- If I had to start over on my house flipping career, this is what I would do.

This is all really good advice. I've just had a really hard time vetting contractors in the SF East Bay. I've used all of the methods you suggest. Two issues are at the top of the list: 1) A lot of "contractors" when you ask for their license number, disappear. 2) I see work being done at a home, I stop and ask the homeowner what they are paying for X work per square foot, I call their contractor for an estimate....and my estimates comes in at anywhere from 3 to 5 times as much. Doesn't make sense if they do tile work for $5/sq ft for a neighbor down the street, but my floor - which is ready to tile...is $26/sq ft. I've ended up having to do the majority of the work myself - so it's been slow. Even when I was awarded a small grant from the county towards improvements (exterior paint and new water heater), the contractor did an okay job, but his subcontractor for the water heater did very poorly and had to come back 3 times to fix issues...it wasn't passing inspection. I don't know what the issue was, but the contractor said the subcontractor didn't like us and admitted to messing up the water heater piping on purpose...which didn't work out too well for him. I'm glad we are nearly done with this house...it's an inherited hoarder house that's been in my family since 1966....needed a lot of work and upgrades.

My pleasure! Yes, you can definitely sell the homes without an agent. Iâm not sure if it would yield you the best results though depending on how much you know about home selling.

The biggest broblem is that dual agency is illegal and so I'm unable to find a deal the same way you are
If the housing market appears to be retracing/depreciating, how does that factor into your ability to remodel/flip?
