    Expectations are coming back to reality. Real estate was never meant to "print" money like a lot of new investors in the last 3 years thought. Long term investors will benefit.....in the long term. Be patient. Appreciation will resume eventually.

    As a Native Austinite, I hope that real estate can stabilize. It is currently way OVERPRICED. Austin has always grown too fast, then the market implodes, and people are left with properties they can't sell. Seeing some of these homes that they're asking $2 million for is laughable. They see deep pockets and sell, sell, sell. I no longer live in Austin because it is too expensive.

    These forecasts won't mean anything if the unemployment numbers ramp up. The economy looks pretty bad from my vantage point. Lots of businesses are in cost cutting mode right now and layoffs haven't been significant. When that starts, cities like Austin, Boise, SLC, Nashville, North Port, Las Vegas are absolutely going to see huge decreases due to the fact that home prices outpace income by almost 10 times.

      Can you imagine buying a home in 2017-19 then the market taking off in 2021? That’s what he’s saying. So, what you’re laughing at… you shouldn’t be. You should be looking at how to take advantage of this market.

    Lol your guest literally just said you can see another 15 to 20 in suburbs in down risk. This is after the 15 to 20 the market has already dropped. You may want to do the math here bud. 35 to 40 percent drop very likely won't be wrong.

      He did. Your math is wrong though. You’re looking at the entire market and he’s breaking down zip codes. 2 separate things. Are those zip codes down? Did they go up? What you’re saying doesn’t actually make since.

      @@JeremyAKnight what I’m saying is the guy you made reference to being dramatic in saying 40% drop would be bang on, if the market continues it’s trend in Austin and we see another 20% drop.

      @@JeremyAKnight oh the entire housing market is going to see a very nice correction back to reality. 75 percent of the homes I went to look at in Steiner Ranch were empty. At some point in time these investors will want out. It won't be pretty
