SERVICED APARTMENTS | The House Show EP#29

In today’s episode, I discussed about points of a serviced apartments. What is actually a serviced apartments? Does it has different meaning, compared to condominiums? What are the main difference for serviced apartments and condominiums?
I talked about the fire sprinkle installation, which is only available in serviced apartments. It’s one of the tips to justify if it’s a serviced apartments or condominiums. While for condominiums, they are better privacy compared to serviced apartments.
One of the points that I had pointed out, is the governance of HDA under Serviced Apartments. With this, buyers are able to purchase their dream house in a peace of mind, as they are being protected by Housing Development Act (HDA). It also provides Defect Liability Period (DLP) for the buyers, whereby it can be known as warranty period for the buyers. Within certain timeframe, if buyers found out certain corners having defects, then the developers has the responsibility to repair for the buyers, without charging anything.
Most of the time, serviced apartment has higher density compared to condominium. Why is this happening? It’s because serviced is build based on plot ratio, whereby developers can built more units, compared to condominium. However, in terms of convenience, serviced apartments is much more convenient for the residence, compared to condominium as there is no commercial shop lots attached with it.
