of money and problems that I have to deal with and this is a 2020 house and I purchased a brand new in 2020
You need to talk to a lawyer because to me it looks like they built the house to fast and maybe the contractor was not licensed but there is to much problem in your house and that should not happen and hopefully the lawyer will find out exactly what is going on and he will make calls

Yeah for them to only been living at the house for only 3 years something is wrong and now the bathroom I have friends that owns a house for the same amount of time and they don’t have any problems at all no pipe problems, floor problems, walls, and door problems to me personally it was done on purpose I think they took them as a sucker and that sit is not rite for them to take advantage of them they they paid a half a million dollars that’s why I say they should speak with a lawyer and the layer will make a few calls to have somebody that is licensed and certified to go to the house and investigate
Always get estimates from TONS of people. Post on local facebook, nextdoor discussions etc. to get recommendations for someone who is reasonably priced, preferably licensed, local and RELIABLE. Reliability is a big one. If possible also offer to buy the materials. Sometimes contractors will say they can get their materials cheaper with their licenses but deal with that when you get to it. ALWAYS NEGOTIATE no matter how firm you think they are, and walk away confident but in a nice way that you will keep them in mind if you do find they are the best fit. If you cannot decide on the spot, you can always say you can reach out to them later there is no rush. Also be on their ass when they are doing work, I always had cameras around. I own my home and help my mom with her other owned homes. Im 30 but a lot of contractors think im 23 and am not experienced enough so think they can get over so keep that in mind because you all look young.
Yes you always tell them before hand to keep receipts so you have on record. When we did our fence we gave the workers the HomeDepot card & told him to have receipts saved.

Alex, if you ever see this, man, that door frame issue. You need a piece of card. You put the card under the frame (against the floor) with the gap under it. Draw around the shape of the bottom of the door frame. Use it as a stencil by cutting around the outline from it . Put the stencil against the frame where it's tight to the floor. If it fits, just use the card stencil on the floor plank and cut around it. New floor tile should fit 👍

I would make that little living room/ chimney area in the bedroom a huge closet with build in drawers. And as far as the home. The house is brand new! It shouldn’t have that many issues 3 years in that not ok at all and it happens a lot with the new homes tbh. That’s why you always get an inspector before you seal the deal. Get it fixed, appraised, and sell it. Get a new home you can make yours and do all the things you didn’t do with this home like getting it throughly inspected.

My house was renovated and was built in 1960s. For 8 years nothing major. We then had one leak from a pipe on our roof. Then we has a pipe that overflowed. And now I'm starting to notice things I have to renew like my paint and etc. Roof still ok but ny driveway needs to be replaced. But all this occurred after 8 years.

Completely normal for things to breakdown maybe not as much as a new house but definitely things fall apart as years go by. For the door have y’all replaced the weatherstrips to help with air draft.
You are supposed to maintain the house look at pipes bathroom sinks toilets etc. and just everything in general at most once a year. The roof that’s should be years at most until it’s changed again. Not in just 3 years so they messed up if you didn’t see holes in the roof. And it’s normal for that frame form the door to be like that. That specific tool could’ve been rented out too btw.
It is a concern because a roof should last you for years and for a brand new roof to be already leaking after 3 years is concerning! You guys should take your money and run before bigger things begin to happen . And paying almost half the mortgage in just hoa fees is crazy . You guys can still find a nice house with no hoa fees or atleast lower hoa fees . Many things already happening imagine a couple more years out !!

HOA actually helps keep your property value safe! They help keep your community continue to look as good as it does! $700 for the community your in isn’t as bad!
I work for an HOA and one of our communities go up as high as $3,000 a year!
HOA does a lot for your community, just ask for an information sheet on what it covers.
Just buy the tool use and return it when ur done unless u plan on using it again…

Hi! My house we built back in 2000 moved in 2003 didn’t have much issues it till 2014 water leak insides shower/bathroom we tore up ceramic tiles and behind the toilet and found that our copper water line was leaking do to house settling and tight copper pipe connection. Then the ac unit drain pipe got clogged and water everywhere. It is one story home 3 bedroom 2 1/2 baths. Also two windows cracked but thank god they are double pane so no air is leaking in or out. We do need to eventually replace them and the tint as well because now it has turned foggy who knows when I will be able financially to fix but been divorced since 2010 and even then I did all the repairs and if I could not do it myself hired people who also took advantage but back then my daughters were ver young and I worked full time. Now I the youngest will be 20 in April and my other daughter 21 also in April the other Princess 27 in July and my oldest princess 31 in October they all help since I have health issues and had to retire early in 2015. It’s hard being a hole owner my house thank GOD is paid off. The taxes are decent but no hoa! I think it’s ridiculous for that matter just rent and have someone else worry about the maintenance overall. Good vibes sent your way wishing you both health and wealth! God bless ❤️

Hubby and I moved into a new build last year in January. The home was finished built December 20th, I cannot tell you the amount of problems we’ve had here and there, we’ve only been here one year and already had to deal with a whole cabinet replacement under my sink due to a leak 😭
My surrounding neighbors have all had issues with their homes as well and are starting to regret buying a new build. Someone’s home down the same street as us, started flooding and had water into the next door neighbors backyard. These builders I think were just hired to get the job done and probably lack in experience they half ass a lot of their work. Be careful when purchasing a new build home! 🏠
Tbh Alex is going to be a great dad one day especially to his son. It really take a father figure who knows things like these so your future kids don’t fall for it, there’s a lot of contractors in this world that will rip you off and people who will do anything to get you to buy something. It’s a sad world. Unfortunately jehleigh and Alex are learning it the hard way 😢 I just know their future kids won’t have to because of Alex 👏👏

I really believe yall family would thrive in a similar or smaller home. Less space to clean would be good for Jehiely, Alex would probably love it anywhere bc he was raised from a family that had nothing and lived in many conditions over the years to get where he is now. I would consider getting out of there while you still can, make as many cosmetic changes as need be until then to set your house apart from the rest and sell it. You can get a better made home and it doesn’t have to be new to be perfect.
