    Expansive cement to restore. Simply cewment loaded with iron filings. As it cures it rusts and expands. Just needs paint after.

      Should als mention simply pour paint or pigment into the cement and you will never have to paint it..
      Hell, if I were inclined to buy a house, I can buy 3 besdroom two baths for $800. Yes $800. But I have no interest in buying and much happier renting. And for anyone asking how or where to buy a house for $800 you are on your own,. I do not givwe adcice on such thingas and have absolutely no desire for additional income.

    Thanks for another wonderful video! I'm definitely interested in seeing houses available and their prices. I actually think I'd be more interested in Granada, but seeing what's available at what price in Leon, gives me an idea of what might be available in Granada. For me, the big draw of Granada is the lake, as I enjoy kayaking. As always, I appreciate your walking tours and your discussion of living in Nicaragua!

      Not much kayaking on Lake Nicaragua, but you could do it I guess. I do like the lake a lot. I just wish it had more of a breeze up on the north end. Granada is definitely more expensive than Leon, but less expensive than people would have you believe. It's a nice town, but I like the lifestyle in the other towns a bit more. Not many towns with kayaking, that is a gap for sure. Granada is especially nice from all of the restaurants.

    Biggest employer in Leon used to be a company making wiring harnesses for vehicles, mostly GM products

    I want to add my 2 cents: if you call directly from an international number, you'll almost always get ignored and instead recieve a response from a whatsApp message. Immediately the price just went up by two fold or maybe more. Properties that were overvalued during the "bubble" should be coming back down but if the owner knows it's a foreigner buying you will will hear something like "I'm selling for $120k but I'll negotiate down to $90k (real example)," and perhaps original asking prices was $75k even without an agent. I've seen people buy overvalued houses with no wall or finished construction and then have to haggle the original owner to commit to things originally promised. In Nicaragua, you can build a decent tiny home for as little as $1,500 but it's hard to do because of gringo pricing and scams. I have seen locals do it. I like to use a personal rule when evaluating how much I'd be willing to negotiate down a price: 20-30-40-. I'll ask for a 20% reduction if I really like the home because of construction, aesthetic, location, size and is not too overvalued. 30% if it needs some work, location is decent, size is a bit on the smaller side. 40% if either asking price is too high for location,size or home has nice location but needs lots of work and is on the smaller end. Whereas in California you usually work your way up, in Nicaragua one usually has to work your way down 👇. And especially now with many locals migrating north and selling literally everything there are deals to be had. Just a thought 🤷🏽‍♂️

      Really good points and info. Yes for sure, so many people leaving that houses are empty at a rapid pace with no available buyers. That especially makes city homes available.

    Repo homes at BAC there. I have seen $140,000 homes reduced to $35K. I have seen $2.5 million gas stations reduced to $200K but watch out on that. Most likely the tanks have to be replaced and that will be over $1M as they must be vtriple lined tanks.

      I almost took the place myself but we declined because we need more space and the area isn't where we want to be. But it's an AMAZING house. They want $1000, but I know they will take $700 (which is a steal.). I think the videos go up in like two days.

    So many 'real estate' agents with different companies advertise the same house for sale. Different rates but it's the exact same house. How can so many different companies be representing the same seller... LOL (It's crazy!)

      Because there is no "representation" under the current real estate law from how I understand it from a video I saw recently. The NEW law, that MIGHT take effect next year will address that. But as of today, someone representing a seller is just someone listing a house, not the exclusive rep of a house. So anyone can list it for anything that they want. And if you get more money, I'm told, that the seller asked for it, the agent actually gets to pocket that! So there is a massive financial incentive for buyers to find a way to talk to the seller directly to avoid getting hosed on the price; and a huge incentive for agents to list anything and everything because they get to make any money above the seller's actually price and not give any of it to the seller.

      @@XA1985 Are you sure? How do you determine "worth"? Have you tried to buy it? Did someone else buy it? I've not seen anything that would indicate an increase in worth in any region of the country. Everything is still falling as no economy has returned yet.

    As a gringo, with rudimentary Spanish speaking skills (working on that), what would be a good way to approach owners/sellers? Could I hire a local (interpreter) for the showing and obviously a lawyer to go over agreement? I'm going to rent first, but likely will need similar assistance. Any tips or referral to resources known would be grand.

