The maths is pretty simple right, uncomfortable, but simple. If youâre on an average salary, you can rule out the capital cities - with the exception of Darwin. I was in Armidale recently, two bedroom townhouses for $300,000. Great start, nice location, has a university. Just took ownership of a 2 bedroom, 2 bathroom, 2 car unit in Darwin, just under $300,000. Again Darwin has a university, and is strategically important to Australia - plenty of government jobs. Hasnât grown much in the past decade, but itâs affordable - and is the only affordable capital city left. Finding an affordable place is key, equity is great, but you need to be able to find a place that gives you the ability to service your next property.

I lost over $70k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. Don't be obsessed about owning a freestanding house if you are not rich. Look at how people live in NYC, Paris, London, Milan, Rome, Hong Kong, Singapore, Bangkok, Saigon etc. Just buy a 1 or 2-bedroom flat near a train station. The further out from the CBD, the cheaper. Try to utilise the first homeowners grant to the max.
All human are trapped in"material wealth" as the usual.We can set as best we can drive ourselves and along the journey to reach the dream ,there are so many factors to deal with?!?!

Thanks for sharing Luke,I fear unless you have the bank of mum and dad or a hand out hard work, house hacking or any other trick one may have used in years past will no longer be enough to get on the ladder, rising rents, higher rates and no stop to the inflow of millionaire immigrants prices only have one way to go, that is up! For instance a couple with the same skills, station in life and so forth trying to achieve what you have now would be significantly harder if not impossible given recent price rises/rental pressures we now experience. Home ownership is now a land for the privileged, as that is what it is a privilege to own a property not a right or norm in modernity as we know it.
If Emily and I started again in today's environment I'd be looking to break into houses at the $800k price point and reno every 12months to sell capital gains tax free and then roll into bigger and bigger projects. I think it all comes down the individual/couple. It's still possible just not easy
@@lukewiles1 credit to yourself and Emily, its never easy. Looking back it looks âeasierâ than it is now, but at the time itâs hard no mater when you start. In twenty years our kids will be asking why we didnât buy more, property was so cheap, and their kids will ask them the same thing.
There are lots of opportunities out there, they may not be your dream home in your dream area etc. But they are out there. Simple Google search for a property that suits your needs, i.e. how many bedrooms - not want but actual need. Then jump onto seek and see what jobs are on offer in that location. Then take a look at the next location etc. I would start with locations that have a university, reasonable career opportunities with a large range of jobs.
@@lukewiles1 agree Luke, what i was hinting at is unless you now have the ability to earn a medium to high income the ability to scrimp and save has been eroded, I think the essence is that the fabric of what we know and love in Australia has changed a lot recently, better for some and worse for others. However my main concern is the pressure on young people to pursue certain vocations purely based on financial motives and other areas like the arts or lower paying professions avoided for the sake of home ownership or affording rent. It is a tricky situation but as someone who has done well out of the rising market I am just sharing my thoughts on this situation and will look to help bridge that gap in the future for those less fortunate and appreciate your videos as they are a great tool to help others in their journey.

It's important to have a well-thought-out strategy and not make impulsive moves based on short-term market fluctuations. Patience and a long-term perspective are key. You should consider a market expert to guide you.
To obtain financial freedom, one must either be a business owner, an investor or both, generating passive income, particularly on a weekly and monthly basis .that's the key to living a financially stable life. I pray that anyone who reads this will be successful in life...
