Great job. Very detailed. With raw land you are right. There are risks that one needs to check out. One needs to see if there are electric meter there as well as water sewer service. If no water or sewer you need to see if there is well water and if the land is suitable for septic as well as if it is flood prone. Also if a large tract if trash or people living on it. Walk the land before before buying.