      Yes, actually I'll talk about that on an upcoming episode. That's a perfect topic. I'm thinking it will be on the episode for Oct. 2nd. I was able to do it myself because I have long had a team here that I trust. Because this is so important, I'm putting together a service for this with locals. You've seen one of the girls that's going to be doing this in some of the videos, like Esteli, walking with me. She's already doing that for some people. not like an agent, she's just a local from Managua who can call and talk and get price details, house details, arrange a showing or whatever. For actual negotiations you want that handled by an attorney. But for just getting basic info, you just want a local that costs less than an attorney and can make calls, get information and arrange further needs. Just the simple stuff.

      Quick takeaway... I recommend being here and being patient, making friends here and having them help. For the large number of people who won't take my advice on that, I'm starting to offer a service for exactly that. Just simple stuff that doesn't involve anything like an agent, just someone making calls and getting info on places, maybe taking pictures.

      @@ScottAlanMillerVlog Indeed. I only have 2 weeks on my first visit, so making friends that are willing and able to help may not happen that quickly. Finding a rental at a fairish price that is legit is what I would be looking for help with when I return soon after the visit. cheers

      @@bpw3465 yeah, that makes sense. A rental is a different animal, if you pick a space that you don't like you can move in months, not have to sell a house to do it.
      That kind of thing will make more sense to use something like the service with my girls that can call around and get info and pictures to share. There isn't much negotiation with a rental, so that's pretty easy. Just find places to consider and get prices.

      Yeah, my normal one hasn't returned from Managua yet. I should get it back on Friday. I've got four hats, but I should get some more. I will definitely get the olive green Gallo hat on any new trips to Guatemala. I regret already not getting it to match the orange one.

Literally, the only English language youtube who shows Nicaragua without selling real estate. The ONLY one. Full stop. Check your stats. Before I moved here, there was one other, but they deleted their channel. Remotely, there is no means of finding street views that people want because there is no one doing it.

    Had an encounter with an American Preacher yesterday. He was trying to find his daughter he had abandoned in the US 20 years ago, I was going to find her. But he got into a religious tirade. Why is it that these quackos don;t realizew that an Atheists like me is not going to believe their evidence from the Bible? Like Levitiicus 11, 13 to 19 where god says Bats are birds of Amomination? . Enough said on that alone. But if his daughter got along without him for 20 years, she sure doesn;t need him is her life now. He was persistant. I had to finally tell him if he didn;t shut up and leave me be, I would shut him up forceibly.

    I’ll give you the story. I’ve bought two properties just outside Granada on the waterfront, both through the same realtor. Got such a good deal all the locals couldn’t believe it.
    We get it, it didn’t work for you. But your overgeneralization becomes suspect. It is not the same market as the US or Canada, it’s true. So folks should do some homework. However, like the US, you must always protect your interest in a deal. The number of US realtors I’ve had to fire is absurd.
    You’ve mentioned it in your previous videos, but failed to in this video: make sure you have a lawyer that can confirm proper title. Both of the properties we purchased were acquired while we were in the US, it was done without seeing it in person and through the realtor. I’d pay for that over and over.
    But I’m just so curious why you seem so angered about all of this? Is it something personal? Would love some background on this.

