  • This is a conversation about the differences between mixed development and a pure residential project. In terms of privacy, convenience, investment strategy and etc, it's very different for both.
    But one important element to take note would be the ownership of the commercial lots. It's gonna be very different between full ownership by one party, or individual owners investing in them as it's important to have the program figured out.

    Years ago I often stay with my friend in Jalan Kuchai Lama there in an apartment with rows of shop lot on ground floor.
    The 3 major things are parking, hygine, and security.
    It is not uncommon to drive 30 mins after works to spot a parking space.
    Malaysian level of hygine, wall full of kids drawing, restaurent dumping waste directly into the drainange, pets...
    Lastly, security. Break ins are common.
    I like the idea of staying above a mall, but not shoplots.

    Miss out one part which is the maintenance fee. Mix development fees are always much more expensive than full residential building. Also need to take note on which company manages the place and etc. If kena places like Setia Walk Puchong, confirm you will vomit blood.

    i agree with this, i stay in bkt jalil, attached to a small mall, and right next to the upcoming pavilion. i have to say, its super convenient. there are some downsides but the fact that i can get lunch, dinner and brekkie, mr diy and other stuffs in just 5 mins is brilliant!

    Thanks for the comparison, boss. A well designed mixed development can definitely save the occupant a lot of time, energy and money. Google map is a useful tool that can be used to check if a property has many facilities surrounding it. I did 10 km radius check on google map, using the my house in Sungai Petani as the center of the circle , to find out what are the facilities available nearby. The reason why i used 10 kilometers as the radius is because one can easier travel cheaply, comfortably and conveniently by bike to enjoy the facilities. The result showed i have easy access to 2 tescos, 1 econsave, 1 billion, the Ets/Komuter station, 1 golf course , 1 water theme park, 3 cineplexes, the north/south highway, General hospital, 2 private hospitals, nearby local market and coffee shops and a legalised mini casino.

    Hi Sean, For medium-high area like Tropicana u mentioned, is public transportation on top of consideration when it comes to rental property investment? I assume that the tenant profile there would probably drive own car instead of taking public transportation?

    Full residential - Suburban areas, family with kids, hv own transport
    With shop units - town centre & happening areas, investment purpose, single/ couples, rely on public transport, ok with higher maintenance & assessment

    Hi Sean. For a future topic (especially if the draconian guidelines remain) I think it would be wise for you to talk about the impact on RE in your country from the big changes to the MM2H program. If it holds, many expats there will probably need to leave, which may put way more properties onto the market. And, imagine the impact if way fewer expats end up coming to Malaysia due to the stricter requirements.

      I second this request. I predict these changes to MM2H are going to be an absolute disaster… not only for foreigners like me who wanted to retire in Malaysia, but for the local economy as real estate prices take a huge hit with a glut of new properties being sold as current visa holders leave and new units go unsold.

      @@johnobrien2643 Hey John, did you already start the application like I did? I have been on hold due to lockout. I would have gone to Malaysia in 2019/2020 if not for the problems. My agent there is suggesting to just wait and see. Maybe the morons come to their senses....

      @@vwchan841 we had literally emailed our preliminary paperwork to our agent in Penang, and the very next day the program was suspended. 🤦‍♂️
      So luck of the Irish at least: the agent hadn’t technically filed anything with the government yet, so we weren’t on the hook financially, and hadn’t handed over any money.
      Our current game plan now is to wait a couple years until we turn 50 and apply for the S-MM2H since we ultimately wanted to retire long term in Kuching. So, as long as western Malaysia continues to honor their Sarawak visa going forward, we can hopefully still bop around the country and live several months here and there in Penang, Melaka, etc. 🤞
      I feel badly for people who’ve already been living there on these visas, built lives, bought houses, and are now being shown the door because they don’t earn $10k USD/month. My wife and I both work full time jobs, and we don’t earn a combined $10k/month! What retiree does? It is patently absurd. Only multimillionaires need apply… 🤬

      @@johnobrien2643 Ok, at least not oop of the deposit yet. Geez, I wonder if your agent is the same as mine (in Penang)? Yeah, let's wait and see. My inlaws are there in Malaysia, but it was ironically my idea to do the MM2H (wife did not put a gun to my head). My wife for some "odd" reason loves San Francisco and the Bay Area. Go figure...

    Very nice video but you didn't really mention the impact of dead retails below the apartments. As you said most retail shoplots below apartments are dead.

      That depends on the scale of retail. If it's a mall then it's pretty devastating, for eg USJ19 mall. But if it's just several units (4-6), it's pretty much negligible.
