    I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible.     Property goes up over time, full stop. Everyone that wants to purchase, needs to knuckle down, save the deposit (will take more than 3 months), will take years, be patient. Then buy and enjoy the journey and pay it down overtime, make sure you have an offset. Be realistic about your first purchase, it will not look like Mum and Dad's house, will be smaller and probably a few suburbs away. You can do it.

    1980 Sold $70,000
    1976 Sold $61,000

      Doesn't help with limited equity. Our household earns 300k, a 700k house owes about 80/90 and I have 300k( in the bank. Nah I'll just jump out now and move overseas and retire in a cheap Asian country at 50. Also not 50 sub 40 and could pay off mortgage many years ago. Why play the stupid game here. Let investors and landholding developers rot.

    Locations that peaked too much will undergo correction.
    Overall as you know yourself, location will be key.

    The famous saying - the market can remain irrational longer than you can remain solvent - comes to mind with what’s going on with Australian residential property.

      The problem is it’s not irrational, it’s supply and demand. If you want a piece of land in a big city you are competing with thousands of other people who would also love it.

      @@uberboiz Because it has intrinsic value based on how it can be utilised by people with money. That's rational. Irrational is when people sell out of fear that they will lose money, and by doing so guarantee that loss rather than holding through it.

      @@ianthomson4427 That's a flawed reasoning. Buying something solely on the basis that the item has intrinsic value doesn't make your action rational. If you acquire the item at an excessive price that is completely disconnected from the intrinsic value (especially if the purchase is funded by a significant amount of debt), it is indeed an _irrational_ behaviour. After all, price and intrinsic value are not the same thing, and you seem to conflate the two.
      If irrationality forces people to sell out of fear, it also forces people to buy out of the same emotion. You think the term 'FOMO' applies to people who are selling?🤷‍♂

    The traffic jams shopping malls most city malls are full daily shoulder to shoulder to many people around not enough homes let alone

    Definitely higher ☝🏻 it.may drop for 6months at some stage, but inflation, lack of housing, immigration and stupidity a pretty stable government (even if there annoying)