      When you say the locals couldn't believe it, are these locals that have real estate experience and really know the market right now or are comparing to old days when there was a bubble? One of the challenges in the market is that the locals have essentially no insight as most never buy or sell in a lifetime, so they are often unaware of what things should or do cost. I'm not saying you can't have gotten a fair deal, what I'm saying is that knowing if you have gotten a good deal is extremely difficult. I've had lots of people say that they've gotten good deals, but when they disclose the numbers, it's far, far more than we'd normally think those properties are worth. "Good deal" is subjective and almost everyone evaluates their own deals in hindsight as being better than they actually are, it's a nature of human psychology.
      In the US, if a realtor doesn't do their job, they are on the hook and you are protected. Yes, it's smart to cover your own butt, but you have a strong oversight set of laws that really make it easy to be protected.
      Everyone I know that's worked with a realtor here has gotten shafted. Including me, many times. I learned over and over and over again from it. Not just bad deals or poor work but outright scams. And I've had realtors that people swear by then defend those people - showing that they too were willing to sacrifice their integrity to protect each other. However, lots and lots of people who used a realtor say that they got a great deal, until you dig into the details and realize that they should have paid far, far less. Some friends who were happy with their realtors for a year just fired them because they found out some of the ways that they weren't being honest with them. In time you tend to find out more, at first it almost always seems good.
      I've even had realtors themselves tell me all exactly the same. People who left because they wanted to be good agents and found that there wasn't a way to do that in this market and have confirmed my concerns from the inside.
      As a business consultant I see the exact same thing in business in the US all the time. CEOs hire "advisors" who are clearly paid sales people representing an interest other than the companies, and the CEOs buy their story hook, line and sinker and will swear to other CEOs that they got a good deal. Sometimes they believe it, sometimes (often) they know what they've done and how much they got screwed but are so embarrassed that they lie to cover it up. Had that this week. Because I work in IT and business consulting, I'm almost always brought in to uncover this stuff and the degree to which people say or think that they've gotten a good deal but only because they lacked the ability to evaluate it is crazy; and once they know how bad something is, the weird ways that they try to justify it or just ignore it is extreme.
      What this means is that there is a huge confirmation bias that you have to work around to figure out what prices should be. You could talk to 20 or 30 people who've bought homes and all have them say "we got a good deal" and then when you compare to them your deal might seem good. But since everyone is affected by the same problem it just makes it seem like that's reasonable.
      Another way that costs are hidden is in "ancillary" costs. The cost of a property is X but there is also a Y cost to get it. So people repeat the X cost separate from the whole and make it seem lower than it is. Same thing in business... I bought X software for $100, and it required Y software that cost $1,000. $100 is a great deal, right? (Sure, but is $1,100 a good deal?). I literally see this daily. Places that we see this... agent's fees done as a percentage of the price, recommended attorneys at higher than market fees, additional services that are unnecessary or inflated, etc. Lots of places to hide it and make the deal feel better than it might be.
      I stand firmly by that I've never seen disclosed deals that people who know and do a lot of work here deem "good deals". Some are "not so bad" most are "OMG, what, that's so bad". But most importantly, the mechanism by which you have to work with an agent here makes any scenario adversarial by nature. It's attempting to shoehorn a US process into a non-US market where factors are totally different. It doesn't make logical sense, but it feels like what you are supposed to do because they market it so heavily as "how" to do it in the US. Keep in mind that both my wife and my best friend were US realtors, so I'm very aware of how it works there and why it works there and when it doesn't work there. And I've been watching this market for a long time and have partners who buy and sell here just like me. The amount that I see is more than with most, and I get more of an insider "evaluation" because I have people with experience around the country sharing information and evaluating. Not just individual deals, but also info about how agencies have not done a good job (or any job sometimes) in the past.
      Is it personal? Sure, I've personally had several agents and agencies attempt to screw me and my partners (but none succeeded) and didn't get a good deal or even visibility to know what was happening with a deal, until I stopped using them and instantly the prices plummeted and the deals moved fast and everything was cheap and easy. It was the agents making it hard, expensive and slow. But it's also non-personal. I lay out the logic in the videos as to why it logically will be the way that it is. The market doesn't support the idea of a US-style agent because the factors are completely different and the US depends on things that don't exist here. I also continue to speak to people in many walks who are trying to do real estate here and literally everyone has identical stories. Confirmation bias? Perhaps. But when the anecdotes are plentiful and they match a logically determined, predictable behavior based on market pressures, it's a very safe evaluation.
      In disclosing this stuff, I've also been threatened and I know many people that I've spoken to are scared of their agents. Actually scared. I know that they watch this channel and are always looking for ways to discredit and and pressuring people because I get unsolicited reports of it and warnings from people worried about me. So it's not something to paint as rosy and friendly. Trying to help people learn how to lower the cost overhead and navigate the market without paying a fee is... frowned upon at best.
      Keep in mind that the absolute simplest factor is this: everyone in the country knows that if an agent approaches about a property that they can charge much higher prices. The moment they are aware that an agent is involved, no one is so naive as to continue negotiating at local prices. They would be foolish to. That's the issue with agents, everyone knows the agents are involved and therefore, the prices and pricing system is based around that higher cost "second Nicaragua" world instead of real Nicaragua prices. That's not the agents' faults at all, it's just an artefact of local Nicaraguans never using agents like that, so it's super obvious when a foreigner isn't trying to work the system like a local.

      @@ScottAlanMillerVlog Perhaps Im way off, but sn't it also potentially true that some in real estate have a company so as to get residency in a place they wanted to be/retire anyway? They have to keep the company "open", I assume, in order to keep that investment-and visa- current.

      Sorry, never saw this. If you own a real estate business and use that as your residency, yes, you might have to keep it running to keep the residency. That's potentially true, but I don't think it is likely. Because you don't need to keep investing, just need to have invested. Even if you lose it, that's normally fine.
