So I thought I would bring you along and show some behind the scenes happenings of a Realtor. And I share some tips on selling a home fast! @@LynetteYoder I would say if anyone in Sarasota needs a realtor call Nic, he'll go the extra mile for the sell.
I have heard under “ smells good” if you can bake some cookies ( even those frozen log things) and put them in a cake dish during open house - nothing says home like fresh baked cookies and it may not be something other realtors do that extra step and /or there are pumpkin spice air freshers out esp in bathrooms or first come inside or simmer orange slices and cloves

We recently listed our home. Our realtor gave us the same tips, we had very few things sitting out, no personal items, cleaned top to bottom, everything sparkled. She then hired a professional photographer to take the photos which turned out great. We had an offer the day after it was listed with another offer the following day, we went into a bidding war. The houses we looked at on the other hand were filthy, needed so much work, the pictures were deceiving for sure. But finally found the perfect home. We close monday on both!!
I think the neighbors are happy to see the house being taken care! When we have moved to new places, ( in our 57 years of marriage) we always take a drive around the neighborhoods. We have found that It makes a difference in how happy we will be in the home. We wish you success.

Great tips on getting ready to sell! I think the only thing I would add is to take things off your countertops. Maybe not even all things. If it's not an appliance, take it off. It gives the impression that there's not enough storage.
Yes clean your front door! Thank you for sharing this! I’ve seen so many nice homes with dirty front doors and it’s such a turn off.
Love the Scripture in the beginning! The tips you gave are spot on. I was in charge of fixing up and selling a house last year and I can attest to going the extra step of having it professionally staged. It does make a difference.

Really enjoyed this video and the tips. As someone who spent 20yrs of moving every two yrs, also recommend that sellers have their HVAC serviced, filter changed, and ducts cleaned prior to listing home. Fairly inexpensive but also helps home smell better and is something that let's buyers know you maintained big $ items in the home. Clean light switches as well as indoor of refrigerator seals if selling fridge with home.
The photos on listing site looks great! Hope there will be lots of appointments booked soon for viewings on it. Should start a second channel for Nic showing his listings. A more personal behind the scenes gives the listings that little extra that can help with selling as well.
Good idea on the hvac! I think this one was pretty new at least!
To me, at 6:14 - that's the money shot. Move truck, close garage and take the picture! The sunlight hitting a bit of window, some roof - the angle of the trees - sold! The two of you work so well together, give and take. Plus, Miss Oaklynn makes everything look better!

It was interesting to see Nic blowing trash away on the roof, mowing the yard, etc. Made me realize there is more to selling a house than just showing it and doing paperwork. :) Keep doing video's like this too.

Great tips on selling your houses and I love the videos of Nick transforming the houses and getting them ready like to see more of those
Maybe for staging just add a nice green plant to the counter and new hand towel hanging on the stove. Maybe a simple light colored candle on the bathroom counter.

I thoroughly enjoyed this video and hope you show more off and on when you have a house going on the market. You both did a great job of getting it ready to go on the market. True, it is important to have a very clean place and even if it is not staged, I am sure it will go quickly.

☺️ it won’t necessarily be this way for every listing. But since the owner is out of town Nic told him he would! He’s generally more of a buyer’s agent - instead of seller’s. But he’s jut getting started.

The house looks great! Y’all work hard-I hope you make a colossal selling fee! Your three leaves made me chuckle. My daughter’s family moved to Coral Springs when my granddaughter was 4. On their first trip back home to South Carolina at Thanksgiving, I guess Nola had forgotten from the previous falls about leaf fall. We were in the car driving down a long country road and I heard her gasp and she said-with much dismay-“Grana, what’s wrong with the trees-all the leaves are falling off!” So yes, I understand about your three leaves. 😉. I love that house, I live in the UK, our houses are really small, we have a 4 bedroom house with only 1 bathroom. The bathroom is downstairs as well. xx
Are the bedrooms all upstairs? I love watching BBC's "Escape to the Country", and it seems folks don't want bedrooms downstairs. That is not the case here in the southern part of the US--more "bungalows" here.
My bedrooms are all upstairs, however where my Aunt lives about 30 miles away her bedrooms and bathroom are downstairs kitchen etc are all upstairs, its like anb upside down house lol

And I think you're six reasons we're very informed I've seen these guys leave the front lawn balding the backyard with nothing on it and the basement undone in the garage good work keep up the good work

As a real estate professional myself, I am thrilled that you support your husband.
Although it would be great if the seller had the house ready it is frequently the agent that does all the work you see in this video! For all the non real estate folks, yes this is absolutely true agents mow lawns, clean houses, mow the lawn, weed eat and clean gutters among many other things. They earn every cent of their commission which they get to share with their broker by the way!
Where I live, no real estate agent lifts a finger to clean a house. Seller does it all.

@@emmib1388 Just sold our house. Just went through this whole process. Close on Friday. Interview many agents prior. Lived up here a long long time so YES! I know how things get done up here.

I like seeing homes in Fla. I've never been there.
My financial target is Bitcoin and I will keep investing in it because it's the only crypto currency with the overall best performance in the past few years. Excellent tips on selling a house, Lynette! I would like to add one more idea -- if the home has beautiful landscape or festive lighting, take a picture so potential buyers can also appreciate the beauty of the outdoors at night!

You guys are the perfect team. I love yiur cleaning and walking tour with a family. People can see themselves. You need to get a drone to take pics of the place as well. The first time I heard of a home stager, who needed insurance on her trailer, I thought she was either snooty or crazy. Now, I know she genius, doing what she loves with decorating. Now that I look at homes, I see how amazing they look. And how much more money and more quickly sell.
We do have a drone actually 😁 and the photographer took drone footage for the listing.

I know you mentioned this but I'm currently house hunting. I'm completely turned off by seeing huge piles of stuff packed in homes. I just move on to the next one bc it's impossible for me to picture myself in that house with my things in there. It's overwhelming!! Worst case scenario, if you have no other choice, move your stuff, preferably in boxes n totes even, into the next room in order to snap pics. Then move them back, take photos of that room, etc. Yes, it's that serious and important. Tyvm.
it also makes the potential buyer think it is too small for them as well if there is stuff aka clutter, laundry around.
