    True. Trophy lists few homes on the website, when you actually drive through neighborhood, you see more available signs not listed on the website.

      Well, we do have a shortage in some areas that are newly popular, or have been popular for years and remain popular. It is very location specific. But what is universally true is that we do have a shortage of homes that are affordable for median income households as households can not maintain budgets where housing takes 45% or more of your take home pay monthly, just for your shelter costs, which will still rise yearly as taxes amd insurance costs skyrocket, plus that doesn't include rising maintenance and repair costs when you are the homeowners! And, yes, maintenance costs are going to hit many homeowners harder as quality building practices have been disappearing as fewer qualified and well-trained builders have not been available for employment lately!

      So true. You have so very many homes sitting vacant that are on the “affordable” spectrum and yet even they are not truly affordable when you compare median income.
      Cities like Princeton, Forney, Haslet, Fort Worth, Crowley…they have hundreds of 300-350k homes sitting vacant. Suburbs like Heartland and Royse City have homes all the way down to the 250-300s. Dallas has inventory, it just doesn’t have it where your highest rated schools and short commutes are. 😕

    I bought a house from highland homes in forney, and it is the definition of corner cutting

      @@WendyPannell doors are busted up, definitely used, door frame is cracked, glass door for the shower was ridiculously crooked, outlets are slanted and cracked, brick fell off the front of the house, wood trim is coming off, enormous amounts of caulking to fill in lack of wood, scratched up countertops

    Hell, no they should not cut the lots to place more homes to make them money. There is a safety issue; if one house catches on fire it will set the others on fire due to each is now an exposure. I was a Fire Captain in the Houston Fire Department.

    They need to speed up plan review and reduce fees BUT increase regulation on actual construction. Localitis need to increase number of city inspectors to provide next day inspections.

      I don't know about increasing the regulation how about they first follow and enforce it before they add new stuff, and once it is...they can add more on.
      If they just blindly increase the regulation, then the people who can afford lawyers will just keep their competition who is doing things right out of the game using the regulation
