I am a NY City RE agent - 20 years in the game. There are varying factors. 1. The interest rates are very high right now so there are a lot of price reductions taking place currently. One of my colleagues just lowered the price on a Manhattan property by $1M. Just because Wendy paid $4.5M doesn't mean the market will pay that today. 2. Wendy has a specific taste that is unpalatable to many buyers. She had black walls. The presentation of the apartment has A LOT to do with how it will sell. 3. The public knows that Wendy is incapacitated, therefore, buyers will know that there is blood in the water. Therefore, they are going to low ball the price, which is what clearly happened. The guardian more than likely didn’t hold firm on the price. 4, If Wendy is behind on taxes, which was reported, then she more than likely was on her way to foreclosure. Taxes trump the mortgage all day, every day, which may mean they had to sell it to clear that debt or risk losing it.
I guess. How much is it to paint some walls and rent some staging furniture? Cheaper than then 800k loss. So what were the funds frozen by the bank? Why wasn't that used to pay back taxes..

Why wouldn’t the property be rented until it can be sold at a decent price. This is too much of a loss to place on the market (I”m no real estate guru). An $800K loss is crazy!!!!
She shouldn’t be behind on taxes. There’s enough money to pay them. Whoever refused to pay should be held accountable. Regarding the real estate’s presentation: staging! Someone could’ve authorized painting and staging the place. She was worth millions. Where’s the money.
On the low ball offers, bidding wars are still a thing. They didn’t have to sell it 800k below asking. The taxes should’ve been cleared upon discovery and prior to the sell.

I read somewhere that Wendy's net worth was around $80MM. That could have been before all of her payouts to her ex though.

I don't think she has very many millions left or the conservator woman would have just paid the taxes/IRS lien, etc. There's not enough money to pay for everything that's why they had to hurry and sell the apartment.

I'm telling you guys... when it comes to predatory guardians and their practice of taking conservatorship over seniors and the "infirmed", they shake them down by selling off their assets and pocketing the money as part of their "fee". Guardians don't have to steal money. What makes them so dangerous is that legally they're supposed to be paid until the conservatorship ends or the person dies. I'm not sure what rate they're paid at, but if they can't be paid they're able to sell off assets and bust irrevocable trusts just to get paid. The court oversees the guardian but since they say the judge is in on this scheme..... Well there you go.

I’m a RE agent in STL (totally different market) but this sounds like a short sale (if she mortgaged this) I’m not sure if she paid cash or not. We do have higher interest rates and prices are up 47% since 2021 per NAR. But this is the spring market and it sounds like the state executor just wanted it sold and didn’t put any effort into marketing it correctly. SMH. I’m so tired of Sabrina M. Hey Kempire, thanks for the shoutout! I’m livid. I don’t understand why an appraisal wasn’t ordered. I’m side-eyeing the legal guardian and the judge. The house should be sold at market value or close to it, not at a huge discount just to sell quickly. I think the building is 50 West Street in FiDi and it’s an all glass, curved tower with views of the harbor and Statue of Liberty. It has a fitness center, pool, sauna, theater, children’s room, and golf simulator. It’s on the border of FiDi and Battery Park City and was built as part of a larger campaign to bring more families to the area, hence all the amenities and larger units. 3 beds in that building go for $2,000-$2,500/sf, so her unit should’ve sold for at least $4.8M. Selling at $3.8M is professional malfeasance and her family should sue to stop the sale.
